Here are the true facts of Circle Tree Condominiums,\r \r They do enforce the rules and regulations of the community with good reason to keep the trash out and the property value high. It is not a bad thing at all if you own or rent here is a list of things that will get you fined or evicted\r \r 1. Think you can sell controlled substances in this community? You better think again, the HOA has a vigilant group of people from their Rules, Grievance and Security Committee who patrols the property day and night and work with the Mesa Police Dept. Circle Tree is a Crime Free Zone.\r \r 2. Having a large dog over 20 pounds will get you a large fine every 14 days you keep it on the property.\r \r 3. Parking- if you decide not to park where you should or break the rules the Mgt. will have your car towed at the drop of a hat. \r \r 4. This is a great place to live and you will be treated to peace and quiet and with respect as long as you are respectful. Others are right ""these people do not play with bad residents""\r \r 5. You can go to sleep at night in peace and quiet knowing you vehicles will be safe and secure. The community has volunteers who patrol the lots as well it is gated.\r \r 6. Crime Free 9/28/2008

This HOA is great ! I had some sketchy next door neighbors right after I moved in loud music and a lot of people coming in and out all the time. One call to the Mgr. Andrew and those people were gone in less then thirty days. They called the owner of the unit and sent them a big fat fine and poof they were out of here.\r \r I have seen some big changes in the past year or so they have a rules committee that kicks butt. Any time I have reported anything or any person they fix the problem the next day. They are fair and friendly and help the community a lot.\r \r They are very quick on towing cars if you don't follow the rules on that and I understand with so many units I guess they have to. I highly Recommend Circle Tree ! Pros: Little to no crime Cons: little on the high side for HOA fees more

Good Purchase 9/28/2008

We purchased our condo last month at Circle Tree for a great price. I noticed someone claimed they were condo conversions however, I did find out they were never apartments and were condos from the start. I agree with others they do enforce the rules as my car was towed when I parked in the wrong space. I guess that was my bad and I am kind of glad to know there are rules and regulations if some one was to park in my space.\r \r The HOA fees are a little high at around 140.00 a month but the place looks nice and they keep the landscape up. Big Change ! 9/28/2008

I lived here 2 years ago and just moved back it's a diffrent place all-together. It' clean and quiet new paint on bulildings. When I lived here the first time it was ok but now its very nice and very quiet. I think new people must be running the show. Even though I rent I am still allowed to go to HOA meetings and be a part of the community so that is nice. Cool Place To Live 9/28/2008

This is a nice place to live. Very strict rules this is not the place to live if you own junk cars they will tow them like my old spare car. Outside of that the grounds are well kept and the place is pretty quiet. I like the fact that it is a crime free zone. Rents are affordable and they have many pools so it is a good deal. Professional Property Manager 5/12/2008

My previous employer used to manage the Association a few years ago. That company was such a joke and never did anything with the property. I felt bad for the association, but there was nothing I can do. I am glad that the board that was there at the time fired the management company. I now work for a new management company since my old company was shut down by the Chandler Police Dept. I drove by the complex last week and I was very impressed by the changes I have saw that have happened in the last year and a half. I never thought the association would ever have finished the painting project. It was delayed for quite a long time by some of the imbeciles that I work with. I don?t know what management company they have now, but they are obviously doing a better job with the property. I thought that place was a lost cause but I guess I was wrong. The State of Arizona should implement stronger regulations on these so called ?professional property managers?. The company I work for now, requires each of its employees to have at least one CAI certification. CAI stands for Community Associations Institute. Do not rent or buy here 2/29/2008

Anyone who lives in Building 11, be prepared for the main plumbing line to constantly get plugged up and your house flooding. \r \r This is an older complex, just not kept up, and values in this complex are consistenly lower with neighboring market values. \r \r My car got broken into twice while living here, and there are also bait cars in the complex. \r \r I live here for 6 months and that was enough. This was as recent as 2007. i think there was a pregnant woman murdered too. Suspect still on the loose. Pros: affordable Cons: crime more

Kudo's - Great Place to own and live 12/30/2007

I used to live at Circle Tree and went to see my family over Christmas. I told my Mom I couldn't believe the difference. I told her likely her condo was worth a lot more money now than it was a year ago. The parking lot is cleaner and lighted. I noticed some new traffic signs which seems to have slowed people now from racing through the parking lot. The landscaping has been cleaned up along with the buildings repainted. There isn't trash everywhere like there used to be. I told my elderly mother not to complain if the HOA dues go up. It costs more nowadays to fix things. Also, the HOA needs money to set aside for continued improvements. As far as I see it, as long as things are getting done to maintain and improve things it is understandable if HOA dues have to go up. They have really changed things around here. They have pretty much has gotten rid of most of the garbage renters that Circle Tree once was plagued with at one time. Thanks a lot. The Community owes you guys for a lot including saving our property values. As a Realtor and a owner, this is one of my favorite properties. Wow, What a change. 10/9/2007

This place looks great since they got rid of the Reedy Group and painted the place. All of my neighbors are friendly and very helpful. I just bought my unit here and am very happy. I thought about buying here a year and a half ago but decided to wait. The place has done a 180 degree turn around since they hired the new property manager. Hopefully I will live here in this peaceful community for a long time to come. Pros: Everything more

UPDATED: Obviously the person who wrote the last comment hasn't been here in a while. The correct name for the place is Circle Tree Owners Association and it has never been apartments. This place looks great and has been recently painted. The property manager who is there now kicks butt and does a wonderful job making this place look great. They have run out a majority of those lower class people that used to give this place a bad name. They do enforce the Crime Free Program and there has never been a sexx offender living at Circle Tree. I checked into to it an the offender that was registered never moved in because of the Crime Free Rules. I have lived at Circle Tree for the last 15 years and I love this place. \r There are still a few problem rental units which are in the process of eviction. I spoke with a board member who said that there has been 15 evictions in the last two months due to rule infractions. I apologize to the original person who posted a comment, I didn't realize you were talking about 2002 and thought you were one of the evicted renters. 2002 wasn't a great year due to the incompetent board president (B.G.), who was later run off. I attended several of the Crime Free Socials and the Mesa P.D. said that our stats were lower than 85% of other communities in Mesa and that sometimes it is hard to tell due to having 256 units on top of each other and not spread out like normal houses. \r From what I heard, the unit where the pregnant girl had lived was not registered as a rental unit and her druggie boyfriend was to blame for part of the situation. If that owner had complied with the rules, the female wouldn't had been living there and a bad situation would have been avoided. That happened just a the Reedy Group was kicked out of Circle Tree. Pros: Looks great and it cost less than most other houses. Cons: No backyards. more
