Edward Disho from Pertria is very easy and efficient to work with. All dealings whether it be repairs or contract negotiations were prompt and competent. When we vacated the property, Pertria did not nitpicked upon ordinary property wear and tear and a full deposit was refunded after we did the necessary cleaning and repairs. \r \r I would lease again from Pertria in a heartbeat ! more

My wife and I rented the property managed by Edward with Pertria in 2009. We were extremely happy on our living experience here. We got prompt, professional and wonderful maintainance services within 24 hours and everything was taken good care of under the arrangement of Edward. The moving out experience was also wonderful(we have to find a bigger one due to the expansion of my family), they didn't charge us a penny on the security deposit and this surprised me quite a bit since all my friends told us that we could not get full security deposit back when moving out. My wife and I are fairly new tenants in a Pertria property. We are in an older place managed by Edward and we've been taken care of so well. When we first moved in, we were having problems with our heater. Edward was attentive and diligent in getting it fixed for us. While we waited a few days for the maintenance, Edward credited us a new space heater to stay warm! Just recently, Edward came through again. Our place had an old gas dryer that didn't work. Originally, there wasn't much the owner was willing to do for us in terms of getting it fixed. But after some conversations with Edward, he arranged for a new dryer. It is clear that Edward carries out Pertria's value for great customer care. We feel so cared for and are having a great experience so far! ~Jason more

In early 2008, we contracted with Pertria to manage our rental property in Sunnyvale. Edward Disho has handled our property and been our contact with Pertria. Because I have dealt with such difficult and uncaring people in so many areas of business and personal service, I cannot let Edward's conscientious, attentive, courteous, and effective management of our property go unrecognized. From little things, like when we needed to replace the microwave range in the unit, to complicated things, like advice about rental prices when we were at the end of the first lease agreement, Edward has always been so professional and easy to work with that I always feel confident about the decisions that we have to make about the property. He is never pushy or brusque. If we ask a question, he answers. If he doesn't know the answer, he finds out and calls us back. If we want to do something a certain way, he does it. He says ""I am just doing what I would expect someone to do if I had my investment managed."" Isn't that all that we want from people who help us? And isn't it rare that we get it anymore?

Because of Edward, I would not leave Pertria for another company and I have praised and recommended Pertria to anyone who asks about our property management company. As far as landlords go, this has been my best experience in over 20 years. I have rented from Petria for over 8 years and have worked with Edward Disho for most of that time. Their Los Gatos office is inconvenient for me to get to, but now they have the option of paying rent online. When I have problems at the house a repairman is sent out within 24 hours, usually fixing things to a higher level than they were before. Fred and Enrique, handyman and gardener, are always extremely nice and helpful. And Ed is always very polite and understanding when he sees an issue he would like me to take care of. There is really nothing more I could ask from a landlord/property manager. I pay my rent promptly and he manages the property. Aaron Lieben of Pertria sold our house in Santa Cruz during the winter of 2010. He did an excellent job, and I would both use him again and happily recommend his services. Contacted our manager Edward Disho regarding a problem with a noisy pigeon who had made his home outside our bedroom window. He quickly contacted the appropriate person who in turn had the workers out there on a Saturday cleaning out his home and putting up wire and spikes. When our dishwasher and air duct needed to be taken care of, in both cases the workmen contacted us within an hour to schedule an appointment, and the problem were sloved in a day or two! Edward Disho is our contact at Pertria--and he has been quick to respond to any issues, friendly and professional. In the past, I have rented from property managers/owners that either are around too much (intrusive) or not at all (non-responsive)--I find that with Pertria there is a good balance of giving tenants their independence, but at the same time, addressing issues in a prompt/thoughtful manner. We feel lucky to be renting from Pertria, and confident that we are treated failry and valued as tenants. I would refer any of my friends to Pertria without a second thought. I relocated from Texas to Sunnyvale, CA and needed to find a new home for me and my family. I felt very lucky to choose Pertria and it did a pretty good job! Edward Disho was a great professional person, and he arranged me to visit the properties twice and help me measure all rooms' dimensions. Before and after we moved in, he arranged all the repair and replacement works within 1 day after I requested and followed me up immediately. On a Saturady, I called his office when I noticed that the garage door could not be opened with the remote control and didn't expect that I would get anybody, but his people called me back on the same day for the next-day maintance schedule. Last year,I move in 3745 miramar way ,santa clara,95051,apartment. It's manager is Bobby. It's a mean manager.Because at that time, the rent everywhere rises so high. So I move in this old and dirty apartment. My deposit is a month rent fee, more than 1000$. There are some drawbacks as following:dirty(office is so far),noise,old. When something needs repair, it's always so slow. The light in the kitchen always doesn't repair untill I left. When I left,Bobby just tell me the carpet needs cleaning. But after three weeks when I left, the bad manager bobby send me a invoice. He grab all my depoist $1100. He used my depoist to paint all the apartment(the painting worker used two days to paint, $50/hour).And 300$ cleaning fee. He told me they pay a part fee for me. When I argue with him using rent law,he have no explains. This is my terrible experience with Bobby and pertria. Please be careful for being cheated. Cons: please return my deposit more
