Stoneybrook West

The Stoney Brook West community in Winter Garden, FL makes it's money by taking advantage of their homeowners. They give out violations with out explanation, reference or proof to the issue they are alleging. They retro-charge fees when they decide to implement an increase. There is never any recourse when this community decides to abuse a homeowner. It is not Senior Citizen friendly. Any person who has not adopted the lifestyle of living online will go broke in this community. Despite the outrageous maintenance fees, they charge an excess of $15 to send anything by mail! Management has a bully mentally. They make unreasonable demands; create new rules ""just because...""; and treat the homeowners like workers rather than hard working people who are paying their salaries. This community is unbending, unreasonable and their policies should certainly be formally investigated by an authoritative entity ASAP! more

Our HOA has the right and responsibility to keep this community looking good, which includes insuring that each homeowner maintains their individual property to standards meant to keep the value of the entire community up. The rights and responsibility of our HOA should end at my front door...BUT.... Unfortunately the HOA took it upon themselves (5people) to legally give them the right to enter our homes to check for violations. INSIDE our homes!!!! The violation is having someone live with me who is not part of their single family policy. Yes!! They get to decide what constitutes as a family. Right now it is husband/wife/children under 18yrs of age. Modern families....good luck being accepted and welcomed. The HOA wants us to ask permission for our children to return living with us after college. We have to pay for yearly back round checks and $100 a year for use of the facilities that we as homeowners own. It is done for the sake of keeping every one ""safe"" because our children may have gone out into the world and done grave danger to others. more

I have lived here since 2000 and this has to be the worst run home owners association ever. The hoa will not allow renters, they prefer home owners forclose and further lower our property value. Our outrageous dues go to a crooked resident/attorney, that serves on the board, an unlicensed property manager and a fleet of rental cops that ticket cars that block sidewalks overnight. It really is ridiculous and out of control. I too am researching legal avenues, as it is only a matter of time before someone sues and we the home owners are going to suffer. more

That loser of a homeowner association president drives around on his pretentious golf cart nit picking minor infractions to use our dues (expensive dues not affordable at all.....its a public golf course people we don't pay for that) to send out certified mail letters about the most ridiculous stuff and in those letters threatens the use of legal action! The infraction that was sooo severe on our last statement was our oak tree....yes our oak tree had a few low branches and we were threatened with attorneys!! WOW!! with intense foreclosures in our neighborhood with abandoned homes and people so far behind in dues he actually wants to nit pick my oak tree?!? It almost makes me want to let this go to court to see how much a judge really cares!! by the way I must only assume everyone in the neighborhood got this letter based on the looks of their oak trees.....glad to see our money is going to good use while the things that really matter are not getting taken care of. To add to this hitler regime we have a fellow homeowner who threw a party for his daughter and all the guests were turned away at the gate and told by the guard that they were not allowed in because the homeowner had not paid his dues!!! Beyond the obvious giving out personal information.....apparently we are prisoners who are told who can and cannot visit us!!! I don't care how behind you are.....you should never be kept out of your neighborhood and your guests should ALWAYS be allowed to visit you!! I think you can guess that this homeowner has pursued legal action himself! STAY FAR FAR AWAY from this neighborhood!! Lest become another victim and find yourself behind your own prison for which you pay for! No one in this entire neighborhood except those on the board feel its run correctly and fairly. How could they? its just factual! so this nonsense about you can't please everyone is retarded. Thats a cop out for not doing your job correctly and in such an obvious way. I have also lived in this neighborhood for 5 years. Never late on my dues. I have also watched it go from a wonderful, full of life community to this offensive bullying situation and the only difference was the board getting turned over to the idiots who currently run it. We use to have festivals....what happened to those? Oh yea the bad economy....OR perhaps paying attorneys for my oak tree? My only guess radzfl is that you yourself are on the board or you live with one who is. Hope you are having a hay day with the bullying. I have a few weeds around my pool....make sure you stay on top of those. Having lived in SBW for over 6 years, we find it a great place to live. It is situated around one of the best golf courses in the area. Our Board of Directors has done a fantastic job managing the property, escpecially in this tough time, as we have been affected by the housing issues with foreclosures, non paymet of HOA fee, etc. Pros: Great BOD. Great neighbors. Great golf. Convenient area. more

The board at Stoneybrook West is out of control. They are bullies in the worst sense of the word. If you are a little late with your dues they will disable your access to the entrances and forbid your family and friends from visiting you. Warning....Stay away from this HOA. Buying a home here is not worth it if you are looking for an HOA that cares about you. I am a new homeowner and I recently have had some problems with them. They were being extremely rude to me. I asked them whether they cared about resident satisfaction and this was a quote from the community manager ""it's not about making the residents happy, but it's about doing what the board of directors want."" I just thought this was very rude, and not worth paying the $1700 a year association dues. If you are interested in a house in this community, please proceed with caution. Cons: EVERYTHING more
