River Oak Realty

I would not recommend River Oaks to sell any properties that you may have. Worst home selling experience ever. They begin by not valuating your property correctly (informing you that your property is worth more than the market value to get you to sign their contract), then try to make you believe that the market has taken a dive within two months. Then finally at negotiations between buyer and seller they do a very horrible job protecting their client. After home being on market for 6 months, we finally get a low ball offer and I start negotiating, after several back and forth offers, I made my final selling price offer, being very explicit of ""AS IS"", due to lowered price from original CMA. My realtor came back and said well they are an older couple and I feel that its only right that we make repairs and a $400 home warranty. \r After all was said and done my home sold for 20% less than what was presented to me initially. more

I have used River Oak's services for several years now and am very pleased. I am an out-of-state owner and Alissa has been taking care of everything for me. She knows the market well and manages my property as if it were hers. I would recommend her highly. more

We have been renting with River Oak since December 2011. It is so nice being able to reach Eddie Kellar at any time. We are in the Air Force so we have had many rental agencies and River Oak Realty is by far the BEST! If I have any issues Eddie takes care of them right away!!! more

Although we have only been working with River Oak Realty for 2 months now, we have been very impressed by the professionalism of Eddie Kellar. He followed through on all that was expected of him and his communication made the struggle of taking care of the rental logistics while ""out of the area,"" much easier. The home did need a deep cleaning before we moved into it and we had to be persistent with the front office in order to set up a means of monthly rent payment through their online system (an area where I thought they would be more inclined to be on top of this instead of us). We have made a maintenance request and have not yet heard from the handyman, and so we cannot yet comment on this aspect. more

My husband and I have been using River Oak Realty for over a year now and have enjoyed the experience. As renters there is fear of repairs not being taken care of, but our Realty Manager always makes sure repairs are handled as quickly as possible and by respectable people. We look forward to purchasing our first home through them next year! more

River Oak Realty and Eddie Kellar have been nothing but amazing. I placed my condo with them over a year ago to rent out and haven't had a second of trouble. Recently there was a plumbing problem and Eddie handled it immediately and professionally. He worked with my homeowners association to make sure the work was done timely and kept my renter happy in a not so great situation. He even installed a new toilet handle free of charge and on his own time. \r Being so far away I was worried about what would happen when something broke or needed attention. Now I don't worry - it's nice knowing Eddie is going to handle the situation! \r I highly recommend River Oak Realty, especially Eddie!!!! more

I moved in Sept 1st and have had nothing but problems since I was there. Broke my lease in agreement with the River Oak Realty after 5 months and so glad I did. She was never available nor did she return our calls. The drain is probably still clogged. Even thou this is Feb and I told her the disposal motor was out in Dec. Seen a bug and asked for pest control three x and never got it. Fence was never fixed as promised. When we moved in, she advertised as freshly painted, I guess with grease but she failed to mention that. Plus there was a dead frog in a bedroom. They dont do anything to manage but take your money, which we never once paid late. The appliances were from the 70's and stove barely works. Not to mention this property was in the ghetto. Most horrible experience ever I dont know how they stay in business I guess the reviews that are + on here are from the office girls themselves. Impossible to deal with. Good luck but find someone else you dont want these problems. more

Dear Manager,\r \r 3 days ago we moved into an Orange Park rental home arranged by Eddie Kellar and we are very pleased with all of his help and with all that transpired since we first met him in December.\r \r Today we suspected that we had a problem with our heating/AC unit and I sent a text to Eddie asking for his assistance when he had an opportunity. Not only did he immediately answer my text, he also arranged for an HVAC tech to call me within 10 minutes of my text. The tech was at our house in less than 20 minutes to check the system. I dont have enough time nor space to write all the terrible things about the people of River Oak Realty. I only gave them one star because I HAD to give a rating. First of all, they have to be the rudest group of people I have ever had to deal with. Having to bring my rent into that office once a month was the bane of my existence. They may be the biggest reason I wanted to leave this part of town. We had an accident in our home that left my husband very injured and the first thing the agent over our property inquired about was how quickly the damages would be fixed. When the time did come as to whether or not to renew our lease, stay in the home or move out, we were supposed to be given sixty days prior to leaving, so we purposefully turned our paper knowing that. One day I saw a rental sign in our front yard and called about it in which I was informed that our lease would be up two weeks ahead of what we expected. They would show up unannounced when the time came to show the property and I would refuse them allowance into my home because of our newborn baby. When they did finally catch the point of calling ahead of time, they were continually late. Like I said, I could go on and on, so take my advice, find a different rental company. more

I hired River Oak Realty to manage a property for about two years. I found them to be rather disorganized in their accounting and I had to spend lots of time reviewing their reports of deposits and withdrawals to be sure they were accurate. I finally decided I could save myself a lot of time by managing the property myself. I called the tenants to see if they would mind working with me directly and discovered they were disgusted with the management of the property and felt I was being totally ripped off. As we concluded our relationship, I was dissatisfied with the service provided in the final stages. Once they realized I was no longer going to do business with them, they didn’t care about the job they did at all. more

Originally, I had no idea what to expect of all the services provided to us from this company and the area we were moving into. All I knew was, that we found a great deal on a townhome in a nice community via River Oak Realty. We originally moved from San Diego, CA, which can be an expensive place to live in. The better schools you want your children to go to, the higher the costs. Imagine paying nearly $1400-1600 a month or more in a small 2 bedroom apartment with an option to use a pool, small workout room, and small playground in San Diego; versus a significant reduction in rental cost that had so much more to offer through River Oak Realty. Not only did our new place in the Fleming Island community offer excellent access to an A school, but they also offer several amenities that are near 5 star ratings! Fleming Island Plantation is a family oriented community with so much to offer. Hopefully, the area will continue to expand and grow professionally. We are thankful and feel fortunate to have moved to such a great location and we hope to continue to have a good working relationship with River Oak Realty. \r Pros: Helpful and understanding Cons: Communication can be slightly improved more

River Oak Realty has managed 4 of my residential properties for the past 6 years and their service has been top notch. They have the best bookkeeper in town, Michelle, who takes the time to explain the details of my account when I have questions, and ensures my money gets to me quickly. My property manager goes out of her way to treat my properties like her own and makes sure the tenants are taking care of the property. The couple times I've needed to evict a tenant, they were extremely competent and were able to complete the eviction quickly without me needing to get involved. This management company was fairly (and only fairly) good during the time they were managing my property, but they were always hard to reach via email or phone, which was a big problem for me as I was a long distance away and was trusting them to correspond appropriately with me. Sometimes it would take weeks to get replies. I am no longer renting my property, but I still have some issues open with them, specifically items that were removed from my rental property that have not been returned, but now it is harder than ever to reach them. I guess they got their money from me so they have no reason to deliver their mediocre customer service any longer.
