I agree. Alot of these comments seem to be coming from the same person/ group. I have found them to be reasonable, quick to respond, and professional in every dealing I have had with them. We switched to HMC a couple of years ago, and I am glad we did. The previous management company thought they were entitled to run the association. Very reputable company, and they live up to their good reputation. more

June 4, 2014.I have been involved with 3 management companies in 3 different states and Hawthorne management co. Is the best I have been involved in. The other 2 companies I was involved had boards that usually got back to you in a month to 6weeks. Hawthorne management usually has an answer from the board within days. Now for a solution to be solved may take longer, but keep in mind the management company can only do what the Board members allow him or her to do. I have found that this company is excellent at presenting bids to the committees for the projects to be completed. The committees review all the bids and then these reviews are presented to the Board. The Board makes the decision as to which company's or suggestions to accept. The management company does not make these decisions as some one had implied in a review.\r \r As a Board member, I feel very confident with the professionalism and honesty of Hawthorne Management co and their staff. Our property manager is very in touch with all the rules and guidelines that keep some sanity in our Assn. \r \r The last Association I was involved in had a huge imbezzlement take place by their management company. Each resident had to pay an $8000.00 special assessment spread over 3 years to get projects accomplished that did not get done previously.\r \r What I find to be the most dis-heartening are the individual residents who want instant gratification and are totally unaware to the operation of what a Board, it's committees And the management company actually have to process to have a good Homes Association.\r \r For all these previous negative comments, I feel someone has a vengeance. All the verbage seems to have the same tone.\r I highly recommend Hawthorne Management Company. more

Utterly useless. Can't even forfill the simpliest obligations. Company is a complete mess. You end up paying for nothing becuase they don't deliver as promised. Never answer calls or follow-up.\r \r Not one positive thing about them. more

That about sums it up!!! Ask them to call you and they wont. Ask them a question and they have to get back to you becuase they don't have an answer and must gety permission to answer questions. I can't see how this company prospers, maybe it doesn't. Even Micheal Moore could run a better business. more

The homeowners at my community have asked our board to change management companies to no avail. These people are totally inept in every area of property management. They provide no help to te folks that live at my community and make no bones about it. more

I had similar problem as Montana on this site. A nightmare. HMC no help at all. All the years of paying thier contract fee was a complete waste and scam. When I finally needed their assistance, they were worse than useless. more

Hawthorne mgmt sucks!! 11/29/2011

This company is by far the worst HOA I've dealt with. You pay them your monthly dues, but when you need something you can not get anyone on the phone. If you email them you have to wait for days for a response. We had a leak in our home, due to outside damage and it took 3 weeks to fix the damage(Which had black mold growing on it) and then they only done half of the job and replaced the base boards. Left the carpet that had mold and also everything under it. When I move i will be sure to never have another HOA. I will build my house far out in the woods and not have a HOA. THEY SUCK!!!! I DO NOT RECOMMEND THEM TO ANYONE!!! Montana Johnson more

Lowest rating possible from me. Service from staff stinks. Not helpful, never have any answer, never followup. Nothing professional about this company. McDonald's and Starbucks run a more efficient operation and Hawthorne has supposed to be the best out their with 20 years experience. more

I read other reviews that this is an all whites only company and discrimates for employment and customers that are not white. I am a customer and agree with this person 100%. I saw the picture and every employee (some 50) are all white. This company does not even state and affirmative action policy. I know our community is cheated by them and they probably offer the 'right neighborhoods' better service. We have lousy person handling our neighborhood that is useless. more

absolute worst! 10/21/2011

This company is the manager of my place in a condominium. The various reps we have had assigned to our property have been: 1. Non-responsive (don't answer phone calls or email), 2. Unprofessional (I can't fill out that form, if I did that, that's what I'd do all day), 3, and inconsistent. If we could have the same rep., maybe it would be better. I am not sure how much these reps make (sure takes in a big chunk of change from me) but they are terrible. In one case, the rep for me spend more time telling me why she couldn't do something, than if she had just done it herself. I have lived in 4 condos, and this company, and their reps, are the absolute worst! more

Hawthorne Management Company 9/15/2011

Hawthorne Management is by far the WORST management company I have ever dealt with...hands down. Their follow up on violation issues is non-existent....\r \r We had a fence on the next door property literally falling down with holes in it...and were told by Hawthorne that there was nothing they could do but ""fine"" (on a monthly basis until the violation was corrected) the homeowner...or apply a lien to the property (as it is for sale). Neither of which they have done!!!! And this goes back over a years period of time. When I questioned them (Hawthorne) as to why the property record reflected no fines or liens applied...I was told very rudely that ""this was not my property and they would not discuss anything with me."" I thought I paid my quarterly HOA fees for them to support me (as I pay my bills!!)....not defend someone who does not care about paying his bills...or the way the property looks????? Maybe a visit from Don Griffen from Channel 9 might expose their total disregard for the customer/client. They are in it just for the money..and I would never recommend them to any neighborhood considering hiring them . \r \r To be fair ....I live at Highland Creek and when I brought these concerns to the Board of Directors (who god forbid hired these idiots) about no fines being applied or no liens placed on the property....I was once again told that this property was not mine...so they would not discuss any such activity on such???????? They are ""in bed"" together with the folks from Hawthorne. I just wish I could communicate with the 750-1000 homeowners in Highland Creek to tell them how little that the HOA/Board does for them...it's no wonder they hired Hawthorne...they are both incompetent. \r \r Zero stars for zero service............... more

HMC is a ?Full service community association management ?since 1988...Reputation as the best in the business?Team of experienced professionals?Knowledgeable staff possessing more than 200 years of combined experience.? You read this and think they are a seasoned team of immaculate experts. Here is the reality. HMC is made up of a team of inexperienced rank amateurs. Look at this example of veteran Sam Hick?s along with the owner Joey Aiken. The N.C. Legislature meets in 2010 to discuss new laws regarding HOAs with HMCs direct involvement in the discussion phase. Two employees were sent to this legal forum as stated in their Inaugural Newsletter. Worst by Far!!!! 9/1/2011

I don't agree with 'Ed' who is really an employee or owner of HMC. HMC is well reviewed. Just do a search on them. Review date back many years ago. Many various reviewers at various time periods. Overall, they are rated extremely low (1 out of 5) with an occasional 5 out of 5 which read very suspicious. Could you imagine Starbucks Coffee mandating to it's employees to post fake, phony and fruadulent reviews about their company in order to boost their corporate image - that's what HMC does. more

Not the Worst by far 8/30/2011

I no longer live in an area where I have to deal with HMC, but you most of these reviews seem to be written by flamers or overly sensitive people. I promise that finding a 'good' HOA company is difficult- a 'perfect' one is nigh impossible. Speaking from experience, there are far worse HOA companies, that could be presiding over you. In all honesty, I used to feel slighted when dealing with them. Where Im at now though is comparably worse by far. It makes me realize that despite them not being able to get to each and every one of my qualms at my whim, they did get a lot accomplished. more

Impersonal, too big, treats residents like 2nd class citizens as compared to Board Member?s. I called repeatedly and they never acknowledge my calls, hang up, put me on hold until I hang up and never ever return my calls. Extremely rude and stuck up people.!!!! All us customers are just cash registers? for them. I work in retails and if I did business the way they did I would e fired or out of business. more

What a disgusting display by HMC. They are supposed to regularly inspect neighborhoods for violations. They somehow determine, in their 20+ years of expertise, that a yellow ribbon decoration on a house is a 'structural violation' when so many other houses had the same violation. Does HMC even inspect, as required? The President of HMC, that would not even be identified by name on the news or even appear on TV (Sam Hicks) then backed down from the demand and fine. Sam, you could have prevented this problem from the beginning by providing reasonable customer service - my God you advertise the 'highest level' of service. What's the truth, that the home-owner was Hispanic??? Just another display of HMCs utter incompetence and negligence. \r more
