I have been working with this company for a couple of months and all I can say is OMG. They are rude, disrespectful,condescending, they over talk when you're trying to say something. When they found out I record all conversations with them , they went crazy. This is because they have lied to me and treated me with just hate and disgust that I have to be able to prove it. They are now scared of what I might have on recording . They threatened to sue me for recording our conversations. They have NO idea what the laws are in reference to their business. They should know the Landlord Tenant Act backwards and forwards, since this is their business. They will argue and fight when they don't know what they are talking about. They are bullies. They can't keep their accounting straight. They now refuse to speak with me on the phone or meet with me in person as they are afraid of putting their foot in their mouth and me having in on record. They have threatened to sue me many times. They delete any work orders I put in. They even tried to extort a ""re-keying"" fee of 200.00. I can have this done at Home Depot for 40.00. They have slandered my name to contractors, landscaping and pest control. When I spoke with these service providers they had never spoken to this person who said this. She told me that I was rude to the point the contractors didn't want to come to the home. Which is totally false after confirming with these people. They told me they have never spoken to the person who lied to me about this.Which is slander and deformation of character . I would recommend to anyone dealing with this company to in fact RECORD everything. Arizona is a ONE party state. As long as one person , i.e. yourself, knows the conversation is being recorded, it's not against the law. Yet they are threatening to sue me for this. I'd actually like to meet a lawyer that would take they case knowing the state law in reference to this recording a conversation issue. As I stated before. RECORD every conversation with them. You'd be surprise how it will help when or if things go to court . more

The staff at RPM West Valley are beyond unprofessional. I have had problems with them treating me poorly and being completely disrespectful from the beginning of my lease. On the day of my lease signing I had to request a meeting with the office manager and property manager just to discuss further communication and the blatant disrespect and unprofessional attitude I had received (I thought it was just my property manager at the time, I had no idea it would be the entire office that had a bad and unprofessional attitude). I actively tried not to communicate or contact the office during my lease just so I didn’t have to deal with it. In addition I had even more issues with trying to get mailbox keys, gate codes, and pool/amenities keys at the property months after I had already signed the lease and moved in. Prior to the move out inspection, as a part of normal move out procedures I cleaned the unit from top to bottom, had the carpets professionally cleaned, and patched the holes in the wall where I had pictures hung. RPM West Valley however decided to charge me about $500 dollars because I did not paint the walls and $45 for 3 light bulbs. Completely ridiculous charges, and when I called and complained the rudeness and unprofessionalism continued. Do not use this company. more

Real Property Management West Valley is without a doubt the worst rental company I have ever worked with. My dissatisfactions with this company are many, but here are some of my biggest complaints that I have expressed to the company; to which they have no given no regard to and were extremely rude and unprofessional to boot:\r \r • As mentioned in other reviews, their turnover on maintenance repairs is terrible. It is not unusual for them to take many weeks to fix the simplest of problems. Their vendors who come to fix these problems are frequently cheap and do not even come with the tools or knowledge to fix your problems. \r • They come to conduct quarterly “inspections”; they give you a 48 hour window where you never know exactly when they will be coming. The inspector invades your privacy by taking pictures of your personal possessions to note the “condition” of the house. They then give you back notices of things you have to repair, which have NOTHING to do with what is reflected on the final move-out inspection. My inspector only ever said we had weeds in the yard that needed to be pulled, and never commented or suggested anything with the inside of the house, which was ALL they picked on for the move-out inspection. \r • During the move-in inspection, the inspector goes through in about 5 minutes and only writes down things like what color the tile and carpet are. At the move-out inspection, a DIFFERENT person comes to knit-pick EVERY POSSIBLE THING that is not perfect about the property. I had deductions from my deposit for dust on the baseboards, marks on the wall on the inside of closets, sun bleached blinds (this is Arizona), and the fact that I did not leave baking soda inside the fridge to deodorize it. \r • As a very clean person, I was extremely upset and insulted when I received less than 1% of my security deposit back. I am a very responsible renter, and I have never received anything less than the FULL deposit back from every place I have ever rented. \r \r \r It is a miracle Real Property Management West Valley is still in business. They advertise lies about how great their company is. I would not advise anyone to do business with this company; whether you are a renter or an owner. This company is only in it for your money exclusively; after you sign with them they have no concern for customer service, integrity, or human decency. \r more

DO NOT WORK WITH THIS COMPANY!\r Real Property Management is so misleading in everything they tell you. They will say anything to get your business but none of it is true. I contacted them about renting our property and was told that we didn't have a contract and could cancel anytime. However, now that we are canceling they said that breaches our ""agreement"". They said we didn't have a contract, we have an agreement. Now I have to pay 3 months of penalties all because the person who signed us up switched up their wording so we'd sign with them. 'Agreement' and 'Contract' are the same thing. If anyone is looking for a management company do not go with them. When you start out with their company they are great, after you decide to go with them it's all downhill from there. They have the worst customer service and the shadiest employees. more

STAY AWAY!! 11/4/2010

They were cheap, so we gave them a chance as tenants. Boy oh boy do I regret that decision. My issues with RPM are multiple, these are details and specifics, notice how all the bad reviews have details, all the good reviews are general, blanket comments about how ""good"" RPM can be. 1) We were unable to connect our water/sewer/trash service in our name because the actual homeowner still had a balance due which had been sent to collections. After multiple calls and emails to RPM to get the problem fixed, yet weeks later, it still hadn't been fixed. 2) It took a MONTH to repair a broken deadbolt on our front door. Yes, that's right, a month. We submitted the request 9/28 and it didn't get fixed until 11/2. Seriously? Really? A friggin month? 3) When our A/C broke, RPM and the owner refused to fix it the same day. The temp in Phoenix this week is high 80s to low 90s and our house is scorching without A/C. We have two small children (3 yr and 4 mo old) and I spoke directly with Lisa Kaufman to have it fixed, hoping to appeal to her sense of decency and compassion. Oh heavens no, she said the temp in our home ""isn't hot enough"" to be considered a real ""maintenance emergency."" What a crock of a company! NEVER, EVER, EVER do business with them, as a tenant, as a landlord. Don't do it. They're cheap, it may be tempting. DON'T DO IT!! It's a shame there's not an option for 0 stars, cuz I'd be hesitant to even give them that. more

The postive reviews are fake...if you want proof check the different review boards (google, yahoo, etc) they use the same name like msbusybee.... come on, when have you ever gone on to multiple sites and left positive reviews because you love a company so much!!!! I am sure MsBusyBee is the ""rent collector"". Please go to facebook and search rpmwestvalleysucks@gmail to leave comments about your experiences, hopefully people can come together that have been affected by this company. They don't seem to realize that they have an affect on people both financially, physically, and emotionally! more

Strong professional service!! 12/15/2009

If your a homeowner who is tired of tenants taking advantage of you because your out of state owner then i highly recommend this company. They didn't bullshit with my tenant and got the job done. They are constantly doing inspections to make sure my home is being well cared for. I can even go online and view my statements or any inspections they have recently done. Also, my rent collector busts ass and make sure that my rent is paid on time and doesn't let me tenant slide with the excuses. I am glad i don't have to worry about my property. I am very happy with this management company! more

DO NOT hire these people to manage your property!!! We had the WORST experience with them. They are unprofessional and dishonest! They will charge you for services they do not do and lie about issues with your property. They only want to get as much money out of you and the tenant and don't care about managing your property or what happens to it as long as they are paid. You're better off doing everything yourself.
