I Want My JMH Back! 2/12/2008

In the summer of 2006 I rented out a beautiful apt in the Art Museum neighborhood from JMH Realty Concepts. I fell in love with this neighborhood, especially Green, Wallace, and Mt. Vernon Streets. My apartment is located on one of the streets. Anyways, my experience with JMH was awesome. When moving day came, my apartment was cleaned to the tee, painted, and smelled fresh. My hardwood floors were so shiny I could see my reflection in them. I wrote down minor repairs needed on the move in sheet, e.g. loose doorknob, missing light bulbs, squeaky kitchen cabinets, and a closet door that was off track (caused by the previous tenant). Within a day, all the repairs were made. Then comes the shocker! My stove is not working! I call the office; I talk to one of the staff, and by the next day they had someone at my apartment working on it. They couldn?t fix it so within a couple days a delivery truck pulled up with my new stove. They got me a brand new stove! Ever since the first week I haven?t had any problems. During the winter my heating vents started blowing cold air. I called it in before I left for work. When I came back from work that night, I had a voice mail confirming my heat has been fixed. I kept my apartment clean (I?m a clean freak!), so I never had problems with ""rowchess"" or rodents, but they did send out an exterminator each month just in case. I renewed my lease for another year with JMH. Months into my second year, I get a letter from JMH informing me that the owner decided to ?manage"" the property himself, and that JMH will not be our landlord anymore. That?s when our problems began. The exterminator vanished, the halls are not clean, it?s near impossible to get a hold of the owner for repairs, and rarely things are fixed over here. He just does not care about this building. \r \r So, Dear Mr. Landlord, \r \r In 4 months when my lease is up, you bet I am calling my people over there at JMH for a new place :)\r Pros: Great selections of apartments, quick maintenance service, No billing for maintenance (except clogs), monthly exterminations, 24 hour emergency service line. Cons: Small staff, they do not accept rent payments at the Art Museum Office, and they do not manage every apartment they lease, be sure to ask who the landlord is. more

Can't wait to move out 11/5/2007

I have been with JMH for three full months now and can't wait till my lease is up so I can move. Since city search wont's let me post what they are in English ""el cocaracha"" I will refer to them as my ?small friends.? These ?small friends? started showing up everyday in my apt. and were really becoming a nuisance to me. I found out that two other tenants in the building were also having the same ?small friends? problems as me, if not worse. They called JMH and tried to have the problem taken care of but in the end both tenants moved out breaking their lease because it was not getting any better. So I started calling JMH to see, myself what could be done. When I called the office and voiced my complaint I felt everything I tried to say was being dismissed and I was told it ?was being taken care of?. I was told that no previous tenants ever complained that there was any ?small friends.? I knew this was a lie because my very first week living there I saw these ""small friends."" I asked some of my neighbors who had been living there and they told me this has been a problem for years. Also the first week I moved in August I called JMH complaining about my ""small friends? now three months later he is saying no one ever told him. In the weeks that followed an exterminator did come to the building and the side of the building was cleaned where there was a very large amount of pigeon ""compost."" Then a week or two later the basement was emptied of all the items that had been collecting down there for who knows how long. Now it?s getting colder and I am still seeing some ""small friends"" but I feel it is getting better. I am not sure if this is because of the weather getting colder or the steps JMH took. Will JMH continue to clean and take care of their building? Or will this start all over again once the winter is over? I have learned from this experience for my future apartment hunting and will not rent from JMH again. Cons: 825 deposit for cat, poor communication, ""small friends"" more

A Good Company to do business with 11/1/2007

I read the other reviews and have to disagree with some things. Maybe it's because I'm a little older, have owned my own home, and have rented many apartments before, but I found JMH to be very good. In fact, I've rented from them twice, and had a good experience both times. The other tenants in the building were OK with them too. The second time I rented, I used their web site. It was easy to use and had good info. Yes they limit the number of apartments you can see, but it's understandable when you stop to realize that they can get a couple of hundred calls a day from people who want to see apartments. They told me they would show me the best 2 or 3 they have. According to them, if I didn't like the best ones why would I want to see the others. Works for me. \r \r Both apartments were painted and clean when I moved in. They gave me a form to fill out for ""move in repairs"" and they fixed everything within a few days. During the year when it snowed they cleared it. The building was cleaned and exterminated monthly, and they responded they pretty quickly to repair requests, usually within a day. As a matter of fact they did some things my other landlords never did like having the fire alarms and extinguishers checked every year. \r \r The lease was long but clear in laying out what the landlord's and the tenants' responsabilities were. \r Any time there was a question we just read the lease were able to quickly work things out. And truthfully I never felt like I had to kiss up to them. I just treated them with some respect, and was treated the same. Look, they are far from perfect, but they at least seem to really care, and try to get things done right. As a former homeowner I can tell you thet they can get a plumber, or heating guy out there faster than I could. \r If you call during the busy season like from May to August you may feel rushed or shorted, but that's when it is really busy. Frankly I wouldn't want that job so be a little patient, it's worth it. Good luck. Difficult realtor! 8/29/2007

Pros: Have some nice, affordable apts in art museum area. Fixed all repairs within 1 week of move in date. 1 really nice secretary name Jackie. Nice to you if you brown nosed them. Provided spare keys for 2nd roommate, no charge. Cons: Never remembers your name. Never return phone calls when they say they will. Had to call realtor everyday to make sure they were getting my things repaired. Hours are inconvenient: 8am-4pm (because the ""girls"" want to go home Manager says). Realtor only allows you 1 day to visit 3 apts. A very high deposit just for a cat that has to be neutered and declawed: $825. Disorganized and do not communicate well with each other. Could not find my keys when I came to pick them up at their office. 1 secretary called me to notify that everything on my repair list was fixed. Told her that my stove was not fixed yet and that a different woman called me the day before to confirm replacement. Overall experience of applying for an apartment: I felt like they did not care to have my business and were only nice to me and gave me what I wanted if I was extremely nice and brown nosed them. Also found out after moving in that our apt has those gross small legged brown things (city search will not allow me to identify what the infestation is in english: el cocaracha)! Realtor failed to mention that exterminator comes in once a month to spray entire building. more

Worst Realty Company Ever 5/19/2006

If you want to rent from a faceless, useless realty company this is your bet. These people make everything as difficult as possible. They are not willing to work with you. The receptionist is not friendly. There is nothing good to say. Unfortunately the worst realty company I have ever worked with. Makes me long for the days when I would rent from private owners. more
