Caron Realty, Inc. & Management

I just wanted to say that someone brought to my attention the slanderous comments being made against this company & its' owners. Caron Realty has been managing my condo association for over 6 years and we have never had a problem with them. Our dues have stayed the same for 5 years now. They make sure all the maintenance is done, they know their stuff. Some people don't like them because they follow the rules & hold homeowners accountable. To that I say ""tough"". You bought the place, you knew the rules so just follow them. Don't blame the management company for doing their job. Just behave.\r \r And, stop all the lies about these guys. Diane is one of the most professional and courteous property managers I've ever dealt with. She deserves a ""Kudos"" not the lies that the last two people have posted.\r \r Give these guys a try. I have lived in a Caron Property for 9 years until recently moving out. The fact of the matter is it always seemed as if they picked and chose which violations to address but that is not why I rated them low because I realize that is completely subjective. Over the course of 9 years, I have found them to be rude and sarcastic and that is unprofessional. I don't know if that is just a product of being a management company but I have never heard of homeowners being spoken to and talked down to the way that they do here. The happiest day of our lives wasn't when we bough our house this summer but will be when we can sell our condo that we are renting and never have to deal with Caron Realty again. I feel bad not disclosing that to prospective buyers but hopefully something changes by then and they don't have to worry about it. more

I just read what Opinion 1 posted about Caron & I am appalled. Do you realize the slanderous remarks you just made & on a public forum no less. Caron is the best mgmt co around & my HOA wouldn't use anyone else. They take pictures of violations for proof of the violation. They don't look in windows & they certainly wouldn't open someone's door. These guys are great & we are fortunate to have them. Too bad there are those bad apples out there who just want to lie. Shame on you!!!!! more

Do not buy or rent at Silver Ridge. Half the owners are elderly and so is the property manager. This company takes photo's of homeowners or tenants personal property and will open their sliding glass doors or peep through the open blinds to get photo's of the interiors. There have been 4 burglaries in the past month - coincidence.\r \r This property management company also targets racial groups and requires different guidelines for them. You can ask the residents on this for yourself. \r \r Do not move here as the Management Co. believes it is it's own government and will change by-laws weekly to compensate current President's or their spouses. more

I am a current client of Caron & am so tired of people's lies. This company has done more for our community in the few years they have managed our community then all the companies we've had in the past. Why don't you people just pick up the phone & call them. I bet that you aren't liking what they are telling you, but believe me, they don't lie, they aren't rude & they follow the rules. Unfortunately in our society people just don't like following rules any more. They have become rude, they lie, they want things for free & when they don't get their way, they want to blame the person who does follow the rules. This company is one of if not the best HOA management company around. Check the BBB & you'll see their reputation. Try searching the big companies & see how may complaints they have & you'll see that you're barking up the wrong tree. Not good The people who work at Caron Realty are consistently rude and unprofessional to the people (owners and renters) who live in my condo building. When asked to complete management tasks, they always balk at the idea and come up with reasons they don't need to do any work. They are very frustrating to deal with. more

I have been reading reviews posted by individuals. You can see by the negative ones that they obviously didn't get the answer they were seeking. Caron follows the governing documents & unfortunately sometimes people don't get the answer they are looking for. Yet those few people are so willing to slander a great company simply because they didn't get their way. If we didn't have Caron as our management company, who knows where we'd be. Our board is happy, our community is happy. They've been with us for 20 years & we love them. When you read these bad reviews consider what they complainers are really saying. They were told they did something wrong or that the HOA wasn't going to take care of something that wasn't their responsibility. We bought a condo managed by Caron Realty - They held up our closing because they wouldn't release the financials (that’s ok, I guess - it was bank owned and they wouldn't settle for the asset management companies request). After we bought our condo, they wouldn't repair outdoor stairs that have sunk 8"" creating a safety issue and an eyesore. It is so obvious from reading the hoa docs that the Association is responsible, an 8 year could figure it out. If you have problems with Caron Realty as I did, you should report them to the BBB like I did - maybe they will remember who is working for whom. As far as the rude thing; yea, a little. I can put up with rudeness, but ineptness that costs me and the other homeowners extra money is something I can't tolerate from a company I am paying for a service. more

Truly a ripoff. Paying an inordinate amount of money without benefit is not fun. They do a great job of complaining about painting your OWN property or illegal grills but they do nothing of substance. I don't know about the rude thing. I haven't found them to be ""rude"" at all, just useless. more

I purchased a condo about 2 years ago. Prior to Caron Realty getting hired, our old management company did nothing. The place was run down, our reserves hadn't been started, you couldn't get access to records. Caron Realty was hired, and within 6 months, the place looked 100% better, our reserves are now being built up and I can say that I am proud to live in my community. If you want the best management company around, you have to hire Caron Realty. They really care! more

It is over 8 years that Caron Realty has been managing our homeowners association, and they have changed my opinion in a very positive way of what a management company does for the homeowners. They answer calls promptly and go out of their way to take care of problems in a very timely manner. Even when I have had to call them after hours, they called me back within the hour. The office staff is always cordial and this company continues to show genuine concern for the wellbeing of the residents in our community. They follow up. When something needs fixing, they take care of it promptly or will make helpful suggestions if the repair is my responsibility. They go the extra mile. Caron Realty is a real asset to our community. more

About 6 months ago our HOA hired a new management company, Caron Realty. They have been very responsive, they understand our covenants, our community has never looked better. They have kept our dues in line, they watch spending as well. We had a big management company before and they didn't care. You got voice mail when you called, you wouldn't get a call back for days. Caron always has someone there to help you when you call. It was ridiculous how the big company treated us. I am so happy that the Board has finally found a company who really cares. If you want a company who goes the extra mile & does it profesionally, then they are the company for you. more

As a Board member for one of the homeowner associations managed by Caron Realty, I can attest that our experience has been nothing but positive as it relates to this family owned and operated management company. Prior to Caron Realty managing our HOA, we had a very large company managing our property. We hardly ever saw them--they just collected the dues and occasionally visited the property. Response from them was terrible, even in the case of emergencies. Caron Realty responds to homeowner requests on the same day and in emergencies there is immediate response, no matter the time of day. They not only have the mechanical expertise to give homeowners some direction on non-HOA problems, they are extremely knowledgable in areas related to the rules and regulations, covenants and bylaws. The office staff have always treated me with respect, as well as the other board members and our homeowners. As a board member, I know there are homeowners that can never be pleased with their board or the management company. Usually the unhappy homeowners are the ones who have been fined or received a violation letter. I highly recommend Caron Realty to anyone looking for a hands-on and dependable company. more

Caron Realty has been our mgmt company for almost 15 years. We've have nothing but good things to say about them. Their rates are reasonable, they know their stuff, they have kept our HOA in line with all current laws. We look to them for guidance to make sure we stay CCIOA compliant.\r \r We used to have a larger company and had nothing but problems. They didn't return calls, you always got voice mail, they didn't walk our property. All in all, they just did a bad job. They had too many clients & we didn't matter. \r \r Caron Realty cares! They really do. If you are looking for a great management company, then this is who you should hire! \r \r They will be our management company for many, many years! more

The management company provides minimal services to their communities with exhorbitant HOA dues. Our driveways are plowed either the following day, or at nearly 11pm the night of a snow storm. Our open use areas are overgrown, driveways cracked, etc. \r \r The office's customer service is non-existent, will not work with homeowners, are rude and not able to answer questions. Be careful, they will turn you over to collections and require atttorney fees for items that could be handled easily by a more professional organization. They cannot cite HOA bylaws that apply to issues and hang up on customers. \r \r Caron Realty is the worst! more

I would like to express my extreme satisfaction with Caron Realty. They have managed the HOA where I live for close to 15 years. The are very responsive to homeonwer requests and always do their best to keep homeowners informed. By reading comments below, obviously those people did not receive the answers they felt they should, but this does not mean that Caron has not listened to them. Caron is bound by the covenants and bylaws for every community they manage and in my experience I have found that they always do what is necessary to keep our community in line with current laws and keep property values up. To the few of you who think they are doing a bad job, obviously you are those who don't understand procedures that must be followed. I have recommended them to many of my friends who live in other communities and Caron has been hired and they are very happy. If you look at their rating on the BBB, they have an A+ rating which obviously means they are doing something right. To write false claims about them is downright appalling. more

This management company does not like to manage property. So when you call with a concern or request, they always try to avoid complying. This gets old fast. I don't know why they get paid. Cons: Rude and unproductive more

Keep the management company. Fire the neighbors. Caron Realty does a decent, honest job and they put up with an ungodly amount of abuse from a handful of malcontents. Remove the neighbors who endlessly complain, whine, lie, and disrupt at every board meeting -- then more owners would come to the meetings and not be afraid to be a target for all the hostility they get for volunteering to serve on the board. more

This is the third management company we had dealt with in condo Associtions, by far the worse. If you ask the company to follow the by laws you become a target. Landscape is poorly done, repairs have to done over & over. Homeowners are sent to other homeowners for help by management company. When you call to report something you are treated like a convict. I shovel my own snow, and do about everything else. If you want it done right. The dues continue go up. Accounting is horrible! Minutes and financials are not posted for over six months. Getting the financials are like pulling teeth. Property Values have drastically declined over last five years. Home Owner Education in Annual Meeting Manager states nothing new to report. November there new FHA lending guidlines enacted, that went to effect February 2010. The Board made a policy change concerning the Reserve Study, not mentioned in the Annual meeting. etc. etc. Cons: Caron does not like to remove, snow, paint, general repairs more

I am appalled by the comments being made by some of you. Caron Realty has been our management company for over 11 years and they handle issues and problems in a timely manner. They manage many communities around Denver and have an excellent rating with the BBB. I know, we checked before hiring them. I have served on the Board of my community and understand the frustrations that Caron Realty experiences. Homeowners call them, are rude & beligerant, cuss them out & even threaten them. That is uncalled for. Homeowners don't pay their dues, don't follow the covenants, but when Caron tries to do their job, they are the bad guy. They don't write the covenants, but the Board & HOA laws require they enforce them. If you really want to be a part of your community, get on your Board. Caron puts in countless hours for every community they manage and to say they don't care about ""you"" is incorrect. They are a great company & I would recommend them to anyone looking for a management company. Pros: They are very responsive more
