Sugarberry Place

Hello, My family and I lived at Sugarberry park (Tomball, Texas) from late 2005 till November 2013 and found the park to be a great place for families. Do not believe any of the negative comments you read here. The park is a family friendly place kept clean and very safe. We made plenty of decent friends who we are still in touch with and we have some great memories. We did go to the church with many folks from Sugareberry and to this date we all miss it. more

RUN!!! We lived in sugarberry for almost 10 years. Total nightmare. Every year got worse than the year before. Deadly water moccasins were breeding in the ditches behind our home & have literally been on & seen on our front porch. Filthy, dirty, terrible place.Our rent was constantly increasing with less services being provided. Including not cutting our grass, which would be knee high so often that we would have to mow our own yard because of the snakes which we've constantly complained to the front office about. And when the lawn maintenance did finally come around to cut the grass they'd miss spots & also put huge holes in our house skirting when weed eating.There'd be grown men half dressed, drinking beer & getting drunk at the childrens park while watching the children play, 'which I thought was against the law.' The maintenance guy had just gotten out of serving years in prison & the manager hired him! But the final straw was the unthinkable, so mentally disgusting &...... that's when we left!!!!! more

I had thee great door opened for my self an my family to meet some awesome people , here, even, thu some of my stay here wasnt always pleasing, I still was able to have the blessing of, having the chance to working with some awesome people, had some eye opening things happen, one eye opener was when my child was 10 yrs, andshe was playing, andwalking , home from a, friends home, and a sex offender, that was watching her from his car waiting for her friends to no longer be around and he pulled up next to her and was exsposing his selfs to her and tried to pull her in the car, luckly I tought her from a young age about stranger danger , sh he ran to the nearest paver to find safty , everyone that worked and works here helped us makes sure this monster was gone from herrrre ac/dc is nd kite doing his time , we later fi kind for other girls that were out in the same situation as my daugther .nce this man wad gone it became a safer feeling fort my sekf and my daugther ... Life here can ber good if you love everyone ... For me I an a loving person and I try to be a peace maker type person .... That could be a goodd thing some times depending on who it its your trying to make peace with .I was lucky and blessed to get to know all thee women in the office, and saw a side of them not many say they see, I see so many different things being said about certain people that live here and some of the ones that work here and I just want every one to take the time to possibly just live and maybe not be getting in to every ones bizzness all thee time and take the timer to not tell so badly about others.and if we as a community come together to watch it for our fellow nieghborhood this place should be a awesome place , but our family sets back an watch and see nothing hutt fighting augering ,no forgiveness, and alit of gossip, going on and sometimes kids going out of their homes wanting to speak very unkindly , and they don't think about how they repersent their families to others that live here so I'm am praying for these things to get right so this will become less stressful on the workers here and the renters and home owners... We all are just trying to make it so the vandilzum that is going on could stop if we all would take the proper steps to help it stop, lord nows I love alit if the people I know here and just wish everyone wood do the same .... I'm sad I'm.leaving from here , because I will miss so many of the kids I know and love and the many different opinionated adults I kniw also, and I wish everyone the best , and pray that thee childish adults will open their hearts minds and eyes up to wat they have contributed to the bad that is going on and remember when all of our children leave or our front doirs they are reflicting us as adults.so instead of wanting to approach others with class action lawsuits everyone should turn the fouces and attention on what our kids are doing and help make this a better place...together wish everyone thee best and may more

anyone that wants to rent here beware !!!!!!!!!!!!!! this is one of the most unsafe COMMUNITIES ! to ever live or raise your children or pets!!!!! i cant not stress to you enought that if you pass this place run like hell !!!!! it is full of gangs,DRUGS, guns, and violence ... no matter if you stay to your self the drama will come your way!!! theirs graffiti everywere on homes and dumpters ,i have a friend that has lived here for many yrs and has been a law abiding resident ,that has been harrassed constently ,people saying her children are out of controll only because they want to place what others have done on them ,my friends home was also vandilized ,windows broken by a brick ,death threats spray painted on her front door and front of home ,she has been harrassed so badly thAt people are coming in her yard late at night from the hours of 12 midnight al the way til daylight ,making it hard for her or her family to get sleep ,they have now become fearful for their lives she is terrified to send her children to even check the mail ,this friend of mine is a wonderful helping ,loving ,giving person so much so that she helps the abused children that come to her for help and to feel safe ,so i begg of you to please take this is to deep concertation before you ever decide to step foot in the sugarberry office ,the mangment is nice to your face and appealing to the eye at frist but only to get you in ,once you are in they will ,slice pools ,cut waterline ,tell you who you can befriend and who you can not befriend ,when you take your issues or threats that have been made to you or any kind of complaint to management or the corporate they do nothing to reslove the issues at hand but if your late on day on rent you get a 3 day eviction notice on you front door for everyone to SEE ,if you talk to loud in your you get sited VIOLATION FOR NOISE with another eviction notice if your children play not even a block or street from their home they are yelled and screamed at by juanita hughes. since she has become manager at frist it was nice until the titel went straight to her head and now is queen of berry land !!!!!!! your cars will be broken in to and if you have your tire on half of a cenitimeter touching the grass your car will be towed and be faced with a hefty fee!!!! if you like crime ,drama ,drugs,violence ,romer,lies ,theft and deception then by all mean WELCOME TO SUGARBERRY!!!!!!! Where do I even start? There are so many things wrong with this place. First of all the whole office is related to Juanita. If your not mexican or related to Juanita then don't expect to be noticed. The main maintance man does drugs and is always at a known drug house in the neighborhood. The pool is always green and dirty even in the summer. This past summer the pool was open for about a month and a half then it shut down because the chlorine levels was to low. The park smells like piss and has all kinds of foul language on it. There's trash everywhere. My mailbox is always being broken into. They now took away individual garbage pick up so now they have big huge nasty dumpster that are always too ful so trash is on the side of it and these mexicans and white trash people put mattresses and couches and household item next to it. The lawn service sucks, they don't clean up after the cut the grass if you have something in the yard they just go around it and if you have a flower bed they kill it or cut it up. The thugs kids around is always breaking into the cars and empty houses. Worst place to live! more

reading the reviews seems a bit funny. the cover quite a span of time we have been here 6 years and find that some of things said are true but as one reviewer said some of it is sour grapes. we were contacted by one of the residents and were asked to partticpate in a class action suit you got to be kidding get a life sure there are things that need to corrected as would be in most mobile home parks but that particular person had a plle of junk in back of their unit for several years and i do mean a ple 4-5 ft high the present management is making an attempt to get things squared away but you don't change 5 yrars of neglect to a 5 star overniight hang on it is changing but with change goes frustraion my biggest concern is a rent increase every year some of us our on fixed income more

by RandallF 06/08/2011 My family and have been unfortunate enough to have lived here nearly 9 years now. It has steadily gone downhill. Especially in the last few years. It is a dangerous, dirty, unfriendly unhappy place. Management is terrible! They do not know what customer service is! They are rude, bossy and just generally mean! They run this place as if it were their own little kingdom and not a customer driven business! The last confrontation I had just yesterday with one of the office staff and the maintenance man, he raised a chain at me as if to assault me! It is my opinion that the last few managers with the exception of one white lady manager, (she was quickly fired) are racist toward white people. Upkeep is terrible! They demand that homeowners adhere to a strict upkeep of their house and grounds yet they do not maintain the neighborhood! The pool is constantly green or not nearly enough chemicals to kill germs. I use a chemical tester every year and it fails miserably. Few times we swam anyway, kids got sick! Supposed to have a weight room available. It hasn't been available for years! Yard maintenance is horrible yet we still have an increase in rent listed as yard maintenance expense when that is supposed to be already in rent! One time grass got knee high! Edging is sloppy at best or not done at all. When they do mow they scalp the grass so low that it dies yet they tell us to water and maintain the yards! Impossible! Streets have large holes and curbs are cracked, broken, falling apart, or have been neglected so as it is missing altogether! Street lights are out in several places throughout and this has been for years and years! First year we moved in it was nice, now its atrocious! SAVE YOURSELVES and DO NOT RENT HERE!!!!! more

We've been very happy here. The other reviews sound like sour grapes! I Wherever you don't pay your rent you want get catered to. We' ve lived here over 3 years and since Belinda has been gone(thank goodness) the new staff has bent over backwards to take care of the park, my family and me. Other family members also live here and they feel as we do. Angela and the new staff don't put up with bull and have evicted the ""trash"" and really cleaned up the community. They have community parties and started a Neighborhood Watch. We commend all of their efforts. Sugarberry is a nice place to live. Keep up the good work! more

When I first moved in here I thought it was a nice place. But as time passed I realized how wrong I was. The pool is rarely clean, the front office staff is not only disrespectful but also rude. I thought it would get better once Belinda was sent packing but the new office staff seems to be the same. They will say one thing to your face and then something else behind your back. They will discuss your account and your lease agreement with anyone that comes in, including your neighbors. Lot rent increases whenever they feel like it, you will get a notice in the mail that basically says ""this is your new rent, if you don't like it move out"". The rent increase is supposedly for maintenance, which is non existent. The grass, which they are suppose to take care of will just keep getting longer. Luckily my very nice neighbor would mow mine when he mowed his own. If we are mowing our own grass why the rent increase?\r The new manager Angela may seem sweet and nice, please do not be sucked in by that. Her husband runs around the park like he is some sort of god. If he doesn't like the way you look at him, trust me he will threaten you with physical violence. Angela smiles to your face and then you find out later what she is really saying about you. And please never be one day late on your sewer bill or you will find that your sewer has been capped off. You won't even know that you are capped off until you start seeing back ups into your house. When I reported neighborhood kids destroying property I was told they couldn't do anything about it unless I had pictures of the kids actually doing the damage. Even though I saw the kids with my own eyes and could point them out to the management. Mangement is a joke and the home office (located in Utah) doesn't care just as long as those rent checks keep rolling in to them.\r I will truly miss some of my neighbors but not the complex. I have lived here for 5 years. When I choose this place to live, it was kept VERY clean. An ex-cop and his wife where managing the place and they really did a criminal back ground on everyone that moved it. And if there where any problems they took care of it right away. The pool had tables and lawn chairs to sun bath in, the pool was NEVER GREEN, even in the winter. There used to be a police officer that lived in here also. Once WILLIE and her pervert husband took over the place turned to hell. We started getting gangs and a bunch of white crack and meth heads moving in. Not to mention that was when the sex offenders started moving in. Her husband used to stand out side the windows of the women he new where single and watch them, (he has a police report filed on him, the officer didn't seem to believe any of his lies and caught him in action.) Since Willie and now with new management the pool is always nasty and green. The gardeners fling grass all over your car and porch. Don't even try to grow anything because they will poison it. They basket ball courts and volley ball nets have been broken and torn and not replaced. There are NO MORE street lights. Drug deelers ride there bikes and walk all there the neighborhood where kids play unsupervised. There is TRASH EVERYWHERE. Lots are not cleaned up after people move out, trash all over the childrens playground, beer cans everywhere, it even smells like someone is peeing where the children swing and slide down the slide. There are TONS of broken down trashy cars not to mention people seem to think it is ok to put bags and bags of there trash from their homes on the basket ball court. There are gangs on every corner. Rocks are being thrown at peoples houses, houses are getting broken into, cars set on fire and broken into as well. I would say something about imigration except that no matter what the race is that moves in here lately is that they are all Dirty, Loud, Trashy, and on drugs and getting drunk all the time, not to metion DOGS running up and down the neighborhood, not on a leash, getting into people's trash, barking ALL night long and that is against the rules. DOGS, any animal, are not aloud outside unless ON A LESH and with there owner!!!!!! The basket ball court has been spray painted with gang lingo and foul language. I could go on but I think you get the idea. I moved in here long enough to find a good piece of land, this move was the first time in my life I have ever lived in a trailer park and I originally picked this place because it was like a regular community. Now it is just your typical trashy trailer park.\r By the way this place doesn't deserve ANY gold stars, however you cannot publish your comment unless you check at least one. The management SUX!Im still trying to wake up from the nightmare that is Sugarberry Place! There is no respect shown for anyone that didnt swim over from Mexico are isnt family to the management who smuggled them in. If English is your 1st language then you shouldnt move here. Blinda and her sidekick Myra are nothing more then low class disrespectful grade C bullshiters. Althou the towing is legal they never tow on the nights that the fiesta are on. Im sure that not at all set up wink wink. The speed bumps pervent the school bus from going pass the mail box. So children who live pass that have to walk some unattendent too for at least 7 min to get to one of the three bus stops. This is unsafe and unexceptable. If you are someone you know wanted to steal some money. Sugarberry will let you inpersonate any company you want and go from door to door and make some money and then if you would like you can stop and buy some dr**s with the cash you just made. Last but not least if you are Mexican are you promise not to tell they will uncap your sewage so you dont have to pay. But Blinda might forget she did it and then lie to you face. I love my place but I hate the job that Blinda is doing. I called Kingsly Managment and reported her and her sidekicks a**! I moved in the community 2 years ago and at first when MS.WILLIE was here it was great but now they have her former secretary running the place and some guy named DALE you complain about the loud music and the people on the basketball court late at night and nothing happens and your cars get broken into and your house they said they were getting security in here that was AUG/2008 it's now NOV/2008 and it's still the same there was a young girl attacked by a pit bulls in here (which that breed is against the rules) and did they do anything NO!!!! they say no broken down cars in here they will be towed away YEAH RIGHT it looks like a junk yard in here.... the people they are renting to have no respect for other people or there property........most of the people renting here brake the rules but if management likes you or your a friend it's OK......and all the MANAGEMENT COMPANY (which is in UTAH) CARES ABOUT IS HOW MUCH MONEY THEY ARE MAKING......The price for a lot is ($363.00 per month) way to high and it goes up every six months (which they don't tell you about until your time to renew your lease) what they charge for rent on the mobile homes they have here you can rent a house in a decent neighborhood believe me when my lease is up i'm out of here......SO BEWARE BEFORE YOU THINK ABOUT RENTING HERE BECAUSE YOU WILL REGRET IT.....THEY HAVE MORE PEOPLE MOVING OUT FASTER THAN THEY CAN RENT HERE!!!!!!!!!!!!!!!!!! $143.00 Standing next to my car parked on the street a wrecker backs under it & demands money. That's where I want to live. First they say you can park on the street then they say you can't. Make up your mind @ my expense. Like I said if you have money to burn, it's the perfect place for you. Security, we don't need no stinking security, we do it Joe Horn style around here. I moved in 3 yrs. ago and now I wish someone would have slapped me and told no don't move in this is the worst place on earth to live the park fees are to high for what you get and ever April they go up again I pay $363.00 monthly just for the lot that's how much it has gone up since I moved in, I could be buying an acre for what they charge but I'm stuck because if you buy a mobile home from here you can't move it until it's paid for and that will be for 9 more yrs. for me most of the trouble here comes from the kids who live in the neighborhood next to us they break thru the wood fence just to get in the neighborhood they come over here and steal stuff and distroy empty trailers and the kids that live in here don't follow the rules and managemnt doesn't inforce the rules around here about curfews,brokendown vehicles,animals,keeping lots clean,no loud music they tell you to call the police and when the cops do come out they don't do any thing I was told HARRIS COUNTY patrols in here (yeah right)the only time you see them is when they are called we have young thugs living here so beware..... OH AND THE VERY BEST PART IS THEY CAN'T KEEP GOOD PEOPLE IN HERE THEY ARE ALL MOVING OUT TO BE REPLACED BY TRASH and they have a clean up crew who are to do the mowing and cleaning up which is not done when it should be.... the kids also break into the mailboxes here.... well we have been here almost a year now, we moved in feb 08, this review is an UPDATE!, we have been late on our rent only one time! we have never been a problem to our community but thats not what i can say about other renters here, there is always LOUD music, LOUD parties, management? i dont even know who the management company is. DALE is usually pretty good about getting maintenance requests taken care of, but as of late, he is slacking a bit. what BOTHERS me about this community is that they never have enough maintenance men, they are NEVER in the office on the weekends (like they advertise) and usually NO ONE answers the phone when you try to call the office after hours\r I WILL SAY THIS MUCH ............BELINDA responded to a LOUD MUSIC PARTY complaint i had, personally I GIVE HER KUDOS on that. anyway, its not a bad place, we have had no problems with our cars, no one has messed with our home or our stuff, just the music and the maintenance is my issue\r the price is not bad, but its a lil pricey for low income families! I lived here for more than a year and at first it was okay and then couple months later this place was a wreck. There was house thefts and I even found out that three registered child malestors live there. This mobile home park is unsafe and has horrible management. They perfer to pay for a tow truck to tow cars that park on the side of the street then paying for a security or something to keep from thefts being commited. I am very disappointed with them. I, thank god, left this community and am living in a better community with better management and less craziness. Pros: Close to 2920 and 249 Cons: Horrible Management, traffic on boudruex more
