My husband and I purchased here in 2010 and got a great deal! Since purchasing our unit, the price of condos here have increased by 40K which we could care less about, since we plan on staying forever. What a well run HOA nicest folks you could ever meet. Never a special assessment never a problem. The HOA does require background checks on rentals, which is probably why the place is so quiet and we have no crime. We were lucky to buy when we did as there are hardly ever any units here for sale, once you live here you never want to leave. I recommend this HOA for those who enjoy peace and quiet and great neighbors. more

I'm a retired homeowner here at Circle Tree and I just love it here! It is so nice, quite, clean and very safe. Since I'm a widow and live alone, I was very picky on where I wanted to purchase my home. As soon as I say Circle Tree I knew I was home. :) It's a gated community with security company that walks through every night. Plus the manager and the rest of the staff are always walking the property to make sure everything is ship shape. Most people greet me by name when they see me and even if they don't know me, I still get a smile & a wave. It makes me feel good to have people watching over me. I would like to thank Circle Tree for making my home so welcoming. I believe all retired people should buy here, you will love as much as I do!! more

Let me start by saying I do not live in this complex but my parents do. I'm very happy we finally found a decent place for them to live after the lost their home like a lot of people did. The condo is immaculate and the landlord Sandy is just awesome! Gated, Security, Clean and Friendly place. I sleep much better at knight knowing my folks have a decent place to live. more

This is a very good complex with mostly older folks who own and are snowbirds. By far the current management team is the best we have ever had in the 16 years that I have lived here. I do like that the HOA requires a criminal background check on rental units......kind of a shame they can't require an IQ test to make sure that a few of the renters can actually read the rules before they move in. Just like any place else you will have a few cry-babies that think the rules don't apply to them. HOA living is not for everyone I guess. The property is amazingly clean, well lighted, gated and secure. The one thing I like the most is the rules and regulations are enforced so unlike my daughters HOA that is a crime infested nightmare a few miles north. It's also an added bonus that they have a security company patrol nightly through-out the property. There are 4 pools, clubhouse, new tennis courts, basketball courts, spa and several very nice bbq areas on the property, I have never met more friendly people in any community other than Circle Tree. A couple of downers are you can only have one 20lb dog and there is only one covered space for each unit. On the upside there never seems to be that shady criminal element that a lot of condominium complexes have. The HOA dues are $160 per month but that pays water, sewer, trash and shell insurance. All things considered the $160 is not that bad of a deal as the property is well taken care of. The location is perfect! The Mall, MCC, 24 hour Walmart and Home Depot is within walking distance. There are many Resturant's also within walking distance as well. The prices of the condominiums are rising again however there is never a unit for sale anymore. While most condominium complexes are 1/2 empty like my daughter's this place is sold out......that will tell you how much people enjoy it here....they never sell. Recently the HOA has been hosting some dinners and shows over at the very nice clubhouse. It's nice that the older folks have a couple of things to do here as some of them don't drive anymore. The HOA seems pretty reasonable so unlike my daughters HOA who fined her $150 for having an air-freshiner in her window for one day. Seriously it's not like she plastered tacky junk all over her windows or something. I have been to a couple of board meetings and the directors seem very friendly and professional. If you can ever find a unit for sale here I would recommend this complex to anyone looking to live in peace and quiet. Again there are mostly older people here like myself so younger people may not find the place so hip. more

Lucked out. Pleasantly surprised how quiet the place is at night. It almost seems like no one lives here. The place is clean and well maintained. My neighbors are extremely nice people and am happy I moved in more

Excellent Condominiums. Nice Community HOA includes water, sewer,trash and upkeep of grounds. Very quiet and part of Mesa's Crime Free Community. I have lived here for several years and am a happy villager. more

This is a good place to live and play. We are a retired couple and live in Canada, we come to Arizona every winter to escape the cold. Each time we come back we are amazed that the property continues to improve, its always like a surprise. This year new tennis courts and a lot of landscaping was done. It's not the Ritz-Carlton but it does live up to the slogan ""Resort Style Living."" A couple of our friends came down with us this winter and were shocked as to how nice the complex was for the price we paid for our unit. So shocked they purchased the last unit for sale in building 9 as their ""winter retreat."" We went to a fab Snowbird Potluck dinner at the Clubhouse hosted by another Canadian couple, what a ball we had! Never in my wildest dreams would I have imagined that on our income we could have purchased a condo so reasonably in such a nice complex. I'm sure the word has spread quickly as all we ever see in the parking lot is Canadian license plates. I hope the local's don't mind lol. The HOA fee is a little high at $160/monthly but I guess you get what you pay for. There are a lot of items such as 3 swimming pools and a lot of grounds work that surly is costly to maintain. My wife and I couldn't be happier here at Circle Tree Condominiums. more

Clean and quiet would best describe 2/19/2012

Clean and quiet would best describe Circle Tree Condominiums. This by far is the most quiet place I have lived. Friendly staff is an added bonus unlike where I use to live. It's a little difficult to move in here as the HOA requires all kinds of things like a criminal background checks, your vehicle registration and some sort of paper you sigh stating if you ever get busted committing a crime on or off the property your outta here. Kind of a pain in the a$$ but I do like having neighbors who aren't criminals. My landlord is pretty nice and so it the unit I live in. The rental price for a 2 bed 2 full bath is a little high at $800 a month but I only have to pay the electric. I guess the HOA people pay the water for you. It's been 6 months since I moved in and by far this better than renting an apartment where the neighbors trash the place and keep you up night and day. There are a few reasonable rules like not fixing your car in the parking lot or hanging tacky crap from your balconies but that's fine by me. I'm going to sign another six month lease next month and the next time around maybe I can find a little cheaper unit on the property. Problem is that there is not to many rental's available as this place is mostly owned by retired and elderly people. I scratch my head wondering why they put in so many swimming pools on the property, there is like 5 of them......what a waste of water. more

Amazing Property with Every Amenity one could ever ask for. The complex is a little older (built in the mid 80's) but talk about well maintained. Living at Circle Tree is like living at a Resort the way it is all laid out. Clean, Clean, Clean they Clean 24/7. My mom came over and was totally shocked that I bought such a nice place for such a reasonable price. Home Depot, Walmart 24 hour and restaurants are within walking distance......how can you beat that.......I don't even really need a car anymore. Finally after 10 years of living in crappy apartments where I worried about my girlfriends safety I'm now at ease in this quiet gated community I call Home. No more trashy Mariachi Music blaring at all hours, no more police raids on the drug dealers apartments and no more trashy neighbors. I finally have a place where I'm not embarrassed to bring my friends and family members over for dinner or a drink. My last apartment looked like an auto body repair shop.....junk cars everywhere! Circle Tree is where I plan to live for years to come!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! more

Amazing condominium complex! Talk about 2/18/2012

Amazing condominium complex! Talk about clean and quiet, sure we have a couple of crybabies (renters) who just can't follow a few simple rules. This complex is very well kept and very quiet. I have been here nearly 7 years and not once have I seen a police car or fire truck. There are loads of amenities pools, racquetball, clubhouse and new tennis courts. I was one of the lucky ones to finally find a unit for sale here as they are snapped up by snowbirds as soon as they come available on the market. There are a ton of retired or snowbirds in the community but I'm sure that's why it is so peaceful! I would recommend this complex to friends and family because it's clean and safe. more

I've been living in Circle Tree for 5 2/15/2012

I've been living in Circle Tree for 5 months now. It seemed like a good place at first. It was quiet, with a few families and tons of retired elderly. My boyfriend and I moved in because the price was right. Within a few months months, we realized the HOA are on a serious power trip. The HOA manager ""Dave, 'former police officer-LOL,' and his crony staff stalk the property in an unfriendly manner issuing complaints to residents. We have received countless notices for stupid things including but not limited to the following. 1. I decorated for Valentines day by putting up a few window clings and a wreath on the door. On February 15, LESS THAN 24 HOURS after V-day, we came home to a notice on my front door demanding that the decorations be ""removed immediately or else further action would be taken."" It was a DAY later!!! 2. Another example involves my neighbor. She proudly displayed a few drawings from her grandson in the window of her unit. The HOA issued her a letter, and when she did not take down the drawings she was fined $50.00!!! 3. My boyfriend's car window was jammed one day and he decided to fix it real fast. This was a 20 minute fix to remove the door panel and put it back on. He was approached by a maintenance worker and treated poorly. My boyfriend stopped what he was doing right away, but we still retrieved a notice threatening to fine us. After calling the office he was reminded that the ONLY thing that can be done to a car on the property are changing a tire and changing a battery. That means no cleaning or vacuuming or else you might get fined $50.00 4. Prior to the Arizona Republican primary, my boyfriend displayed a political sign in the BACK window of the condo. The VERY SAME day he put up the sign we received a letter from HOA with the same ol' lingo; demands and threats. Can you see a pattern? I do not dislike all HOA's. I think an HOA can be beneficial when managed properly. This community would do good for itself to amend some of the community rules and get some fresh people to run the place. If you are looking for a place to live please take these stories into consideration. Our comments are mild compared to another neighbor who likes to refer to the HOA as ""Nazis."" If you do decide to move in because of that good deal, keep in mind that the unit is so cheap because it has been vacant for some time and for that, there is a reason. You have been warned! more

it's like a Resort here 12/1/2011

I was one of the lucky ones to finally get my foot in the door and purchase a unit here this year. For 11 months I waited for a unit to finally come on the market.....talk about a bidding war but YEA ME I'm finally in.! This is a beautiful place to live!!!!! So clean, so quiet....there are a lot of retired folks here and I love it. The HOA staff are so nice and helpful it's almost hard to believe this is an HOA. Of course the older crowd aren't to rowdy lol. I would recommend buying here but you rarely find a unit for sale....I just lucked out. Ramada areas, BBQ areas, 4 pools (one heated year round, racquetball, new tennis courts, jacuzzi and lush green rolling lawns give it the fuzzy feeling that your living in some sort of resort. more

Best Kept Property 4/22/2011

Talk about your well kept property! Recently we purchased a condo here as our second home , we live in Canada. The property is amazingly well kept and the HOA staff are incredibly helpful. Not only is the property clean....it's quiet. We look forward to spending many winters here at Circle Tree. more

Great Condominium Complex 4/23/2010

I have lived here almost 6 months now and it seems to be a pretty decent place to live. When I first bought here I was a little skeptical just because the neighborhood was older. Much to my surprise unlike my Scottsdale Apartment there is no noise at night and the place is very well maintained. I did pay a little more for my unit than other condos I looked at but the location is perfect! From Circle Tree you can be just about anyplace in the valley in 15-20 minutes. Pros: Very Clean, Very Quiet Cons: Small but worth it HOA fee more
