I have had other communications with other companies but was extremely disappointed due to their impersonal manner. As my property manager over the last eight years, Janet has demonstrated to me that she is responsible, customer oriented, experienced and professional in handling all aspects of rental properties; from tax issues to insurance-related matters, from gardening to solving plumbing problems. As I can recall, I have never worried about anything about my property. All issues and problems have always been properly handled before I even knew about them. They have done an excellent job for me! more

In the past I have managed my own rental properties and have lived with the problems that come with that practice. The modest fees charged by Horizon Properties for excellent management and complete record-keeping are a bargain. I highly recommend this company to any owner of rental property. more

This property manager is a rip-off. Don't give them $300 up-front for renting your house and do NOT rely on them for renting. They will use your listing to get interested tenant leads and then re-direct them to other properties. Also, they will charge you money for their non-performance. They have eaten my $300, kept my listing for three months and showed it to ONLY 3-people. When asked about competitive market-analysis for rentals in our community, they found this job to be difficult and never responded. Janet will NEVER return your phone-calls after they have your listing with them. Avoid them... Very poor Management company.. I am going to report them to BBB as well. Thx, more

If you ever worry about sliding doors, bathroom doors, hinges and kitchen drawers constantly breaking down, well, you'll probably never ever going to rent a property managed by this company. Pros: Best for property owners, definitely Cons: Very bad for tenants! more

We want to acknowledge the superior efforts and diligent work that Sue with Horizon puts into matching homes with tenants and tenants with owners. Sue goes beyond the call of duty, working around the clock, seven days a week showing properties to prospective tenants. What most people don't know is that Sue actually follows up with a call to the owners after each showing with feedback regarding the showing. Initially, I was a little apprehensive about the ?group? viewing as I felt it would not offer that personal touch of seeing a place you would like to be your next home. I was in for a pleasant surprise upon meeting Sue. She was not only thorough and patient, but also very personable and friendly to myself, and the other two people on the tour. I have used Horizon Properties as my management company since 2007 and they have simply been wonderful. I had a swift relocation with my job and I retained them to help me find a tenant. They did and then have managed my property ever since. If something needed to be fixed or if my tenant had a question, they promptly contacted me and took action. I have had a few repairs done through their recommendations and have been completely satisfied. I received monthly statements with detailed information and payment direct deposited each month once the tenant paid rent. I felt their fee is extremely reasonable and would strongly recommend them for any rental property needs. It's nice to know that your rental home is in professional management hands. We had a good experience renting from Horizon Properties. We have rented a lot of places over the past few years, moving often for my work with the CHP. We fully expected a complete refund of our deposit and were surprised to be charged for light cleaning. After disputing the charge, Horizon reviewed the inspections and pictures with the owner of the property who then approved a refund. Terrible all around. The only people giving them 5 stars is themselves. I have lived in a home for a year without a working stove, or windows. They will not fix any issues. I have considered going to an attorney about how bad it is. I am talking the doors didn't close in bathroom, the windows can't open in the front room due to broken locks, there are no screens, the stove is about 30 years old and rusted inside, and the dishwasher smells and smokes if it is accidentally turned on by brushing against it. The fan to the stove is broken and smokes. I have not been able to cook a meal in this place since we moved in. They brought over a shobby repair man who you can not contact who has not fixed a thing regarding the appliances. I am moving ASAP at the end of my lease. I will never rent from them again. It has been a nightmare. I always pay my rent on time, I am a good tenant. I do not deserve to live in subhuman conditions nor do my children. Completely dishonest, no integrity for their business or customer. I would not rent from them. Please read all of these reviews. I wish I did. They don't even deserve 1 star.
