My fiance and I were recently in the Peoria area looking for an apartment as we will be relocating to the area this summer. We both knew from conversations with other property management companies, that no one knew what apartments they would have available this summer, most places wouldnt even show us anything because it was too far ahead. We were only in town for 2 days and found S & S Property Mgmt listed in the Apartment Finder booklet and called and spoke to Sue at one of their offices. Not only was she very helpful, but she took the time to show us a few apartments that were in our price range, even though they wouldnt be the ones available in June. We were very impressed with the properties we were shown, and will definately be in touch with S & S when we relocate. more

S&S Property/ Shea Property- Good to me! 12/16/2011

I stumbled on this website only because I was looking for an online listing that S & S Properties may have….and I must say I am taken…. I have lived in Oakridge Apartments since March 2008. While the rent is on the higher side, it’s the price I agreed to pay for what I want. When I first moved in Miss Sue was the property manager here. I absolutely love her. She made everything so very easy for me. As far as being unprofessional, she was more like a friend guiding me through than just a property manager. Whenever I had a need or maintenance request, she was glad to put it in, and someone was always at my door within 24 hours. As far as Miss Tammy, same goes. I have never had any issues with her. Whenever I have a maintenance request (and I have the strangest ones) she puts them in quickly and they are always handled immediately. Very professional and a great addition to this team. The complaints listed about Chuck Sellers seem unwarranted to me. Chuck Sellers has property managers to manage his properties. The fact that you can’t walk in and demand to speak with him is understandable. He is a very busy man; you must make an appointment with his assistant if you want his time. He has no time to deal with the hundreds of tenants he must have. This is why property managers have jobs. Everything must be filtered through them first. (Chain of command) The only problem I have had is with that of the newest maintenance guy. The last guy Walt was a dream. Easy to deal with, very laid back and glad to have his job. The newest guy (not sure of his name) who is a small bitter man, has a chip on his shoulder. He is very rude, hard to deal with and has a mouth like a sailor. To avoid this, I try not to be home whenever I have a maintenance request. But that’s neither here nor there. The fact of the matter is, the job still gets done. My experience here over the last 3.5 years has been great. So much so that I have no real complaints. Believe me, there are some slum lords out there. In my career, I deal with property managers on a daily basis and could give you a list of beware… Oakridge Apartments, Miss Tammy, Miss Sue, Chuck Sellers, I would recommend them without a doubt. That is if you’re adult enough to follow the chain of command along with the rules. more

After that I then started to read the reviews online and I couldn't be more distressed by them. I then said does he have any reason what so many people have dislike his service. He laughed and said ""I'm not going to defend myself"" Taken aback, I simply asked again, ""well I'd really like to know who I'm renting from, can you tell me about your business and how I can expect things to be done"" he then hung up the phone. HE HUNG UP ON ME!!!! I called back and informed him I would not be renting from him and wished him a good day! JERK HUNG UP ON ME, for asking how things work with is tenets.... um I hope no one find s this ok! Please don't rent from this man! Shae Property Management, and Chuck Sellars is a scam of a company! The END!!! more

Chuck Sellars is a WASTE OF LIFE 1/7/2011

First of all,\r Chuck Sellars is a dirt bag.\r He is a pathetic human being.\r He wont return phone calls for problems with his units and he sucks as a person.\r Dont rent from him or S & S properties....they are disgusting and charge way to much. they screw you on your security deposit.\r I went to sellars office many times screaming at him to take care of the problems at my place and he just said he would ""get someone out there"" and then did nothing.\r He is a piece of Sh*t more

Another Dissappointed Customer 10/30/2010

All the bad reviews are true. I will just state 2 major problems I had with them. 1 - I HAD a storage room that they provided free of charge. It was in the basement of the the apartment complex. I should have known why it was free. It flooded down there multiple times. The first time it flooded I decided to take on the cost of damages. I learned and bought shelving units and put everything up. The next time it flooded everything was fine in my storage unit. A month or so after that happened I walked down to get something out of storage and noticed all the doors were taken off and everything was missing. I called S&S and they told me that the landlord was gone for the week and would all me. They told me they gave us notice of the removal, but I never received it. Luckily the guy was halfway smart and kept some of my stuff he thought was valuable. To me everything in there was valuable since it would have been out of harms way. Lucky for him he saved the most expensive pieces otherwise he would have been getting a law suit. 2 - I moved out 2 months ago and just received my security deposit back on my 1 room apartment. He deducted $165 for carpet cleaning. There are two things wrong with this. A - there were no stains in the carpet and I even went through and vacuumed before turning in my keys. B - I just got a quote from Stanley Steemers which is arguably a more expensive company to go with and it was $99 for the cleaning. C - Just for good measure I'm adding a third. You can not legally deduct money for regular wear and tear. For this I will be filing a lawsuit. more

If you're a fan of frustration, rent from S&S! 8/17/2010

We lived at OakRidge Apartments for a year. The area is wonderful, parking is great and apartments are spacious and had all the amenities we were looking for. ***HOWEVER*** S&S Property Management (formerly known as Shea Property Management), Chuck Sellers in particular, is the worst company you could ever rent from!!! Their properties are decent but dealing with them is just not worth the hassle. I have rented for 15 years and NEVER had any problems like the ones we've had here. I literally could write a book, so I'll keep it brief by saying: * the apartments have the cheapest of everything (appliances, cabinetry, etc) * maintenance requests will likely be ignored * walls may not be painted between tenants, carpets may not be cleaned (or replaced when worn out) and the apartment may not be ""move-in condition"" clean -- even if the one you viewed prior to signing a lease was (aka, bait and switch) * if you cross Chuck Sellers in any way, such as calling him out on being a disrespectful -------, your lease will be non-renewed * if you wish to speak to Chuck Sellers directly, it won't ever happen, he will not speak directly to his tenants * the office staff is unresponsive, unbelievably rude and exceptionally unprofessional * the office staff will give misinformation and then Chuck Sellers will hold the tenant liable for not properly complying with their unstated directions Do a search of Chuck Sellers and S&S Property and read all the reviews before considering moving into anything managed by them. We've had wonderful neighbors here - they, along with friends who have rented from Chuck Sellers, have all had similar experiences. The other reviews are spot-on too -- HEED THE WARNINGS!!! more

I have rented many times before running into Chuck and had a few problems but none like I have had here! There are bugs mold, and water leakage everywhere! This man and his properties are worthless and infested with problems. I have great nieghbors who experince the same problems and nothing gets done. Avoid at all costs 8/3/2009

SPM is the definition of slumlords. I rented an apartment and only lived there a month because of multiple problems. I've had several apartments before and this was completely different. They broke landlord-tenant law multiple times. Their tenants are people like me who were new to the area and didn't know better or criminals with bad credit. There was excessive noise they refused to do anything about, they assigned me a carport that had been assigned to someone else who ended up getting in multiple altercations with me over it, (some deadbeat criminal), also broken locks and leaking showers they wouldn't fix. Their staff will act like they care until you sign on the dotted line. Chuck Sellers is extremely greedy and a disgrace to Peoria. Pros: They won't check employment or credit Cons: Everything else more
