Been @ Sterling Estates for 10 years - was nice then but now it's the worse place you would ever want to live. It's because of their management - Ryan Grace - he's the worst manager ever. We got an eviction notice from him. Never been late or missed paying our rent in 10 years. We keep our lot clean and abide by all the rules and regulations. We've filled out complaint forms for the same complaints over and over and they still are not addressed. Can't take much more - so my husband went to the office and told him that he needs to get on all these problems everyone is having and take care of them. I moved into SE in 2007, when it was a decent place. Since then, things have changed. They have moved in people who have set vacant homes on fire, broken windows, shot paintball guns which destroyed the siding on people's homes, broken into homes, attempted to break into homes, and set the park's slide on fire. This is supposed to be a gated community, but there are no gates at the entrance. The pool is normally closed. The streets are in disrepair. The park has been sold to another owner and is under the management of another company, which sucks. The person who answers the phones is always unable to answer questions because he claims to not know the answers to any of the questions asked. The lot rental is at a current base of $791 and increases each year by twenty-five dollars. There are rolling blackouts, and the water is shut off at least three times a year for a minimum of 72 hours each time. People have stolen trashcan lids, and the management does nothing about any of the problems. With all the issues, SE has the audacity to request people refer others to move in here. I would not recommend anyone to live here. As a homeowner, not renter, I am currently looking into options. SE may tell you that the lot rental is relatively inexpensive, but that is a lie. Other parks have lot rentals that are less than $600, and the management companies actually work to keep the communities decent. STERLING ESTATE SUCKS!!!! i have lived here since july 2011 i bought my trailer and when i did she said she has title in hand guess what i still dont have my title. SHE LIED. this place sucks big hairy donkey dick, i know we have been late a couple times with our 818.00 dollar a month land rent yes 818.00 a month for dirt. i cant take my son to the park here cause people sit and smoke happy sticks and swear and the teenagers sell drugs there and i dont want my son around it. when you are late with the dirt payment they run to the courts and file papers to get you out then they charge you over 600.00 for legal fees just for that. it is not a safe place for kids. i cant wait to save enough money to get the hell out of here. all they do is lie to you. when we came here to look at this place the tub was not broke but the day we came to move in it was cracked in 3 places we were told they would replace it (never did). still broke cant use it. there was a screen door when we came to look at it. but when we game to move in it was gone i had to buy one for 149.00. and have it put in. the handymen they hired in here drilled screws in our pipes and we had to replace that also. so if you are thinking about buying here DONT TURN AND RUN DONT BUY HERE THEY WILL LIE TO YOU FROM START TO FINISH. dont bring your kids here it is not safe. And they will treat you like poop after you buy. 818.00 for land rent is just to high. and the lies are to big and its just to get you in here then once your in they dont listen to anything you got to say. they will treat you like poop more

I live in Sterling Estates in Justice, Il. They have turned off the water here. It has been done before for three days and channel 2 came out to investigate. They so happened to get the water right back on. Now today they put up a boil watter notice, but THERE IS NO WATER. Its five in the evening here and there are no trucks or workers in site to fix this. So it will be day two with the water off. Please send a team some one out to really investigate the owner is not what he says, he doesn't keep up his land for living. There are older residents and children here, its cold out and people have to leave there homes where they are paying and have no water. Again please help. Thank you. more

This place sucks!! We were told that there was a pool and a clubhouse and there wasn't. The pool and clubhouse is all boarded up. The park they have is not a safe place for children to play with the gangs around. It seem every night we heard gunshots and fights. There was people walking though the yard and our car got broking into. The gates are always open no sercurityand when there was he was always at someone house drinking. If you dont care about the safety of u and your family than this is the perfect place for you!! more

This place is a total joke.. i moved in two years ago with a home as a rent to buy.. they promised to fix the screens and windows along with other things and it never happened.. when my lease was up i was talked into buyin a home by the salesperson.. who promised things would be different and everything would be done.. so in feb 2010 i signed on a nice 3 bdrm home which was promised to be ready and all set up by april 15th... its now dec my still isnt ready or able to be moved in... i had to higher a lawyer and jump thru hoops in order to be released out of the garbage deal i was in... the staff at sterling estates buts all the blame on some kinda of reorganization and they have no money to fix the homes that were sold... ok so then this leads to one more question y are you still selling homes.. this is not only me the sales person showed me a stack of files with homes that are not completed if you talk to anyone talk to the ppl that live there each one has a story that will make you understand whats really going on at sterling estates.. all they care about is getting you hard earned money,, other then that they have no care to fix what needs to be fixed.. or do whats right.. this company needs to look into who they are highering to run there buisness cause they sure dont have any idea on how to do so if you your lookin to buy or rent here i would say dont unless you want headaches and problems.. all theses reviews are true.. the ppl that are giving good feed back are ppl that work there.. again if you dont believe it dont talk to the park talk to the residents they will tell you the TRUTH more

I feel sorry for the people that think this place is a safe and nice place to live. Last I checked, any and everyone can get in the park, the gates have been broken for months and it doesn't seem like they will ever be fixed! All kinds of pitbull dogs running wild, and housesburning down. I've had repairs that needed to be done since day one and no one has gotten back to me, but they expect me to pay lot rent, which by the way went up AGAIN! My cousin lived here, and they made her move down the street 4 years ago. I've been here for two years, and the streets broke my car. This place is a complate joke. The news was even here talkng about KKK fliers or some crap, and they want me to raise my family here? Everytime I call the office, they take a message and I never hear from any of those boneheads in the office. It's hot and summertime, and we waited so long for a pool. All I got to say is that it's a trap, and don't buy here, you're better off in an apartment down the street, that's where I'm going! more

I moved here about 4years ago. The home was left to me after a family member passed away. Me and my husband Planned on fixing up the home and moving since we wanted to start a family and we needed a bigger place. I have had family living in Sterling for 18yrs and boy has it changed. I agree with the people on here saying you get what you pay for but Sterling has a lot of issues they need to take care of. How come everyone pays a different lot fee?? And I'm sure I'm not the only one who has noticed a ""change"" in the types of people moving in. There is so much violence and I will not raise my son here. We are trying to sell hopefully it goes soon since were pretty much giving it away and the other older homes for sale in here all smell and are dirty. We are very clean and have fixed up our lot and our home. They need to get rid of the scum. I understand its a trailer park but seriously some people are so dirty they need to filter the trashy people out and maybe the park would look better. Don't even bother calling the office for ANYTHING cause they will blame everything on you and make u feel like a piece of crap. We have never been late on Lot fee, our lot is one of the cleanest, and we take pride in our home but yet were treated like crap the few times we have had issues with the Scum kids who roam around ruining things and doing drugs. I understand it's not the parks fault someone burnt down the playground but its not our fault either. We pay to be able to have a playground and a pool which why isnt the pool open this year. Hmmmmm lemme guess something is wrong with it. The roads are Horrible and the severe pot holes have cause damage to my car. I have never written a review about anything. But, with all the talk in the neighborhood, I just had to say something! Yes, the place is not perfect, but what place is???? I have lived here for close to two years and the owner has done a lot! We bought a nice home, for a price we could afford! And yes, we did buy a brand new home. For those of you that are living in the old mobile homes, YOU GET WHAT YOU PAY FOR!!!!! It's not the owner's fault that this is all you can afford! I love my home and get along fine with my neighbors. I think if you are a trouble maker, you will find trouble anywhere you go! As noted, so long as Capital First has its hands in this place, it will continue to deteriorate. It's historical. You will not get people in here with the high levels of income needed for the homes they're trying to sell. If someone can afford a home for 120,000 - 190,000, they will go stick built. Why would you live in a $190,000 manufactured home with no garage on a lot with only room for one car in a small driveway? No carports, no protection for your vehicle? No basements, no attics. I can't believe you are living in a trailer park and complaining that it isn't a 4 star experience. Have any of you lived in another trailer park? There is no way you have because otherwise you would know they are soo bad. This is one of the largest parks in the midwest for a reason. Also, why are people complaining that they get into deals they can't handle and rent goes up? Helloooo, the park isn't owned by your parents, so why do you think contractual laws don't apply to you and rents don't get raised? If you sign up for something you can't handle, shame on you. I have lived in Sterling for years and having been in other parks, I know the difference. If you want something for nothing, move back into your parents house... Of course there are some bad people here, call the police if you want them out. Again a reference to the above parents comment. If you lived in a regular house and you saw something illegal, who would you call, rightttttt the police!!! They can't control every person that comes in that door. I lived in mobile home parks my whole life. And let me tell you they look nothing even close to this one. I moved here about two years ago and i never seen such a nicer park my whole life. We have not only mobile homes here but manufacture homes. They have over 2000 square feet some of them. Go find a another park that has that. Most of the people that i think complain are the ones that shouldnt be here in the first place. Agree park is changing and the little higher lot fee keeps people that shouldnt be living here out. I lived in that park for 12 years. Moved out over 2 years ago and bought a home. When I first moved in, it was a nice place, but it has gone down drastically. Unfortunately my ex now lives in the home with his parents and my daughter is there every other weekend. Everytime I drive into the park I want to get sick!!!!! I recently found out one of my friends is moving back into the Park, I begged her not to do it. I feel sorry for everyone that buys there, cause you won't get out unless you walk away, all your money lost. I pray everyday that my friend changes her mind, even though I know it won't happen. You pay soooo much money for lot rent and what do they do for you???? Nothing. It was very dangerous driving down the streets after we got all that snow and ice. Security gates, thats a joke they a broke probably 50% of the time, might be a good idea to buy stock in those gates, cause they sure go through them. At first we were impressed by this place. We looked at ""homes"" and found one we liked. We asked the price and was told they need it from the home office. We placed a $1000.00 deposit. Boy were we surprised when we finally got the price,(weeks later) which was totally out of the ball park. Then the financing. This is the clincher. They make you feel like they care, your credit is not so good...but we (Sterling) can help. Yes help to bury you into a debt that you will never be rid of. A 25 yr loan with adjustable rates and a balloon payment at the end! The balloon payment at the end far exceeds what the value of the trailer (yes folks I said the ""T"" word) is worth. Sterling is in bed with Capitol First Realty (which also has several other companies under its name). They claim that their home office Capitol First Realty makes all the prices on the homes. Common sense would tell you that the sales people would know the price before they even show the place. Then the monthly lot rent (this is where they are digging into your pockets with both hands) is way to high for what your getting. The staff is also rude and ignorant. I dont know why so many people complain about this park but all around the place is a pretty nice place to live. Maybe they should visit some of the other parks in the area then they wouldnt think sterling was so bad. You get pretty good lot space and the park keeps pretty good tabs on people as far as who should and shouldnt be living here. I noticed some of the older homes our getting purchased by a middle class working people and they are doing a nice job on remodeling them. I do agree lot rent is a little high but maybe sterling will use some of that money to keep the place looking nice. Pros: thumbs up more

We wanted a good place that was affordable, and after shopping around, we agreed, Sterling was it. They check resident's backgrounds, provide security and if a baddie slips in, they show them the exit door - we like that peace of mind! I think those who may speak ill may have been shown the exit, and are jealous they can't live here any more. This isn't for everyone, this is for good people who want a good life without a huge price tag. Pros: Two Thumbs Up! more
