We began looking at Kading because they offered three bedroom units and allowed pets, exactly what we needed. We were shown a lovely model unit and moved quickly to secure our own unit. Then the trouble began! \r

For starters, the model unit was nothing like our unit. They were allowed to paint, they had extra storage built in (which we were under the impression would be included in our unit), and it was CLEAN. Our unit was absolutely filthy when we moved in. The floors had not been swept, the carpets were not even vacuumed, let alone shampooed, the windows were dirty, there were stains on the walls, we found dead bugs and mouse droppings in our kitchen cupboards and drawers, etc. Even the toilet hadn't been scrubbed! We were told it was stained, but guess what? 20 seconds of scrubbing (if that) and it was sparkling. After doing ALL the cleaning that should have been done BEFORE we moved in, I was only offered a lousy $75 cleaning fee for my trouble.\r

Besides being filthy, there were a number of other problems. A window in a bedroom was cracked by a couple inches. We informed Kading of this three days after moving in, the same day they had to come back to clean the carpets, and it took two whole months before they fixed it! By that time, the cold weather had turned a two inch crack into twelve inches! One good hit with a piece of debris and the whole window would have shattered. Another bedroom window didn't even have locks on it! Ridiculous! We've also had major issues with our wiring. \r

One bedroom routinely loses power in the lights and outlets, but not the heater. There's an entire room we don't use because of this, and so far we've not been able to reach a resolution. We notice it in other parts of the house, as well. Certain switches don't work at certain times. Maintenance told us to wait and see if it keeps happening, then MAYBE they'll call an electrician. \r

The house also has terrible insulation and weatherstripping. You can feel breezes come in from any outlet that doesn't have something plugged into it. Even with new weather stripping put in, you still feel a breeze. The house is so crooked, there's not much else to do but wait for spring! Just be prepared to spend a FORTUNE on heating costs! (For an example.. We never paid more than $100 EVER on an electric bill, and so far our bills hit $200-250 every month. That's with every power saving idea we can think of and the heaters set to low.)\r

The pet ""deposit"" isn't even a deposit. It's a FEE. We were told upon inquiring into the property that we would have to pay a $250 pet deposit for both of our pets, which I thought was fair. After signing the lease, it became a $250 pet FEE per animal! They are very careful to make it seem as though you misunderstood, not that they misspoke. \r

In order to get any problems addressed, I actually had to drive to their office in Urbandale and I always make sure to take pictures. No one will take you seriously over the phone, so don't even bother. If you feel as though you must rent from them, be extraordinarily careful! Make sure the unit you see is the unit you will live in!
