My property is in such great hands with Park Avenue taking care of it. They are always quick to respond to my requests. They work to ensure that not only are my tenants taken care of that are renting my property, but that I have a great level of comfort knowing that my property is being properly managed. I am living on the opposite side of the country from my property and they have done a stellar job helping me keep it maintained, rented and repaired, even after a large insurance claim. I have had Park Avenue Properties manage one of my units now for several years. I find that property management companies in general show their true colors when problems with a tenant arise. Over the course of the past 12 months, we have had a situation with a tenant in which Park Ave and specifically Laura Russell have risen to the occasion and gone through extensive legwork to ensure that everything is consistently being resolved and we are moving forward together with a plan of action. Given that I am out of state, a relationship such as the one I have with Park Avenue Properties is essential to keep my home rented for the long term to a good tenant. I cannot say enough good things about Laura Russell and Park Avenue Properties when the going gets tough. . . and that's when it matters most. more

Park Avenue Properties is an absolute nightmare to deal with. My husband and I have been looking for rental properties online for going on 4 weeks. We have called the office, left messages, even contacted individual property managers listed on their website - asking someone - ANYONE - to assist us in viewing available rentals. However, we have only communicated with Park Ave representatives and/or sales agents on two occasions during this time frame. We have requested around 17 viewings of rental properties online, and have followed Park Avenue's ""rules"" for viewing those properties. Once a potential renter requests to view a particular property, he/she is supposed to request 3 showing times (at least 48 hours in advance). We have done this multiple times but have not once been contacted by a Park Ave. rep to view a rental property. It's infuriating and unnecessarily time-consuming on the part of renters like us and I can only imagine how detrimental this is to the actual owners of these rental properties. They probably have no idea how little Park Avenue does to show the properties they are managing! \r \r Two weeks ago, I managed to get in touch with a Park Ave rep via phone at the main office. I inquired specifically about 3 homes that were listed online and was told 2 of the homes were already rented while the other home was still available. I asked to view the property, explaining my difficulty booking a viewing online, and was still told to ""request an appt. online."" When I argued, I was told I would receive a return call. And I'm still waiting. \r \r Two weeks later, I viewed the same listing online for one of the properties that was reportedly already rented, and it was tagged with a price ""REDUCED"" sign! So, was the property actually rented? If so, why was it marked as ""reduced?"" \r \r Fast forward to our experience today: my husband and I drove past a Park Ave rental property and called the number listed on Zillow. I miraculously received a return call from a sales associate on call, who told us we could text a photo of our driver's license and they would send us a code to see the property. So, we did just that - we text our driver's license and then received 2 different ""potential"" lock-key codes for the rental lock-key. We drove 20 minutes to the property but NEITHER code would open the lock-key! We text and called the rep a couple of times while we waited in the hot sun another 20 minutes, hoping we could get in touch with her and see the property as planned, but never heard back from her or anyone else. Nor did we receive an apology or explanation the following day. \r \r For these reasons, I cannot recommend Park Avenue Properties as a reliable or trustworthy rental property management company - in fact, I feel sorry for the individuals who are entrusting this company to rent out their homes. I have to wonder how many renters, like us, are being completely ignored while available properties remain vacant! more

I have been very pleased for years now with the work done by Laura Russell & Jenny Kyzer in managing my properties. They have worked well with challenging tenants, and always make the information I request available in short order. On the few occasions I have needed to re-let the property, the process has been quick & painless. I have been working with Lisa Hunter at Park Avenue Properties. She has provided me with excellent customer service and has worked very hard to find my family a home. The one my husband and I wanted to rent was already taken. She then went to Britt the Advertisement manager and they found me three homes for me to look at. I was traveling down to North Carolina in a couple of days and they made it possible to me to look at these homes. They knew I wanted to be by my sister and have a fenced yard for my dogs. And they did everything possible to make this happen for me. I would like to ""THANK"" them for taking the time to make me feel important and caring about my concerns. After renting to college students, my condo was left in very bad shape. Since I live in another state I knew I had to find a rental agency and my neighbor recommended Park Avenue Properties agent Ann Bradford. I contacted her and she became my agent. I cannot begin to tell what she accomplished in my condo. She arranged for all of the contractors to fix up my place plus she and her husband Ray did things beyond what any agent would do. I would recommend this agency and agent to all. more

I was left out in the cold when my rental agency in Myrtle Beach went out of business. PAP came to the rescue and Ann Bradford in peticular has been the best person to work with. She keeps me informed, solves any issues and make some very good recommendations. We have now been with PAP for a year and a half and I have to say they do a GREAT job. more

Working with Park Avenue has been a great pleasure so far. Everything has been so easy and the people have been wonderful to work with. I booked an appointment online and an agent showed me the property today (which was beautiful and very clean) I loved it so much I called the office and drove directly there to fill out an application. Nicole remembered me and welcomed me into the office and helped me fill out an application. I could not have had a better experience so far. Great company!! more

Ann Bradford and her husband have been beyond helpful with the condo that I rent in the Myrtle Beach area. She has provided me with excellent service. I am a single mother and have felt extremely comfortable and safe because of this couple. Any maintenance issues have been handled promptly and with excellent service. Ann has been so helpful, efficient, and sweet to any of my needs. Ann goes above and beyond with communication and service. I'm a homeowner and I had a property with Park Avenue. I've always felt like they were okay with spending your rental income any way they seem fit, even going outside of our signed contract. I would not recommend this company. I need a place that will look after me while at the same time look out for the tenant. This company has policies and rules that are hidden until you get charged for something. I need to know everything up front. Also they have you make a decision before giving you hidden details. more

Do not waste time looking anywhere else. They properties they manage are clean, up to date, and ready to move in. BEWARE!!!!!! At first the name sounds elite, the properties are prestigious, and you will be treated like royalty all the way up to when you sign on the dotted line and hand in that final check to finally close on that lease you are so excited about. After that, you are NOBODY. I leased a beautiful luxurious 5 year old condo in Ballantyne that had minor pending repairs, NONE of which were repaired in the 4 months that I lived there. Thankfully I was relocated to another state and have no more business with this entity. I was told by their realtor that the all of their properties are turned in completely clean including kitchen, bathrooms, hardwood floors and carpets. The carpets were stained so they promised they would be clean by move in date. SURPRISE! Stains were still there, carpets and window sills were full of dog or cat hair for which I had to hire a cleaning lady and go through the hassle of moving in while she was scrubbing away. If you?re wondering, no, I didn?t get a reimbursement for that. Between my original walkthrough and my first 2 weeks of living at the property I reported a drainage problem, scuffs on walls, broken moldings, broken shower rod in the master bedroom and not to mention half of the light bulbs needed replacing. NONE of this was ever repaired/replaced. Before I moved out, the drainage problem I had reported finally reached its climax and the sink finally clogged up. Knowing that I had already reported this issue when I moved in, I wasn?t concerned about being charged for plumbing expenses since this issue was obvious negligence from a previous tenant/owner. The plumber arrived and assured me that the problem had accumulated throughout the years and if I had only lived there for four months, I wouldn?t be responsible for the repair, the property owner would. Before he left, I asked him for paperwork which he refused to provide and reassured that I had nothing to worry about. That same week I moved out of state and this is where it all began. Park Avenue Properties took over 2 months to partially reimburse my security deposit, charged me for painting the scuffs that were already there when I moved in and I had reported to them with pictures, and also charged me the full plumbing repair. They sent me a copy of the paper work that the plumber had refused to provide me where he literally wrote: ?tenant stated he is willing to pay for the repairs?. This happened 4 months ago and I still get aggravated when I speak or write about this. Although they did reimburse my security deposit less the plumbing work and the paint job, they never reimbursed the $325 prorate for moving out 8 days before my final month was over. After 4 months of emails and maybe 50 phone calls, and constant debates and arguments with their managers, I finally received the final check this week! I contacted the previous tenant and he was also charged for the same scuffs on the walls, so unless someone actually paints them, Park Ave Properties will continue to make profit out of those scuffs. Don?t think that by asking for a manager you will receive better attention, these ladies are the most miserable, senseless, unfriendly people I have encountered in my years of leasing. I even copied the owner of the company In most of my claims (John Bradford which has also commented in this thread below) and he never had the audacity to reply or call me to see what was going on. By what I see below his only interest is to continue to shield his staff and company instead of getting rid of what is really affecting operations. I will never recommend this company to anyone and those $200 bucks they kept are pennies to me and will cost them more in reviews and articles. I will copy/paste my review in every east coast real estate forum online that I can find. You have been warned. They are the worst Property Management Company on the planet. They will make up fees and ways to charge you money even when you don't owe them any money. In addition, they will make up rules in theIr lease ageements that are beyond reasonable and not possible to live up to. Of course in turn, they will now try to charge you more money. RUN THE OTHER WAY, IF YOU FIND OUT THAT PARK AVE PROPERTIES IS MANAGING A PROPERTY YOU WANT TO RENT!!!! more

This is my first time renting with Park Ave. I appreciated the hard work the agent put into finding me a place that was right for me. Unfortunately, when it comes to repairs, the company has a problem. I have only called them out twice for repairs. I would rather repair things myself because they give you such a hassle. The first time was because the wood floors dislodged in front of the walkway. This happened during my month of move in. Five months later, they still hadn't decided on how they were going to fix the floors. So, I did it myself and they refuse to reimburse. They refused because I didn't have the power turned on in time (electric company doesn't come out same day), according to them ""the tenant should have known that parquet flooring is very sensitive to heat"". I informed them that I spilled water on the floor and that could have contributed to it as well, so I didn't mind contributing to costs for repairs. Unfortunately, Park Ave took that and ran with it. After I fixed the floors, they refused to reimburse anything. So now, I must obtain a lawyer to get my money back. The second time I called them was because there was some major leaks under two of the sinks. I put in for an emergency repair. I had to wait out the entire weekend, before they sent someone out. But, at least the plumbing company had better customer service skills than Park Ave Properties! more

Do not recommend 2/26/2012

This is my first time renting from Park Avenue and I will never do so again. Our experience has not only been frstrating but has also threatened our safety. We waited over three months for a broken light to be fixed in our hallway. The light was hanging from the ceiling in the same spot water was leaking. Park Avenue informed us the HOA was responsible and not them. They did not offer any contact number for the HOA and were not in the least bit concerned. After months of frustration we finally contacted a lawyer to help with the situation. Only then did they ""fix"" the problem. SInce then it has fallen again. The agents do not return phone calls. IF you are able to speak with one, they are of no help. I was once told ""I don't know. I do not use our system"", when I asked for online payment help. Really? I guess I will not use it either! more
