RPM manages a rental property for us.\r \r The positive -- They manage rental properties and I don't have to deal with it. They find tenants, collect rent, inspect properties, do basic maintenance and some repairs, and we benefit from their resources and experience. And most of the RPM employees I've talked with have been reasonable friendly and seem to genuinely want to do a good job.\r \r The negative -- They seem to operate in crisis mode and non-crisis stuff is frequently neglected as a result, so the things they say they'll do don't necessarily get done. Second, and probably related to the first, they rarely respond to communication other than phone calls, and to those only when actually available to take the call in that moment.\r \r RPM has some good potential. Unfortunately, the occasional mishaps, apparent crisis focus, and poor communication patterns have made it less of the worry-free experience they advertise.\r more

Real Property Management in Layton Utah - Rude, unprofessional. and lazy.\r They will NOT repair damage in the homes they rent. They have been notified over and over about problems with kitchen appliances, broken pipes, rear deck problems...THEY DO NOT CARE. more

Awesome company! We have been with Real Property Management since 2011 and we are fully impressed. We were with another property management company, Welch, and it was a real relief when the professionals took over. No issues, payments are always on time and there is a lot of open communication between the front office and the owners of the property. I highly recommend using them and when I get more properties they will also be managing them as well!\r \r Thanks to Troy and his staff.\r more

We grew and prospered only because we found Real Property with the great efforts of Troy. Living in the San Francisco Bay Area, Real Property gives us the worry free of managing our properties afar.\r We have to admit, that of all our properties throughout the western part of the U.S., Troy is the top of our list. As we still look for certain properties particular Mobile Home Park Communities, would be very comfortable in Real Property managing the community. \r \r Alex\r Managing Member,\r Meadowlark Private Investments, LLC more

Editorial review from Citysearch 12/5/2012

I live out of state and have relied on RPM to management several rental homes for me for over 10 years. They have always done an outstanding job more me through many challenging issues such as insurance claims with a tree on the roof in a windstorm, water flooding a basement, and other ""crisis"" type issues. Troy is the best! He is fair, reasonable, proactive, and overall I can't think of anything he could do to be better. Hire RPM (and specifically Troy) to manage your property and you will be happy with the results. more

Editorial review from Citysearch 11/5/2012

I highly recommend Real Property Management. My husband and I are out of state homeowners and have been working with RPM for the past five years. The team at RPM, especially Troy, have been fantastic. They have handled all of our property management needs professionally, from recruiting tenants to renewing our business license to dealing with utilities to eviction, and much more. I honestly can't imagine having a rental property in Ogden (and keeping my sanity) without their invaluable assistance. more

Editorial review from Citysearch 7/23/2012

I would like to thank the team of RPM for their Rental Property Management and taking care of my property so well. The best thing about them is that they keep me updated whenever needed and remind me I need to make decisions. Also, stand for me when I get annoyed about rent. more

TAKE A HINT GUYS!! DON'T DO BUSINESS HERE!! 3/22/2012

This place is the worst property management team on the planet!! Im writing this review so you don't have to deal with HORRIBLE people like I did. I cant say her name on the net, but her name rhymes with ronnie. she is a property manager there and she is the biggest LOSER known to man. she's rude, impatient, immature and just plain bitchy. This place is UNPROFESSIONAL to the MAX! do NOT do business with these freaks! God's gift to the world would be if this place closed down and they (Ronnie) died of horrible diseases! my place was a DUMP when i moved in. i dont think it has been repainted since it was built! If you have a half a brain, GO SOMEWHERE ELSE TO DO BUSINESS!!!!!!!!!!!!!!!!! more

Phenomenal Performance! 8/2/2011

These guys are amazing! I have been working with them for a long time, and I have been awed at the kind of work they've done. I have had to deal with several dishonest property management companies in the past, and rpm has totally changed my perspective. They promptly take care of rent collection, regular inspections, and I am always informed about any issues, and they're taken care of. They manage several of my plexes, and I couldn't ask for better quality service. more

agent is liar in atlrpm 5/2/2011

Very bad service and bad screening system. Agent said tenant is nurse but she is not. agent is liar, The contract clearly indicates that Michael canada, my agent, holds $1000.00 of security deposit. He just partially refunded me $500.00. Tenant change mailbox locks and did not return all keys when she move out but agent said he'll not response this things. Do not use RPM to manage your property. their staff is very rude and unresponsive. more

From Renters Perspective 2/15/2011

This company is unprofessional. I should have known this when I waited for 45 minutes for the property manager to arrive late for a lease signing appointment and all that time waiting, I noticed the receptionist hanging up on a few calls! I am a renter that makes rental payments to this company. Before signing the lease, we viewed this property that was filthy, but was reassured it would be cleaned. I trusted this (I should have viewed the property again before signing the lease). Upon move in day, the place was just as filthy as when I viewed it. I complained to property manager, which was responsive to getting the place cleaned within a two days. (still a delay from moving in). The cleaning was not acceptable (toilets, tub not scrubbed, and carpets not vacuumed/cleaned). BTW-- in the lease agreement it states I must provide a receipt for professional carpet cleaning, when upon moving in carpets were obviously NOT professionally cleaned). I had to do much cleaning myself. Additionally, the property manager could not give me any information about the property as to which parking was assigned to the unit and which garage. It is a private estate, if a vehicle does not comply to parking regulation, the vehicle could be towed. The property manager replied when asked ""I really don't know, ask they neighbors"". Is it so difficult for the property manager to contact the owner or gather this information before renting the property? Now I am six months into a year lease. I have a very difficult time getting a response from our property manager for questions or repairs. For example, a water leak from a door, causing damage to a wood floor took months. Property manager ""forgets"" to call me or to respond to requests for repair. Within a couple of months of moving in Real Property Management gave my personal information to other third party companies. For example an appraisal service that the owner of the property hired was given my cell phone/home number. The property manager stated that they did not want to be a ""third party"" to setup an appointment for the appraiser to look at the place, so informed that the appraiser will contact us thus, giving our home phone and cell phone numbers. I understand it may be easier for them, but it is a violation of privacy. Real Property Management was hired to be the ""third party"" company to act between the renter and the owner of the property! Another incident, RPM state in our lease agreement they have to give 24 hour notice to enter the premises. A couple times they have called and shown up at the door to change the furnace filter and a property inspection, all without a 24 hour notice! I have owned rental properties myself (now all sold). I would not hire RPM if I were to hire a property management company. It has been about 12 or so years since I've rented and I've only signed a 1 year lease, I'm thankful I will be renting renting [from RPM] is temporary. more

Manners 12/8/2010

Real Property Management is a joke, really! You can be rude and condescending all you want it does not intimidate me at all or make you right. more

Not a good choice 8/6/2010

This company needs to work out the flaws. Here is what I experienced. First, it took two weeks before they posted picures of my house and I had to call them to inform them of this issue. Then the hired property manager did not show up on time which I found out from the neighbors. This may have turned away some potentially good tenants. The biggest issue we have is that we do not see our rent check until the middle of the month. So, they get the rent check the first of every month and we get it around the 12th or the 14th or whenever they ""cut the check"" . People have mortgages to pay and this company does not care about that. Overall, horrible experience and we will not be signing with them once our contract is up. As a military family we can not rely on this poor service and will pick the battle of doing it ourselves. more

Good caring customer service 5/19/2010

I have had good luck with this company. They always answer the phone which is tons better than the other property management company I used before. My check comes every month and I have no problems with the company. I was looking for their number online and found that a few people left bad feedback so I wanted to help them and say that I have had great success with them. They seem very organized and professional. Maybe their competitors are putting bad referrals on the internet because I have had nothing but good luck with them. Pros: They have been great Cons: no problems so far more

Worst Landlord Ever!!! 4/14/2010

This is the only rental company I have ever had a problem with, but OMG. The turn around time for any sort of complaint was always between least four days and a week and a half (including when my boiler broke down TWICE during the winter). The common areas of the property (laundry area, grounds, etc.) were allowed to degrade to an amazing extent, and when I finally left my RPM property, they sent me a bill for time I wasn't in the property and for repairs on problems that existed before I got there. However, the problems I had are really small compared to how this company has affected the owner of the property. I've never met the owner, but during the time I lived there, the backyard went from being a nice grassy area to a muddy mess where the renters downstairs keep there dogs, and the building itself has gone from a cute yet old building to a dive. AMAZING!!! Pros: Office conveniently located nearby Cons: Bad customer service and little actual property maintenance more

Save Your Money!!!!! 8/25/2009

They take their time publishing your rental property\r (mine was 6 weeks) Then wrong town was advertised.\r size of property was wrong. and as I paid for newspaper ads they never returned calls to prospected renters. PLEASE do not use them"""""" Pros: There isn't any Cons: they take $ your money first more

What a joke! 8/18/2009

The staff running this company is unqualified and uneducated in accounting and customer service. They can't even post rent checks to the right accounts, then won't accept responsibility for their errors. Gepheardt is going to hear about this company. Pros: Can't think of one! Cons: Not enough room to list all their incompetent erros more

Property Management in Layton Utah 9/4/2008

For someone who needs out of state property management, this is a good fit. They have an office, unlike some property management companies, and plenty of worker bees, unlike some property management companies. more

Professional and Tons of Local Knowledge 8/8/2008

This property management company is very professional. To start with, they answer their phone almost every time during business hours. They also have a very simple fee structure. They have property managers with years of experience. Pros: Professionalism, Experience more

Find a different property management company 9/27/2007

Like the other posting, I have found my experience with Real Property Mgmnt to be dismal, at best. Phone calls are not returned, emails returned most of the times but not until very long delays. Without any notice to me, the manager assigned to my property quit at the same time my property was being vacated. I assumed (wrongfully) that the transition to another tenant was moving forward. It wasn't until I called to find out the status was I informed that my mgr quit and they just hired a new guy. He just started and has yet to return my email. Suffice to say, due to poor communications and follow through I'll be paying my mortgage for a second straight month.\r \r My suggestion to any one thinking of using ""the largest full service residential property management company in Utah"", DON'T DO IT. I'm now looking for a new management company so I can GLADLY FIRE Real Property Management, Inc. Pros: They made it easy to sign up with them and take my money. Cons: Too many to list. more
