OWNERS BEWARE!! Horrible customer service.\r I encourage any owner to read my whole explanation if you are even thinking about using Park Place to manage your properties.\r First off, when I hired Park Place as a property management company, I was told certain things would be done. A few of those thing were that they would do a background check on the tenant, they would ensure that the tenants kept the house in HOA standards, and that they would do a walk through every 6 months and send me pictures (in which I was charged for).\r During the year that I had Park Place hired as my management company, I had several issues. The first of which being that every month there was always some type of extra charge for maintenance or something in which I could never get a receipt or explanation of what it was. So it seemed as though every month there was at least an extra $50-$150 that they would charge me for things that I probably could have fixed myself, but I never got any type of notice or warning that something was wrong. \r I never received any pictures from the walk through that they charged me for. I also received 4 letters in the year from the HOA about violations. The tenants completely destroyed my lawn and let the weeds get out of control. Upon the house being vacant, there was a clear smell of cigarette smoke in the house too. If Park Place would have actually done the walk through like they said, they would have known this.\r My property manager also had the worst customer service skills ever. I had emailed him in March asking him if the tenants were planning on renewing the lease so I could plan accordingly. The next email I got from him was early May when he told me that the tenant had just moved out of the property. They moved out 2 months before their lease was up. If Park Place really did an in depth background check, how would people who break their lease agreements get approved to rent my house. He then told me that the tenant still understood that they were responsible for rent.\r I ended up listing the house for sale after this. Once Park Place found out that I was selling the house, they told me that they could no longer hold the tenant responsible for rent. I had a lawyer look over all contractual paperwork and told me that the tenant was still responsible for rent and Park Place was breaching the contract. I contacted my property manager about this and he still told me that he was not going to collect rent from the tenants due to liability issues which was a total lie. I emailed the tenant in the middle of June just to see if Park Place had let them out of their lease. Low and behold, the tenant was still paying rent, yet I was not receiving it. \r Basically, once Park Place realized that I was not going to use them since I was selling the house, they figured they could just breach the contract and take my money. Being that I had paid them management fees for a full year on the property they should have given me the customer service I deserved, and given me the money that was rightfully mine. \r I am still in the process of trying to get my money, but Park Place is next to impossible to get ahold of if they owe you money. They are spineless, worthless, deceptive, and I will never use them in any way again. They are too big of a company and don’t care about you as a customer. All they care about is lining their pockets with money that isn’t theirs. \r
