these guys have so many places. our budget is pretty open, we're lucky, but we found three amazing apartments that we wanted. we could only apply to one (you have to put down a deposit, and, unless you are denied for the apartment, they don't refund your money. this is the case with just about every other broker i've ever used.), and it was actually really hard to decide, we loved them all that much. we got the place we loved the most (even got a bottle of wine from rapid when we closed). we love it SO much, it's one of the nicest apartments we've ever seen, the landlord is great, our NEIGHBORS are great, and our new neighborhood already feels like home. oh, and rapid was great too. more

Nice commercial spaces, thorough service 5/20/2008

I just rented a commercial space from this company, and was very pleased with their service. Not only did they show me a huge number of spaces (they had many in prime locations, which is hard to find in my budget, but they did have a few spots that were actually perfect), but they handled all of the paperwork immaculately. They facilitated all negotiations between myself and the building-owner, and I definitely didn't feel like I was alone throughout the process. I was quite impressed, and I'll certainly use them again if I'm so lucky as to open another business in the future (my showing agent was actually talking about Rapid opening a chain... not sure if I'm ready for the real-estate world, though, hah hah!). more

A Nightmare 5/15/2008

My boyfriend and I are moving from Boston to Brooklyn in June. I called Rapid three weeks ago to schedule an appointment to see some places and told the agent what we were looking for (size, price range, location, etc.). The agent seemed to understand... but when we finally met, he had either forgotten what I told him, or he just didn't care. We saw only four places (after waiting 25 minutes for him to get his stuff together in the office); one was way out of our budget, one was tiny and had no bathroom sink, and two were dirty and in dumpy, unsafe neighborhoods. To make matters worse, he had no information about the areas or buildings, could not tell us what utilities were included, and was basically clueless. You would think that he would have been prepared with three weeks notice! After two hours of getting nowhere, we ended up walking into Ideal Properties. Two hours later, we had picked a lovely place within our price range, and in a great neighborhood. It's a shame that we hadn't found Ideal sooner! more

Find Great Tenants 4/29/2008

I do business with Rapid Realty as a Landlord. I have worked with several other companies to rent my vacancies, but I really prefer working with Rapid Realty. They really include me in the whole process, so I feel in control of my vacancies. With other companies, it seemed like the Broker would decide if a person was right for my space, without even getting to learn much about them. At Rapid, they always get the tenants to provide a lot of paperwork, which gives me a clear picture of what kind of people will be in my building (and that they can afford the rent!), and they give me plenty of time to review the paperwork and make my decision. Of course, they usually try to get everything done quickly, but I've never felt rushed into a decision, which I think sets a good tone for the relationship between myself and my tenants for the rest of their lease. \r \r Great service, if you are a landlord in search of a good broker, I fully recommend them. more

got cool apartment, no fee 4/24/2008

i have to say, i normally don't write reviews on places (its almost too much effort... i'm pretty lazy), but i had a good experience with this company and i feel like sometimes people are unfair in their reviews. the most recent review actually inspired me to write this... the whole ""no calling back"" thing is a bummer, and i'm glad that this was not the case with me, i always got calls from people at the office, they made themselves pretty available. but the thing that i think is kind of silly is this (and pardon me if i'm a little convoluted/long-winded here, again, i'm not really used to writing stuff like this): i saw many no-fee apartments with my broker, and then i saw a broker fee place, because it was in the same area, and in my price range. of course, the broker fee place was nicer. HOWEVER, when she told me it had a fee, i said ""sorry, can't do it"". it was as simple as that. we saw more no-fee places, and i eventually found one that i liked as much as the one that had the fee. Pros: friendly/enthusiastic service, lots of properties, no fee stuff Cons: not ALL apts are no fee, some have broker fees more

So, my friend and I see a listing on Craigslist, not realizing that we would be shafted into a realty firm. A nice, young girl showed us apartments and (WOOPS) accidentally showed us the best one telling us there was no brokers fee when there was. Of course we couldn't let it go. We are signing with guarantors, which the landlord and the broker knew. We have been through hell getting them the forms they need, getting them MORE FORMS they didn't ask for in the first place. Our broker has NEVER CALLED US in the week we have been scrambling over this. We have called her 5+ times a day with no answer. She is consciously avoiding our calls. We are supposed to sign the lease tomorrow, but who knows what kind of mess they will pull on us before then. Hopfully we aren't homeless after May 1. I'll keep you all posted. Pros: Show nice apartments Cons: lie about fees, will not return or acknowledge phone calls, takes too long, not commited to your business more

oh my GOD, the girl who showed me places was so NICE! she showed my 8 apartments (which didn't seem like a lot, but, looking back, kinda was), and i actually ended up finding a place by owner (which was totally a needle in a haystack - super-cheap, gorgeous place, little old lady landlord who doesn't know any better - lucky me!). i felt so bad, i almost didn't take it. but then i realized that would have been the worst move ever. my broker was so sweet about it though (she actually encouraged me to take the other place, it was asuch agood find!), and told me that, if i ever move again, to give her a call. i totally will, and i give her business cards to everybody i know. Pros: nice, patient brokers, lots of apartments Cons: my broker didn't have a car, lots of subways/walking more

True No-Fee!! 4/12/2008

When we started looking for apartments in Brooklyn, we feared the broker fee. But we tried for ""no fee"" listings on CraigsList anyway. I responded to one that was rented almost immediately, but the owner wrote back saying to contact Raymond. He said he took care of a lot of his buildings and that he knew his inventory better than he did. So I called with some hesitation, but Ray was a very excited agent. After speaking briefly, we arranged to see an apartment in Park Slope. While the unit was nice, it didn't set our world on fire (the location was slightly questionable). We asked if he had other places, and he mentioned another unit that was no-fee. We happily looked at that one and decided on it five minutes after seeing it. It was a no-fee through and through. I feel bad for those that feel they were roped into paying a fee, Rapid Realty carries units that do not have fee costs, we were lucky enough to find one. It was a quick experience, though the office was very hectic, our paperwork went through in less than 24 hours. Pros: Excellent customer service, honest contracts, extended hours Cons: So busy they might not answer your call the first time around, but they will get back to you more

But, I didn't think there was anything shady or unprofessional about the way it all went down - they showed me the place I found on craigslist (no fee), and a bunch of other no fee places. I was curious about the broker-fee stuff (there were a couple near the others we saw), and the broker was very upfront about the fact that they WERE broker-fee places. I liked one of the fee places a lot, and ended up applying for it. Because I had come in on a no-fee ""lead"" I guess you could say, they were gentle with the fee. Maybe there are people in the company that are rude or unhelpful, but this was not my experience in the least. more

hard working decent people, will work with you 4/3/2008

Going through a divorce with my wife, I did not have the money to pay broker fee, in addition to first and security. They cut down the broker fee a lot, and also negotiated a system with the landlord so that I could pay security over the first few months of my lease. If I had to pay a fee, I'm glad to have paid people who worked hard for me, and figured out how to get me into an apartment that another company may not have gotten me into. more
