JMH was one of the best property groups that I have dealt with during my time in Philly. They were extremely prompt with help for whatever my maintenance issue. They always followed up after my maintenance request to make sure everything was satisfactory. After I expressed that I needed to leave my apt with JMH, sadly, they were nothing but supportive in my decisions, honest in helping trying to find what my next apt should be, and extremely well organized on all the "exiting" tasks that need to be fulfilled. This made for an extremely well organized and easy transition, in which I am extremely grateful. JMH was a great property group and I would most certainly use their services again!! more

I rented an apartment for 18 months with JMH Realty Concepts in the art museum area and I truly had a good experience throughout. If ever there was an issue with appliances or I had any questions, they were very quick to answer or follow up. Having said that though, it's very important to read your contract and understand it. There were fees associated with some issues that I didn't realize at first and was then surprised later. However, it was all in the contract! We had some work done while living there and they were very vocal about letting us know exactly when people would be in and out and what to expect. They are easy to communicate with and very accessible by phone or email. All-in-all, I would recommend JMH to other people considering renting a property through them. more

I lived in Fairmount for about 2 years and I did not have any issues with JMH. Alan was great, and was attentive to needs. He followed up personally with me to ensure that everything met my satisfaction. My security deposit was returned to me in a prompt manner,and I think they were great! I would definitely recommend them to others who are in the market! They have a bunch of properties around the city. They always got the job done! more

I had a very pleasant experience with JMH. They cleared our snow immediately, sent us emails about how to curtail household problems that could become bigger (expensive) issues. They always notified us if someone needed to come by the apartment to do repairs. You always knew what to expect from them. I found them fair and professional, which is all I wanted from the people I rented from. I recommend them if you are looking to rent in Fairmount. more

I had an incredibly positive experience with JMH for the last two years and highly recommend living in one of their buildings to anyone in Philadelphia. JMH was fair, responsive, efficient, and FAST (my emails were often replied to within minutes, or first thing in the morning if I sent it in the evening), and, if there was an issue that required someone to be sent over (for example, I had a tube-light that went out that I couldn't replace), that person usually came within a day or two. The building itself was also maintained well, especially during these last two brutal winters (sidewalk and steps always salted and safe). I've heard some horror stories from friends about their landlord experiences around Philly and really feel I hit the jackpot by being a tenant of JMH. Alan Folkman and the whole JMH crew really work hard and care about what they do. more

JMH Realty Fairmount Office is one of the better property management companies in Philadelphia. My wife and I have worked with Alan F. on and off for nearly eight years and just recently moved out of one of their properties (which went smoothly). Alan has always been professional and responsive. Unlike many management companies in Philly, JMH and Alan are quick to return emails, phone calls and resolve maintenance situations as fast as possible. This includes after traditional business hours. They are located in the neighborhood, so you always have the option to drop in; although, I never found that necessary. JMH is definitely a good choice if you're looking for an easy to work with property management office. more

I was a tenant of JMH for 7 years up until buying a home this spring & if I ever found myself a tenant would happily rent from them again. Expectations & guidelines are clear, fair & reasonable, issues (including emergencies) are addressed promptly, information is easy to obtain. It was also clear to me that they've worked to improve their business over time (e.g. proactively providing information about emergencies, use of email to communicate). Alan works hard to ensure that everything is clear & above board, if you're surprised by something it means you weren't paying attention. They take good care of the property with routines external cleaning, exterminations & similar. Do you get the flexibiliy of renting from an individual owner? (e.g. its okay if you're late on rent once in a while....ability to do partial year lease etc) No, you do not. It is clear that they run things like a company that deals with a high volume of tenants.But what you do get is the security of renting from someone that runs like a business, knowing your needs will be addressed and knowing there is a set process to follow. If you hold up your end of the bargain, you'll be a satisfied tenant. I would guess that those writing negative reviews here found themselves on the wrong end of their agreement and/or are just generally miserable. more

I rented from JMH and think these guys are great. They were always very responsive to any repairs or emails and were very professional. When I moved in, they quickly worked to remove miscellaneous things from the basement and do a few little repairs that were needed because I have small children (e.g. a loose banister). I had to relocate for work and they were very proactive at getting someone to take over my lease - something they didn't necessarily have to do. I don't quite understand the negative reviews, but I've rented from lots of different people in four different states and these guys are hands down the best. I honestly wish they were still my property managers. more

I rented with JMH Realty for 7 years (2 different apartments), and both my experiences were great. Alan Folkman and his team are extremely well-organized, efficient and reliable. The entire team is very responsive to any issues or concerns I needed addressed—I usually received a response within a few hours to questions or concerns (even outside of business hours). I only had a couple of minor issues in the apartment, both of which were fixed within 1-2 business days. If I had any special requests, Alan would not only inform me upfront of any costs for using their services, but also made sure to give me ideas for cheaper options that I could do myself. My only complaint is that the women in the front office can be pretty curt, but you really only have to deal with them in the initial few days while signing the lease. Plus it’s the nature of the realty business in a busy city like Philly, and in my opinion, efficiency counts for a lot more. I must also say that they got a lot friendlier after the lease was signed and you became a tenant. Alan himself is great. He genuinely cares and tries to make your stay as comfortable as possible. For the second apartment I rented, the owner (who was using JMH for property management services) turned out to be an abrasive and rude man, but I was very glad to not have to deal with him, and only deal with Alan and the JMH team—that made things a lot more convenient and my life a lot simpler, which speaks to the importance of having a good realty company who know what they’re doing and do it well. Even after I moved out of the apartment, everything was done promptly. My questions and concerns were answered as quickly as they were while I was a tenant, Alan offered to provide a reference for my future landlords, and I received almost my entire security deposit back (whatever little was not returned was reasonable). I’ve now moved to the suburbs, but if I ever move back into Philadelphia, I’m sure I’ll be going back to JMH. more

I rented a JMH property for the past 5 years and have been very impressed with the level of service I received. The entire JHM team has been helpful, reliable, responsive and very efficient. Any concern, question, or maintainance issue that I had was always addressed in a timely manner. I've been using JMH as my property manager since 2004, and could not recommend them more highly. They were recommended to me when I bought my property, and I can certainly see why now. I live out of town and therefore am completely reliant on my manager to take care of things. Alan Folkman, the person I deal with at JMH, has been the best: prompt at responding, conscientious about getting problems solved quickly and well, good at handling a variety of situations and people, and fair. I have been a reluctant landlord, but the best thing about my experience is working with Alan Folkman and his staff. Alan is a true professional who cares very much for his tenants and his landlords: we are all his clients. He is communicative, organized, and passionate. I lived in an apartment maintained by JMH for five years. Alan, the overall manager, was always professional and very responsive to my needs, even when I did something as silly as locking myself out of my apartment. When I first moved in, the maintenance was okay. Many times it was clearly done in a rush. As time progressed, the maintenance became much stronger and therefore the workmanship improved significantly. more

When looking for my last apartment I was pretty discouraged with what I was seeing. I found an ad on craigslist for an apartment with JMH Realty. I clicked on the link with their web site, and found some nice looking apartments. They had pictures, maps, and pretty good descriptions. I checked them out and found a nice place. They were pretty good to work with and the process was easy since all of the information was on the web site. I like my place and haven’t had any problems since moving in. I’d recommend them to my friends. more

I was referred to JHM Realty from a friend in search of renting an apartment. I couldn't be happier with the way our search turned out. I provided the area that my friends and I wanted, certain amenities we were looking for, and a price range we felt was affordable. JHM Realty lined up showings for us and made the process seamless and comfortable. They showed us 3 places that fit our description and we signed a lease the next week.
