JMH Realty Concepts has been managing my condo for over a year now. Exactly the kind of management that I was looking for, hassle-free. They took care of some of the prep work prior to renting since I was moving out of state also. The experience has been so great that we are now listing another house with them. I would definitely recommend them if you are looking for a property manager. more

Positive Renting Experience 11/11/2010

I rented a studio at 2638 Poplar from Alan and JMH for three years. During that time I can honestly say my overall renting experience was positive. There were some minor problems when I first moved in but they were quickly taken care of once I addressed them. Any time there was a leak, bug or other renting issue they had someone sent out the very next day. When I moved out and received the charges against my security deposit for move out clean-up I reached out to Alan because I didn't agree with the charges. Alan IMMEDIATELY looked into the issues, contacted me directly and refunded the money, no questions asked. If I ever need to rent again I would ABSOLUTELY rent from JMH again. To address the negative posts by several others: 1. If your experience was so horrible, why did you continue to rent from JMH for 3, 6, plus years? 2. Pay your rent on time. You signed a contract stating that you would pay on time. If you don't pay on time, it should come as no surprise that you will be a charged a late fee. It's called RESPONSIBILITY. 3. I am in no way saying that JMH is perfect, but I think they do a pretty good job. more

JMH - Stern but Fair and punctual 11/11/2010

JHM was a new property manager I was dealing with upon my second apartment rental here in Philly. I was previously with another property management company that will remain unnamed as to not slander them...however they were very hard to deal with.\r \r Upon moving into my new apartment with JMH, it was very clean, repainted, and the price for the rent is more than reasonable. \r \r Maintenance repairs were dealt with in a timely fashion, with monthly extermination to ensure sanitary living conditions.\r \r Although some previous posts mention the amount of work it is to keep a paper trail or communication or abide by the very strict lease, these are all mitigating factors to reduce liability of the Realty company that they are at risk for in the case of a tenant who is not in compliance. I feel in this day and age, they have to approach renting property this way and its pure laziness on behalf of the tenant if they do not comply.\r \r To receive such good service, timely maintenance, and a great apartment at such a competitive rent JMH must demand a very high rate of compliance. I see no fault in that. In fact, I sat down, read the lease, all the documents requested, provided them on a timely basis, and have received nothing but good service in return.\r \r I would definitely rent from JHM again, and my experience with them has been great.\r \r Further to the Alan haters out there, Our building recently changed over to the new property management and i was having some concerns with the new owner. Alan, no longer under contract, with no financial interest to help us, stuck his neck out to contact the new owner to make sure they responded to the tenants in my building about our concerns. He did not have to do this at all, and he did it out of the goodness of his heart.\r \r And for that reason, one can see the value of a good tenant/property management relationship, and why people like me would potentially be repeat customers of JMH down the road.\r \r Thanks for all your hard work Alan. more

Very Professional 10/16/2010

I have worked with JMH and his staff for over 10 years. Alan Folkman has rented my properties without incident and he and his staff have only been professionals with me, my staff and any of my tenants. Whenever I had any concerns or questions, Alan or his staff took the time to explain everything. His assistants are very thorough, kind, and patient. JMH has been in business so long because he knows the business and takes care of his clients and tenants. Perhaps if some tenants followed/read the terms of their lease and were more considerate of the next tenant by cleaning the premises on-time; a lot of heartache on all ends could be avoided. I would recommend JMH Realty and his staff without hesitation. Thanks JMH! more

Apt was filthy at move in 6/21/2010

I just recently started a lease with JMH in Fairmount and now i wish to god I had not. The place was in terrible condition and not ready when my lease started and was absolutely filthy. I complained to the JMH and they sent someone out right away who simply did a quick one-two and the place was still pretty dirty. they had clearly not touched the windows which had huge accumulations of dust and cobwebs. I am by no means a neat freak and even i was appalled. People were painting inside on the day i moved in which was a good 4 days after my lease began. I dont find them to be extremely difficult to deal with but i get the sense they will rip you off if you give them the chance and they dont take a lot of pride in the properties they manage. This whole experience with them has been a gigantic headache. Avoid them at all cost. Pros: The place has potential Cons: but i have to clean it and fix it up. why am i renting? more

Absolute worst realty company I have ever worked with. 5/10/2010

I was unfortunate enough to rent property from JMH Realty Concepts for about 3 years here in Philadelphia. They were the worst realty company I have ever had the misfortune to rent from. Whenever something would go wrong with the apartment, JMH's nasty receptionist would be quick to let you know that she was annoyed with having to answer your call. The standard procedure was then to suggest that you are at fault for the problem, presumably so that JMH can charge you for any repairs. Here is one of several examples: The fire alarm in my apartment building went off one night at 3 in the morning. There was no fire, it was a false alarm. When I talked to JMH, they berated me for causing this expensive ""false alarm."" I told them that it was 3 in the morning and I was asleep when it happened. Alan continued to argue with me, saying that it wouldn't have gone off unless I pulled the lever. He suggested that I must have a child that set it off. Finally, when his workmen determined that the false alarm was due to system age and wear, Alan doesn't apologize or say he was wrong, he just sends me an email telling me that they will fix it. There were numerous other instances just like the above. They never got to things right away but always took the time to determine if you were at fault first. They raised the rent every year in a neighborhood that was not improving and while never doing any work to the area. They were slow to shovel snow in the winter, never dispatched any workers to help keep the street clean, etc. Please people, companies like this shouldn't be allowed to exist. We must use our rental dollars to send a message. Ignore any nice properties managed by JMH and give your money to other companies who earn it. Pros: There are absolutely no positives to working with JMH Cons: Rude, inflexible, unresponsive, incompetent. more

Nickel and Dimed to Death 4/11/2010

I rented an apartment from JMH for a year. I rented the apartment simply to have a place near work. I didn't furnish the apartment except for a bed and some small necessities. Based on my experience, and what appeared to be their standard residential lease terms, I would suggest to anyone considering renting from JMH to consider the following: Be prepared to fully document everything you do. That means leave a paper trail for everything. If you mail your rent checks, send them certified mail return receipt. If you hand deliver the checks, get a detailed written receipt. If you are 1 day late, you are liable for a $100 late. When you move in, take thorough pictures of every single nook and cranny so that you are not liable for issues from a prior tenant. Then fill out their form in painstaking detail. Email or mail the pictures to yourself or store them in some manner which proves the date the pictures were taken. Turn your keys in on exactly the day they tell you prior to the exact time they tell you. If you are 1 minute late, you forfeit your deposit. I could go on, but this is the painstaking detail I found to be required to lease from JMH, without getting nickel and dimed to death, which I felt I was. I will never rent from them again, as I do have a life outside of paper-trailing my landlord-tenant relationship. more

No Problem with JMH 3/2/2010

I really had no problems with JMH. The apartment I got from them was priced really well, and was very clean when I moved in. I really liked that they sent an exterminator every month, so I never had a bug problem or anything like that. They responded really fast to any problems or questions. I would rent from them again. Not great, not bad either 9/17/2009

One star automatically taken off for the most rude, ignorant, difficult secretary I've ever dealt with. Another star taken off for the inexperienced leasing agent and his driving. One star earned for the condition of the apartment at move-in day. One star earned for quick fixes. One star earned for their honestly brutal lease contract. My contract ends next summer. It's been over 3 months since I moved in. So far, so good. I'll give JMH 3 solid stars. Stay tuned! Best Management Company in the City 7/20/2009

I am a landlord whose properties have been managed by JMH for the past 15 years. I have had other management companies manage my properties in the past, but JMH is by far the best. They are always on top of rentals, repairs and anything else that require attention. Other management companies that I've used were very shaky -- apartments went unrented for months, repairs were not done and I contstantly worried about the management. When I switched to JMH, my worries were over. I can always trust them to do the right thing for both the tenant and me. Alan and his staff from JMH work hard and unfortunately have to tolerate alot of bad behavior from tenants. I am lucky to have JMH as my management company. WONDERFUL LANDLORD, I MOVED INTO A CLEAN AND FRESHLY PAINTED HOUSE. LANDLORD IS VERY ACCESSIBLE, EVEN ANSWERS EMAIL ON WEEKENDS. MAKES TIMELY REPAIRS. HAS A GREAT STAFF AND I REALLY LIKE THE REPAIRMEN WHO COME TO FIX THINGS. MY 2 ROOMMATES AND MYSELF JUST RENEWED OUR LEASE FOR THE THIRD TIME. I WAS JUST CHECKING OUT SOME OTHER BUSINESSES, CHECKED JMH, READ SOME OF THE OTHER REVIEWS AND DECIDED THAT PEOPLE WHO FORM AN OPINION AFTER ONE PHONE CALL MUST BE MORONS. One phone call was all it took 5/27/2009

It only took one phone call to JMH for me to be turned off to their business forever. I had been browsing the company's website and saw a listing I was interested in. Called, had my call forwarded from the secretery to a gentleman whose name I won't divulge. This gentleman disregarded my inquiry about an apartment I was specifically interested in and proceeded to ask me about my rental/landlord history, credit score, yearly income...he proceeded to rattle off a list of apartments that I had told him were out of my price range before giving me info on a handull of units I was actually interested in. When trying to set up a time to view a property, I told him my schedule was open and whatever works for him is best - he proceeded to act like I'd just insulted him in the worst way and spoke to me in a more condescending manner than before. After finally settling on a time, I was informed that I and my future roommate would be the only ones permitted to see the apartment, and that we could only view it one time before moving in. I'm sorry, but if I'm giving you money to live someplace, I'll see it as many times as I please, thank you. I called 30 minutes after making the appointment to cancel. Never working with this company again. I've never felt more belittled over the phone. Can't imagine what they're like in person. I've lived in the city for 3 years now, and JMH was the better of two landlords that I had. Any time I had a problem it was fixed quickly. They were proactive when I reported that the hot water heater had problems, and replaced it before it broke. They were always clear about what they expected, and delivered exactly what they promised. They did demand that I stick to the word of the lease, but they were clear about that up front. It was a pleasure doing business with them. I was a tenant of JMH for five years. I lived in two different apartments with them, and had a great experience both times. The apartments were both well maintained and well priced. Whenever anything broke, a simple phone call solved my problem. The staff always took good care of me. When I moved in I recieved information from them about maintaining my apartment and what I would need to do to get my secruity deposit back. The first time I didn't pay attention and payed a few small charges .from my deposit when I moved out. The second time I read the information in advance, and got everything back. \r \r These are really good people who really want you to enjoy your apartment and to help you. I'm only sorry that they dont have apartments in other sections of Philidelphia, because my current landlord is a disaster.\r \r I strongly recommend JMH to anyone looking for an apartment. Excellent Experience 9/2/2008

I recommend this company for any apartment in Art Museum area. I recently moved into one of their apartments (after looking at about 50 apartments as I'm very picky) and found them to be very honest and easy to work with. After moving in I did encounter some issues with the air conditioner and garbage disposal and immediately these issues were taken care of. I was very pleased with the service and the professional manner in which I was treated. I strongly recommend this organization. AVOID AT ALL COSTS--HORRIBLE 8/25/2008

HORRIBLE EXPERIENCE!! Please do not rent from these people. I have never in my life felt so used and abused by a company. Not only is everyone in the office incredibly rude and condescending, they will charge you and swindle you at any possible chance they get. I dont know whether it is born out of sexism or ageism, their attitudes toward people are inexcusable. While repairs were done on time, I am STILL waiting for my deposit--55 days after the end of our lease, and we are still waiting on a corrected security deposit, which quite frankly I am pretty sure I could take up in small claims court at this point. I was even lied to by one of their realtors! Avoid the headache and the hastle, or bring a lawyer with you if you have to rent from JMH more

Excellent Website and very helpful staff 6/14/2008

I found this company to be excellent to work with through the entire process of renting an apartment for my college age son in Philadelphia last year. The website was excellent to look at availability, office staff nice to work with and during the year any issues the kids have were taken care of immediately. Highly recommend. more

Best Rental Agency in the Art Museum Area 5/21/2008

Dear Renters! I would like to tell you about the most pleasant rental experience I have ever had!\r From the moment I called, up to the day I picked up my keys I was treated with a level or professionalisms I haven't encountered anywhere else . The rental agent was very courteous, informative, and really nice. He asked me what type of an apartment I was looking for, and what type of preferences I had. Next day we went out to see the apartments we decided on viewing. Throughout the whole process he explained the pro's and cons of the apartments we were viewing and really helped me out in making the best decision for me. He was great (I should have asked for his number lol). When I moved in, my place was professionally cleaned, and painted, and smelled great! Art Museum JMH ROCKS!! 2/18/2008

This summer I moved into a place on 29th Street managed by JMH, and they have been nothing but helpful. There are good and bad property managers in Philly and JMH is one of the best. I took the word of a friend who was equally pleased by their service...thank goodness for that. If anyone is thinking of renting from them, do so, because they are fast to complete a repair request, accessible and dependable. They even call to tell you that they completed the repair. I highly recommend them to anyone looking for a place. Pros: Helpful and respectful Cons: Can't drop off rent at the Art Museum office. more
