The worst!! I've had an on going battle with them for 8 years. They claim I have unpaid and late fees on my association dues. I have never been late nor have I ever missed a payment. I have called them more times than I can count. You get VM or someone telling you your call will be returned. Calls are never returned. All I get is a statement ledger in the mail telling me to pay up! I received a letter from them 2 days ago stating if I didn't pay within 30 days I will be taken to court and have to pay THEIR attorneys fees! I say ""bring it on!"" Take me to court...please!! That way things will finally be solved and they will be the ones looking like complete idiots! Pay their attorneys fees? They can kiss my A$$!!! more

I've lived in this complex for 20+ years. the past 10 years, under Hillcrest Management, have been the worst. We have now the highest assessments in the area, and the worst service. Our lawn is bare and has been for the past 5-6 years. The Lawn crew keep cutting the dirt with their equipment and even after and during rains, leaving great ruts in the mud. I've continually requested this problem be addressed, to no avail. But, just don't pay your assessments on time and see what happens. Awful service. Avoid. more

Yes this is a garbage property management company. Maybe they will wake up when they see how terrible their reviews are and no more associations want to go with them. Their service is terrible and all work done is half ass. Do not use them. more

This company is really terrible. Avoid them like the plague. Their sales people sing a sweet song and they have fancy blazers but their service is terrible. But don't believe me look them up on the Better Business Bureau website they have 10 complaints compared to 1 or 2 for most companies. There is a reason they are bad. Their management also is arrogant. Good luck getting anyone to read your complaints or return your call. But the worst thing is that their contract has no cancel clause and they will try to get you to sign for 2 years DON'T DO IT. Run from these people or you will very likely seriously regret it. We used them and speak from experience they are awful. more

WORST OF THE WORST 7/13/2012

With all their "positive" reviews how could I add another! There is a reason they once were High Crest Mgmt. Anytime a company changes their "good" name there is a real problem! \r \r We live across the street from the mgmt office and still get treated like renters! \r \r Last year, desperate to have our A/C fixed I was told I needed to contact them 48 hours in advance, have a bunch of paperwork on the company doing the repair and it must be done by 2PM or the maint. guys would not be here.\r \r I finally let "their" guy on the roof - we paid over $300 to have him charge the system. It never worked well after that. This year we brought in our own tech how found that "their" guy over charged the system!\r \r They will also send you to an attorney without question! Yet they will not respond to accounting questions. \r \r Recently, we were all sent letters demanding our car sticker info or "OUR CARS WOULD BE TOWED!" - yet they issue the stickers!!!\r \r If you are reading this look no furthe more

Very disappointed 5/22/2012

We hired this company to handle our complex and frankly are very disappointed. They are unresponsive and lack any leadership. It took months to get our accounting up and still isn't correct. Calls take forever to be answered. We have had numerous complaints from residents that calls and requests are never answered. Collections with them are a joke. They do virtually nothing except send the board a list of those overdue and appear to wash their hands of the problem. Their salesman sings a nice tune but even he doesn't return emails. If your complex runs like a top and has no problems they might be OK. But if you are expecting them to assist with the issues most complexes have they are useless, avoid them! Hillcrest Property Management 3/30/2012

Poor Management! This company has been managing the condo located at 2127 N Harlem Ave, Chicago for two and one-half years. The only up-keep they have done on or in the buildings are the ones I reported to the City of Chicago Building Violations. I too, have a leaking bathroom ceiling from the upstairs tenants. Lack of response to emails or requests. Had a water damage issue with a unit owner who happens to be on the board. She did not reside on the property and management would not provide me with her address to send corespondence b/c she was on the board. Yet my address is common knowledge. Pros: null Cons: null more

Very poor management!! 8/26/2010

I have not had the experience of having another property management company, but my dealings so far with Hillcrest have not been good. Our property manager Carol, is horrible at returning phone calls. She's returned my phone call ONCE for the TEN+ times I've called. And this was over the course of several months. Since 2004, our association fees have risen by 30% with NOTHING to show for it! There is another issue going on that I'm not going to comment on, because its not finalized, but let's put it this way. Very shady practices by Hillcrest, with promises being made but failed to be kept. Avoid them like the plague!! more

Historically, my dealings with this company have been pleasant and productive without fail. The staff are always very friendly and helpfull regardless of any requests I've made over the years. Emergency situations were handled effectively and in a very timely manner. My only regret was not knowing to recommend them to my last association. A+ People! Pros: VERY helpfull staff! Worst of the Worst 8/27/2009

Service is terrible. Jerry is a terrible and mean person. nothing seems to get done. if you go to the meetings and inquire about stuff, they give you a run around answer. If you call their office, they never return your calls. They pick on certain homeowners and specifically give them violations. The board members are clueless, uneducated, and naive to how an association is run. I would not be surprised if all the board members are getting kickbacks, especially the management. TOTALLY DISAPPOINTED AND DISGUISTED 4/29/2009

THE HILLCREST MANAGEMENT COMPANY IN LOMBARD HAS PUT US SO FAR IN DEBT. WE DO NOT GET OUR BUSHES TRIMMED, OUR TREES TRIMMED NOR CAN WE HAVE OUR SIDEWALKS SHOVELED BECAUSE WE DON'T HAVE ENOUGH MONEY. I WOULD LIKE TO KNOW WHAT IS BEING DONE WITH THE MONEY. WHEN YOU GO TO THE BOARD MEETINGS AND REQUEST SPECIFICS, THEY DON'T HAVE THEM AND YOU NEVER SEE THEM. THEY DO NOT RETURN PHONE CALLS NOR EMAILS. IN 1999 WE WENT FROM $72.00 PER MONTH ASSOCIATION FEES TO THIS YEAR OF $150 A MONTH. WE HAVE NO CLUB HOUSE, NO POOL, NO NOTHING. SO WHERE IS THE MONEY GOING. OUR BOARD KISSES THEIR BUTT THAT IS WHY THEY GET AWAY WITH DOING WHAT THEY DO OR LACK OF DOING WHAT THEY SHOULD DO. I WOULD NEVER RECOMMEND THIS COMPANY. Terrible Management 9/18/2008

They constantly are raising fees, but the work they do is practically nill. And you have to constantly call to get work done -- and done correctly. If you criticize or question, they always have an answer and basically dismiss your concerns. more

We use Hillcrest and our experience ahs been very well! They respond quickly in a courteous manner and always handle each situation correctly according to our bylaws. Pros: Prompt, courteous and accurate. What more could we ask for? Cons: None more

Terrible Management Operation 5/16/2008

At issue with this management company is the value for the service received. A number of months ago I sent a 2 1/2 page letter outlining my concerns with their lack of service and never received a response. It will be 3 years this August that I have lived in my townhouse and all that has been done is grass cutting and snow removal. I live on the second floor and have a wood treated deck that has never been treated and an asphalt driveway that has yet to see any treatment. The deck was a concern of the independent building inspector I used prior to my purchase, that it posed a safety risk. Hillcrest shows no interest in addressing anything of concern that a home owner may have but they sure were quick to increase the monthly association fee. For each 4 unit townhome that is in the Villages of Woodridge, Hillcrest collects over $6,000 per year and what we get in return is the grass cut once a week and snow removal a couple times throughout the snow season. Apparently the money just goes to salaries for people that just sit around on their butts not answering the phones or responding to messages that are left. I wish I could get a "gig" like that...just collect money and not be accountable to my customers! PATHETIC! Pros: None Cons: Non-responsive and a money pit operation more

Not sure who the people that recommend Hillcrest are, but I would be interested in what company they are with and where their properties are. I call Hillcrest all day long and get a voicemail, and will be lucky to get a call back. Their accounting/accounts payable dept. is a JOKE. For 4 months I have sent my check in 3 days before months end. And every month I have to call them on the 15th because they never deposit my check, then they send me a bill for more money saying my payment is late. Pros: not 1 Cons: Too many to list more

WE have just swithched managemen company's and we have 600 units. After 1 year we are better off that we ever have been. Our property vlue has gone up $20,000.00 sice the improvements that Hillcrest has mafe the suggestions to board memebers. I also ge a call back on the same day even if it id returned to me at 8 oo clock at anite, hey no matter what the time is I get a call back!!!!!! That is good sevice. There mangers are on call 24 hours a day 7 days a week, Again that is service. Pros: Very well informed Cons: none at this time more
