Lived here 3 years. Have been happy with my apartment. I like that it has forced air and not a window air conditioner. The parking is spacious. The walk-in closet is nice too. I would definately recomend this building to others. Can't beat the price! more

Wow, what a bunch of complainers. It's an apartment complex not a condo. I?ve looked at a few reviews people have posted on here, including ?Other? things some of you have posted on --- all negative. Leads me to believe none of you are happy people. I?ve lived at a Properties building for several years now. I'm quiet & like my space,Ya, apartment life has its draw back especially in larger buildings (I can hear people walking around upstairs & laundry room is usually in use) But, problems are usually fixed very quickly. My next door neighbors are great. Improvements to the building make it nice. The Onsite manager (I won?t say who) is friendly. I called her up cuz I dropped my keys down a storm drain late one night and she gave me access to my unit. Ya, I had to pay a deposit on a new set of keys (SUCK) but not their fault. Only been charged on my own F?ups, put a hole in the wall, but I asked if they could work with me on that & got the charge removed. If you?re looking for a concierge service go else ware, I'm happy ""YOU"" don?t live here. Cant say what all the buildings are like, but cant beet the price or location of mine. more

This company -- Properties International -- is nothing more than a group of investors who are frauds and their on-site management are powerless to act in any honest manner; their hands seem tied to respond with a shred of integrity or truth. Shame on you Properties International; shame on Simone Popa, and shame on Sylvia for the willful deceit and evasiveness. more

I went to look at one of their properties. The property manager Amber made it very clear that she only works from 9-5, and no saturdays, so working people...sorry, but they'd rather rent to the unemployed. When I made it to the property I was told to meet her at the unit with no direction. After wandering around the building I made it to the unit. Amber did not make me feel welcome, it was more like I was inconveniencing her by making me show her the apartment. The apartment was nice, and cheap, but after asking a few questions, I found out they don't do full maintenance. What does this mean? Well Amber told me, if your sink clogs once we'll fix it, but if it keeps happening we'll charge you? WTF? Also, if there are any bed bugs they tell the tenant they brought them in and will charge the tenant to get rid of them. And then there is the crazy 400 dollar holding fee, etc. I left feeling really turned off from living there. It just seemed with all the apartments out there I would rather live in a building that would take care of things likea clogged sink. This is why we rent, and not own. I just don't want to live in any building where the property management is acting like they're doing you a favor by renting to you--umm, no. We are doing you the favor by giving you our money out of all the other choices we have. more

There must be a reason why everyone is giving Properties International a bad rating. When we moved in Silvia was very nice to us. When we were pointing out defects in the apartments - She told us these are minor things and not to bother......... as if they never charge for small things. When we moved out Silvia - refused to give us a move out inspection. She was suddenly SO rude to us. I dunno how or why! and then she made crazy charges which were just NOT TRUE! And she threatened us that she'll charge us more if she is given a hard time! And guess what ! THATS WHAT SHE DID! WHAT A ************************* ! PLS REQUEST A MOVE OUT INSPECTION A FEW WEEKS IN ADVANCE. and you have the RIGHT to have one. Coz if you don't it works in their favor and then they charge you for stuff you didn't do! PLS TAKE LOTS OF PICTURES coz ull need evidence. AND PLS DONT RENT WITH THEM. ITS NOT WORTH IT!!!!!! EVEN IF YOU GOTTA PAY MORE ELSEWHERE GO FOR IT. HATE THEM. THEY WASTED MY TIME ENERGY AND NOT TO MENTION $800 WHICH THEY CHARGED FOR CRAP more

There is a statement in the agreement saying that all the tenants have the right of quiet enjoyment of their residence. We can not sleep at nights since the month of September, because of our noisy neighbor, and we asked for the management's help for several times. However, the manager Simon Popa does not care about it. She told us there is nothing she can do. I believe that it is the management's responsibility to provide quiet and livable environment for the tenants. more

I filed a complaint at Consumer Complaint Agency. Here is the result: Dec 19, 2009 - Decision Rendered for Case #99112467 in favor of consumer. Due to the organization's unwillingness to accommodate an adequate resolution, it is our finding that the organization in question has not operated in accordance with an acceptable level of responsibility. The party/organization has been officially censured by the CCA and a negative designation has been filed in permanent CCA records. We regret that a more favorable outcome could not be reached, but be aware that your complaint will remain on record and will serve as a stern warning to others to avoid all dealings with the party in question. These people are not honest. They charge 70 dollars for two sets of keys and 50 dollar for the remote of the garage. Any wear and tear that happens naturally or because of their terrible paintings, they charge you for that. Don't expect to get much back from your deposit. They are also not honest about these things. I agree with all the other reviewers that this company is unreliable, and uses dishonest tactics to squeeze as much from you as they can. Though they do managed some decent buildings in the prime area of Pasadena but most of the units are old and in need of repair almost indefinitely. The main person 'Simone' (very dishonest) is helpful but once you're in, you're pretty much under her command. If you need repair, be sure to see some rent increase within the month or so. If your toilet needs a screw to hold in tightly, or the pipe from second floor's unit is leaking through your's; tada - your rent just went up again, just wait for the notice in the mail. The average increases are about $60-$80 every six months or so. Pasadena does NOT have ""Rent-Control"". They have some decent apartments in decent areas, and repairs are typically done in a timely manner (< 1 week), but the management are dishonest and without morals. They charge service and maintenance fees that appeared questionable according to California state law, back-date mail by several months to make it appear as though they have promptly addressed issues from the past (even though the envelopes clearly show that the letters are indeed back-dated), and routinely do not give back deposits, among other things. Watch out for Simone Popa, the one who oversees the Properties International operation - she orchestrates the questionable activity, and is highly unprofessional and unethical in person, over the phone, and in her actions. Also be cautious of the properties on Oakland Ave, sub-managed by Tom Lombardo and his wife: they are more or less just puppeteers to Simone's requests, but they aren't the most friendly people, they are always around the apartment building, and I have been greeted by many dirty looks from them both - this makes for uncomfortable encounters around the apartment.
