I've been here only a few months but I am enjoying it so far. The office staff are extremely helpful and available to answer questions whenever needed. The grounds are nice, it's a good size and has all the amenities I would ever need. Another great reason to live at The Lucaya House Apartments is location, location, location! more

I've lived in these apartments right across from the university on 120 Cornell for about two years now, and I have loved living there. This was my first time living in apartments and I was very excited to move in to such a great location and welcoming environment.\r The pool there has to be one of the cleanest pools I've ever seen, every morning it's so hard not to want to just skip out on class or work and lay out by the pool:) \r Thank you Lucaya House Apartments for the wonderful hassle free living experience!\r more

I lived at Lucaya for two years and I just want to tell people that living at Lucaya was great. I would not have lived any where else. I am from out of state and the front desk people were wonderful at helping me make my stay at Lucaya better. Whenever I had any issues about any aspect of the apt. - the staff had always been helpful. The staff is courteous and got anything I needed done in a timely matter. I am graduating now and sad to have to leave. more

I stayed at the lucaya east apartments. I lived there for six months my roommate and I decided to move out early and break our lease due to all the parties, domestic disputes, and burglaries. Of all the apartment places i have been to...I say Lucaya East was beyond the worst place to live. The Management do not care about the tenants unless they have received your money. Appliances are never fixed on time. They overcharge on fees and damages when you move out. You don't get your deposit back!!! I was charged $100 dollars for 4 blinds (there were no damages to the blinds), $55 for supposedly ""not cleaning"" the apartment (which we did! We left the apartment in the condition it was when we moved in!), $20 for drawers, filters or whatever!! 12 dollars for a freaking shower curtain and rods!! And another 95 for shampooing the ugly shaggy carpets!!! also some 5.50 administration fee...so many charges and we did our best to keep that place so clean =( in the end we did not receive a deposit instead we had to pay back! This was unheard of! All the apartments i stayed at always gave some deposit back but Lucaya East will not give your deposit back! I think they are BS. Just because we are college students they take advantage. We are not dumb and I think this place is not worth considering to live in!! i give this rating a 0 because it was bull crap!! Worst place to live at. And the manager is unprofessional using vulgar language just cause she can't get her way. They will rip you off!! I wish i never even considered this place! I lived there for couple months and my girlfriend lived there also in separate apartment. \r \r First, Maintenance is so bad! I got my hot water off and it took 3 weeks to be fixed, 3weeks of cold water! My friend called them 3 times to fix the oven, and it hasnt been fixed until the day she left the apartment and what made it worse on that day is that they told her she didnt call them enoughgh!\r Second, They never give deposit back even if you clean your apartment by your tounge. Simple they over charge simple things if they dont find things to charge you on.\r Third, Noisy! I moved into Lucaya apartments in the October of 2008. At first I lived on the second floor with a roommate. During that time there was a huge pluming problem. The entire first floor of the building was backed up with sewage. So tenants toilets, bathtubs, and sinks where filling with feces and urine. Luckily I lived on the second floor!\r I moved into an apartment on the other side about a month later. Everything was fine. Until February 2008. I forgot my magnet to park my car in the gate. So I parked outside on Maple. I walked outside the next morning and my passenger window had been broken into, and my stereo stolen. I was sad, but dealt with it. In May I again forgot my magnet so I parked in the tenent parking across the street. Again my car was broken into. This threw me off the edge so I broke my lease. I had already paid for most of that month so I took my sweet time moving out.\r I moved the stuff I needed and left furniture and things like that. I did not enter the apartment for two weeks. When I did come back my apartment had been broken into. They stole everything and trashed the place. I have come to find out that someone was coming there regularly to party. There were beer cans, and graphitie everywhere. I had about $1500 worth of things stolen. Who ever broke in sprayed the fire extinguisher all over the bathroom. It was a mess. \r These apartments are trash and risky. I have never made a worse dicision in my entire life when it came to moving into those apartments. I WOULD NEVER RECOMMEND THIS PLACE TO LIVE AT. ECSPECAILLY THE APT ON SPRUCE THEY ARE VERY RUDE PEOPLE. IT TOOK THEM ALMOST A YEAR TO FIX EVERYTHING THAT WAS WRONG WITH MY APT. THEY HARRASS GOOD TENENTS WHO PAY THIER RENT ON TIME. THEY DISCRIMATE AGAINST YOU. THEIR FAMILY WORKS IN THE MAIN OFFICE AND LIVE IN THE APTS AS WELL. SO BECAREFUL. The property that I lived at was absolutely horrible! Things were broken all the time and shabbily constructed to be put back together, and it took forever to have things fixed. My ceiling was falling into my shower, and it took three weeks to have it fixed, I ended up with a stained tub and plaster in my hair! Most everything in my apartment was also entirely out of housing code!!! The management is in no way helpful, and the maintenance is also lousy. They tried to throw me out for having a party and being loud... I wasn't even home!!! They didn't return my deposit, and are now claiming that I owe them $1100--two and a half years after I moved out! They are money grubbing slum lords who prey on young college students. When I was trying to get things sorted out, they wouldn't even let me talk to the ones who own and actually run everything, nor let me know their names--I had to go through the stupid (and yes, entirely incompetent) secretaries. They own many of the properties around the UNM area, SO BEWARE!!! They also go under the name Franks Apartments, watch out, and AVOID LIKE THE PLAGUE!!! Pros: Location (which is why they are still in operation) Cons: Horrible management, horrible maintenance, poor construction, conflicts with housing codes, no/poor parking, extremely small, high price more

DO NOT MOVE HERE!! don't even consider it. these places are horrible. when i moved into my apartment it was filthy. there were toe nail clippings and pills stuck in the rug from the previous tenants. the first day the hot waterknob was missing on my shower it took them a week to put a new one on. That same week my air conditioner stopped working it took them almost two weeks to fix it in the middle of summer. Lucaya only has 6 maintenancve people on their team and they own 14 buildings, that is just redicilous. they dont care about their tenants and they will try to rob every dollar you have .. make sure youe get everything in writing becaue they make nothing but empty promises. more

They own many apartments around ABQ so be careful. The apartments look nice (sometimes) and are decent prices. The area that I lived in was not to bad either, and with the exception of some Friday and Saturday nights there was always parking. The maintenance people were very nice and did their best to help out, but because they own so many places it is very unlikely you would receive help right away unless it was an emergency. The management is very nice at first but can turn very nasty very quickly. They are very deceptive too. If you are thinking of renting from them you should always get/put everything in writing, and that means every little last thing (they tend to make idle promises alot). Also, do not expect any of you deposit back, even you get the place cleaner than it was when you moved in. Finally, know your rights as a tenant. There are many places around the city and on the web to get info on your rights, know them. \r Pros: space, vainity in bathroom Cons: always running toilet, foliage taking over, small bathtub, unpleasant secretaries. more

i dont rent from these people ...but i live on lead across from an apartment complex and let me say there is always fighting comming from below (basement) 1911 lead area ..some guy is always beating his girlfriend and what not and the loud music is insane i would not recommend it to anyone ....hopefully the find a way to quite them down or kick them ouT ! i can hear the fighting from across the street and this is not the 1st time this happend ! is almost ever weekend ...hopefully you read this and something is done about it ! \r neighbor across 1911lead ! This is my home and has been my home for about 6 months. Me and my husband got a divorce and I needed a fresh start. They were very helpful in getting me that fresh start. They were very through in everything that they did. I started on a month to month lease and after being here for 2 months I decided to sign a year lease because I enjoyed it. Coming from a home I was nervous because I had lived in apartments in Arizona and they were always loud because of parties. Here there is a noise policy and the tenants respect it which is very nice. I have never had to complain of loud parties or annoying neighbors. There is also on-site management which makes me feel safer. Pros: on-site management, quietness more

I have lived here for over a year and am satisfied with the place I live at. I would like to know how people leave their apartments to not get there deposit back. It is not hard to keepm a place clean. Yesterday I walked by one of the apartments that was empty and I say people who work here that were cleaning it and it was left disgusting, and peple wonder why they don't get their deposit back. If you want you deposit back after you move out it is not that hard to clean up after yourself. I have never had a problem with the bugs.they probably have a problem because they live like pigs. I would recommend this complex to my friends and family. And the comment about management is outrageous. They have always been wonderful to me. In fact so wonderful I just renewed a new lease for another year. It is also very family orientated. Me and my two kids like to go to the pool and have lunch at the picnic table. There is a nice park across the street that we like to go to as well. I like to live here and you will like it too. more

This apartment complex is horrible manages, you can find a better price for nicer places throughout the city, so keep looking. The complex is horribly dirty 90% of the time, except for July when they're trying to fill their units. The gates are never closed all the way, people have followed my girlfriend home and stalked her via the intercom. The premises have a huge bug/r0ach problem, there are huge r0aches which come out at night. Don't get yourself into a lease with these people, the managers will not help you with anything at all. I lived at one of Lucaya house/Gipson properties for nearly two years. THEY ARE AWFUL. Be careful because they manage so many places in the university area. Matience would never come to fix things, there was a constant stream of parasites and our apartment got broken into. When I requested additional, reasonable safety measures they refused. They seem nice, but they're not. When we moved out they stole all of our deposit as I was overseas there was nothing I could do about it and they knew it. They took $412 of my $500 deposit for cleaning! They charged us for an insane amount of cleaning and things that had normal wear and tear. STAY AWAY from this company. These people are horrible! I cant tell you how many times I was screamed at by their secretary. The apartment itself was dirty & several items were broken when we moved in. We dealt w/ numerous problems throughout our 1 yr lease & did not receive our deposit.
