We have been using their service for about 4 years now and we are very satisfied so far. I am the head of our association and always have a lot to deal with. Rosen has been great, our property manager is very professional and gets everything fixed as soon as we call. I have no complaints, extremely recommended and affordable price. more

Can't complain about Rosen at all. They have managed my building for years and I don't think the board will consider changing that anytime soon. Our property manager has developed a plan that is just perfect for the building, they are constantly performing maintenance checks on features like plumbing fixture, heating network...not to mention their patience in the winter with all the late night calls. more

Finding a good management company that goes beyond average is hard. When we hired Rosen I was so frustrated with the experience I had with the previous company that managed my building, I have to confess I found it really hard to believe someone could offer a decent service. I was hapilly surprised to see that Rosen not only does what has to be done but also keeps us from worrying. They follow up whenever we have problems and do whatever it takes to solve them. They are constantly ?monitoring to make sure everything runs smoothly and they are very clear about what's being charged. Incredibly professional and reliable staff. more

I used to hear people complaning about all kinds of problems with their buildings in the winter and it wasn't different with me when I got my first condo. Fortunately, Rosen has been making my life easier since they started managing the building where I live. Very reliable staff. more

Do not be fooled at first (1 year) Rosen was on top of everything, after that they descended to at best mediocrity. They seem not to know Illinois Condo Act very well. This review talks about two employees not the entire orginization. They are hostile to almost all inquiries. Their billing information is at best not well explained. I showed it to an accountant and several other people and they could not figure it. Bottom line is you pay what they say you are owed. If questioned they tell you to go online and that makes it as clear as mud. Other people in the association has the same issue but the best we get is to go online and that just doesn't make it. more

I wanted to commend Rosen on a job well done. I live in a building that they manage, and was repeatedly smelling a horrible odor whenever it rained. Our manager at Rosen meticulously went through all of the steps to try to locate the smell. First they started with the obvious, rodding the drains in the building. When that didn't get rid of the smell, they hooked all of the residents at the building up with the cell phone of the plumber so that we could call him directly as soon as we smelled it. The problem the plumber kept encountering was when he would get there, the smell would be gone. With our manager's help, we were able to get the plumber there when it smelled. He ended up locating the source of smell and repairing the issue the same day. more

Our 17 unit vintage condo building that is small in size but big in terms of major projects and our management company and property manager have managed over $300,000 in capital improvements including a new roof, major masonry work and new roof-top decks in a year long project. Our manager is a hard worker and very responsive which is a dying asset with most property managers we have worked with in the past. He is determined and sticks with an issue from start to finish. We enjoy his effort and pleasing sense of professionalism and highly recommend him based on his spirit and thorough skill set. A nice feature which is a dying art these days is a human actually answers the phone when you call. The staff is always helpful when you call. They have managed my Association for the last 5 years and we are completely pleased with the company. They have helped us with several major improvements along the way, but never forget the day to day items. Our building and grounds look better now than they ever did before, and that is due to the frequent property walks, follow up, and organization and by our managers. more

Rosen manages my condominium building. They are responsive to our needs, and give enough followup but sometimes take long on turnaround of certain issues. They are usually available when contacted but sometimes it takes a while to hear back. Not sure if we're getting what we paid for, but they seems pretty good regardless. more

Rosen calls itself a management company, but I have yet to see them manage anything at my property. They have to be getting kickbacks from the contractors and suppliers because they seem to hire the most incompetent in the city. Don't expect to see any results after you report a problem. It is impossible to speak to a property manager and it usually takes at least 5 calls to see any type of a response. I cannot recommend Rosen to any property owner. Cons: Unresponsive, rude, unprofessional, don't manage anything more

Hmmmmm, can't find anything worthy of disagreement with every bad review. Three words come to mind - ""incompetent"", ""rude"" and ""non-responsive"". Rosen claims to be a management company, yet they never manage a project. Rosen's management philosphy is to hire a company and pay the company without ever overseeing the work. Rosen is nonresponsive, unless Rosen can attempt to disclaim liability for an act on the property. If Rosen chooses to give notice of an event, the notice is always full of typographical errors. Rosen never forgets to increase their rates for the next fiscal year. I would not recommend Rosen to my worst enemy. this is the WORST condo management company I have ever been associated with. They are rude, rude, rude and expensive to top it off. Especially Laura, she is unbelievable. She will say the most unbelievably rude things and if you question her, then you are cut off. No more work for your unit. She also gives herself and Rosen a raise every year. And forget about getting more than one quote for a project. They want to use their own guys, I wonder why. Stay away from Rosen if you have any sense at all! Cons: rude, lazy, rip off more

This is a terrible ""management"" company. (The use of quotation marks around management is used sarcastically, as the company manages nothing well.) The people who work for this company are incompetent, lazy and evasive. Rosen is supposed to take care of the condo building I live in 24 hours a day, seven days a week with an emergency line. Problems that occur outside of normal business hours, such as on the weekends, though are rarely addressed in a timely manner or at all. Our building had no hot water for 72 hours because the hot water broke on Saturday and they didn't begin addressing it until Monday when the office opened up. I have personally called the emergency number and have been met with rudeness. One person said he would not address a problem because I was the only one who called about it, implying that I perhaps imagined the icy-cold water streaming out of my faucets. He also said he would make me pay for the double-fee that the building would incur by bringing a plumber out on the weekend. To top it off, he ended the conversation by saying he would not send anyone over unless I was home to let them in the building (I was out of the building at the time, and he knew this.). Basically, this guy semi-yelled at me and tried every excuse possible to not address a very big problem on a weekend. Calls to the company during the week also are useless. Brain-dead secretaries answer the phone and refuse to transfer you to your building's representative because that person is always occupied when you call about a problem. Emails to the company go unanswered. Mass communications to the residents in the building are rife with spelling and grammatical errors, which is simply further proof that 1) this company does not care about quality and 2) the people working there really are sub-par. If your condo association is considering hiring a management company and you are looking into options, do not consider Rosen Management at all. They will waste your time and money. Cons: Think of everything that could go wrong with a management-company relationship. That's Rosen Management. more
