I have rented for over 25 years, and have found the four years of being a tenant of Park Place Property Management to be the most frustrating and negative experience I've ever had. The incidents below are only examples:\r - Maintenance appointments were frequently missed because ""we printed the wrong address on the work order,"" or ""the person's truck broke down and we didn't know,"" or ""our computer system crashed so we didn't know what address to go to."" And no notification of the situation or apology was given. \r - It took me over a month and numerous calls to finally get a large fallen half-a-tree laying across my outside back porch removed. PPPM sent four different companies to handle it before they finally figured out they needed one that could actually remove a tree. \r - The first two years the sprinkler system worked great. After PPPM blew it out and then restarted it the third year, all the valves started leaking, the system didn't cover the full yard, sometimes the system couldn't be turned off. I made numerous calls for assistance. Technicians kept patching up one valve at a time. The system still isn't working right. \r - One month I received a letter sternly telling me that PPPM would no longer accept rent payments in advance. As I have never done that, I called, and it turned out that the balance was an incorrect $25 late fee they had charged me that needed to be refunded. They told me to come to their Meridian office to pick up the check. I was in Salt Lake City supporting my partner who was in the University of Utah Burn Unit for 50 days. I asked PPPM if they could simply mail me the check. The answer was no. \r - I wanted to keep my furnance filters changed, and asked at every semi-annual inspection where the furnance was. It took two years (five inspections) before finally one technician discovered it was upstairs off the back porch. \r more

My wife and I applied to live at 909 E 5th street. ""Monica"" took our application and charged us 71.98$ for a married couple. The property physical address didn't match the pictures she placed on Craigslist. The property is overvalued as the neighbors i talked too, pay hundreds less.\r \r I don't recommenced this for anybody. more

OWNERS BEWARE!! Horrible customer service.\r I encourage any owner to read my whole explanation if you are even thinking about using Park Place to manage your properties.\r First off, when I hired Park Place as a property management company, I was told certain things would be done. A few of those thing were that they would do a background check on the tenant, they would ensure that the tenants kept the house in HOA standards, and that they would do a walk through every 6 months and send me pictures (in which I was charged for).\r During the year that I had Park Place hired as my management company, I had several issues. The first of which being that every month there was always some type of extra charge for maintenance or something in which I could never get a receipt or explanation of what it was. So it seemed as though every month there was at least an extra $50-$150 that they would charge me for things that I probably could have fixed myself, but I never got any type of notice or warning that something was wrong. \r I never received any pictures from the walk through that they charged me for. I also received 4 letters in the year from the HOA about violations. The tenants completely destroyed my lawn and let the weeds get out of control. Upon the house being vacant, there was a clear smell of cigarette smoke in the house too. If Park Place would have actually done the walk through like they said, they would have known this.\r My property manager also had the worst customer service skills ever. I had emailed him in March asking him if the tenants were planning on renewing the lease so I could plan accordingly. The next email I got from him was early May when he told me that the tenant had just moved out of the property. They moved out 2 months before their lease was up. If Park Place really did an in depth background check, how would people who break their lease agreements get approved to rent my house. He then told me that the tenant still understood that they were responsible for rent.\r I ended up listing the house for sale after this. Once Park Place found out that I was selling the house, they told me that they could no longer hold the tenant responsible for rent. I had a lawyer look over all contractual paperwork and told me that the tenant was still responsible for rent and Park Place was breaching the contract. I contacted my property manager about this and he still told me that he was not going to collect rent from the tenants due to liability issues which was a total lie. I emailed the tenant in the middle of June just to see if Park Place had let them out of their lease. Low and behold, the tenant was still paying rent, yet I was not receiving it. \r Basically, once Park Place realized that I was not going to use them since I was selling the house, they figured they could just breach the contract and take my money. Being that I had paid them management fees for a full year on the property they should have given me the customer service I deserved, and given me the money that was rightfully mine. \r I am still in the process of trying to get my money, but Park Place is next to impossible to get ahold of if they owe you money. They are spineless, worthless, deceptive, and I will never use them in any way again. They are too big of a company and don’t care about you as a customer. All they care about is lining their pockets with money that isn’t theirs. \r more

Do not rent from this place. While our apartment was nice, the move-out is terrible! We rented for 6 months. The apartment still looked brand new. We never wore our shoes inside, did not even use one of the bathrooms or bedrooms and yet we lost a large portion of our $800 deposit. If you are okay with losing your deposit, despite your best effort to maintain and clean, then this is your place. For everyone else, avoid Park Place! more

This company has no morals. It is all about money to them. They are unorganized, unprofessional, and terrible to deal with. 3 days after paying my rent I get a 72 hour notice to vacate. They misplaced my check. There are numerous problems with my unit and I was told ""there is no money to fix these problems. It should of been paid by the last tenant but we missed them."" I could go on for pages but I hope you get the point. If you rent from them it will be the most expensive rent you've ever had. more

My daughter and husband rented from them. Their trying to rip them off. They never maintain their homes, their excuse is that the home owner can't afford maintainence. Their trying to charge them to caulk the windows. They only lived their 5 months because they wouldn't take care of the problems. Now, their trying to charge them for everything. more

Worst Renting Experiece 4/25/2012

Park Place Property Management was the worst experience. I had decided to move to Idaho to have more church influence around my daughter and the first people we deal with in Idaho were deceitful and dishonest at Park Place Property Management. They were aware of the date that we would be coming to get the keys to move in the house. When we got to their office, they didn?t have keys and couldn?t get a hold of the owners. I thought this would have been something they would have made sure to have since they were expecting us. On their ad on their website there were pictures of the place we rented. In the kitchen, there was a picture of a refrigerator, but when we got here there wasn?t one. Nowhere in the ad did it say there was no refrigerator and they never told us there wasn?t one. This wouldn?t have been a big deal if they would have told us ahead of time, so we could plan to get one, but walking into a house and noticing that after driving cross country was not a warm welcome. When I called the supervisor and Park Place he said that he was going to check on that for us and we never heard back from him! Then after two weeks of living in the house they charge us for someone to come do an inspection. I think that is a little ridiculous since we were barley unpacked. I?m sure they will find a way to keep our security deposit from us too at the end of this lease, even though we have always gotten it back everywhere else we have lived. It was a mistake renting through Park Place Property Management and one that we will not make again. I will do my best to make sure other people are warned about the dishonest and deceitful business at Park Place Property Management. more

WORST EVER!!!! 2/27/2012

They took over my lease from another company and I have had nothing but problems since. Charges for inspections that never happened, late fees upon late fees for those inspection fees that never happened. You can't them in to fix anything, and if they do go out, you are not notified and they enter without your knowledge or permission...these people are horrible, greedy, shisters! more

Does not know how to run a business 6/13/2011

This company is the most unprofessional people I have ever dealt with in my life. They lied about fixing the smell of our carpet after the last tenant ruined it and the walls were never painted,which were promised to us. We have animals and asked if when they come for maintenance that we could be home so the dogs don't go crazy and every single time they would come in without our permission. The lights in our apartment kept going out and coming back on so we called about faulty wiring the maintenance came in to fix it and had no idea what he was talking about he also admitted to not know anything about being an electrician and to this day our wiring is faulty. They give less that 24 hours notice upon entering your home for pet inspections/ maintenance. The company is not helpful and do not care about your needs, only about their money. They even allowed us to move in when they had an O-Zone machine running that sucks out all of the oxygen in the apartment. We found that our after we almost passed out. Do not rent from t his company, you will be sorry. more

worst company ever 1/1/2011

worst company. they will do anything they can to get as much money from you. We signed up for a 6month contract and as soon as we moved in we noticed a window broken and a few things missing in the apt. We notified park place and got told they already knew about it and that it would be fixed within the week so it never got written up on the move in list. now when we moved out it was still broken and they charged us for it. They also have a million fees to get our of contract early OR transfer it to someone else. we had someone who wanted to take over our contract for a few years and it would have costed us more to transfer it over then to pay the remaining 3 months. We have rented from many different companies and these are the far worst one. more

We should have never signed a lease with these people, they are absolutely terrible! They only care about getting money in their hands and will say or do anything to get it. This is the worst company I've ever rented from. They lie about move in checklists, charge up for things that aren't there only after telling you that everything is normal wear and tear. They falsely advertise their houses. They don't check to see what is actually in them. The house we rented was dirty when we moved in. They didn't care at all. All they care about is extroting money from tenants. They owe us over $200 from our deposit that we'll never see. Bottom line - They are shisty low lifes. Completely RUDE and unprofessional. Management Change has improved 10 fold! 5/12/2009

Park Place Property Management is WONDERFUL!! They went through some significant changes since the summer of 2008. The new managment has improved their customer service, the maintenance team is quick and kind, the property managers are able to resolve concerns in a timly manner, and their advertising is really sharp. I love this company now, you can't go wrong, they have doubled in size since this last year, they will monopolize the industry. They do property management the RIGHT WAY!!! Pros: #1 in Customer service, and fast turnover. Cons: none. more

This Company is the Worst Company I Have Ever Done Business With. 12/17/2008

In July of 2008, this company rented one of my homes to a tenant and collected $650.00 deposit from the tenant. After only 4 months, the tenant moved out and I was charged $711.00 to get the home ready to rent again. When I was short paid the $711.32 from my other rentals, I asked why they charged me for the full amount since they already had $650.00 of my money towards the deposit. They said that their employee made a mistake and didn't collect the money but sent me a reciept for the collection. They told me it was to bad and I lose. They said that they would help be by not charging me any management fees for the next 12 months on the propery. Since the home was not rented and there was no income on it, I told them that that would not be acceptable to me. When I asked them to write a check they asked me to get another property management company to come by and pick up my files. I wouldn't recommend them to rent a dog house. Cons: Very poor management and staff. Once they have your money, it's gone. more

This is the worst company I have ever done business with. They do not understand the concept of professionalism not only in business matters but their pathetically unresponsive employees as well. Could use some lessons in good customer service 7/28/2008

I've been very frustrated with this company's service. It's been very difficult to get in contact with anyone when a problem arises. I've left messages (seven in a week) with the receptionist and on voice mails and not received a call back. I finally had to track down the owner of the house I live in and contact him directly. This has happened on more than one occasion. more
