The building has problems, but we liked the location and tried to make it our home. Nice common area, but units are common inside and no W/D.

I found my apartment by PAC Properties quickly and easily on Craigslist. Their properties are very affordable in an otherwise pricey area. Sam and Micheal were in constant contact by email and by phone as we worked out the details of my lease. Their extremely efficient and detailed service made my move an easy transition. I would definitely recommend their services to anyone. more

I have been a resident at one of the PAC Properties and I have had a good experience over this period of time. The staff are friendly and always very helpful. There were times when i needed to make changes on my information and the reaction was very fast. I got my reply within less than an hour. more

Beware of them! 11/23/2010

Everything is going to look great until you move out. The low security deposit is so tempting when you move in but trying to get it back when you move out might take you a little bit of work! to the point that you'll have to go to small claims to get it back. Most of their properties are not ""rent control"" buildings so they increased my rent TWICE within 10 month; the water and power bill for the building was added 2 years AFTER I moved in and it's handled but AUM, a third party company that charge me a $7 late fee per month for a whole year claiming they were getting my checks late even though I mailed them 2 weeks before due date, so send them a check from your bank and keep your records organized! take pictures when you move out, they will claim they have pictures of damage to the unit but they won't show you the pictures. A total headache! I say, rent from an owner not from a big company!! more

My partner and I were looking for a new place to call home. We were immediately drawn to the PAC Properties. Every unit we walked into were bright, large and extremely clean. All of the PAC locations were in very homey residentual areas which drew us to them. The unit we chose is right next to a park which is perfect for our two small dogs. Everyone in the leasing office was very helpful with all of our questions, and prompt with answering the phone each time we called. The staff made us feel confident with the choice we made, and we cannot wait to move our things into our pretty new apartment. more

PAC Rocks 11/15/2010

After looking at over 25 apartments I had an emotional breakdown. With 15 days left on my lease, I thought I was going to end up homeless...........heavens parted and PAC made it's way into our life's!!! How didn't I find them sooner? Broadening my search outside of Weho I made the 8 mile drive over towards Toluca Lake. I've learned that pictures of apartments are so deceiving so I was skeptical to say the least. Much to my surprise, I was impressed. Description and pictures matched what I was seeing before my eyes! Hope at last! It only went uphill from there. I looked at over 5 PAC apartments the next one topping the previous one. Which to choose? Which to choose? Their attention to detail is amazing and the apartments are very clean. No mice dropping or roaches in sight. After choosing our perfect home, we walked over to the leasing office which was nicely located next to our building. The people were very nice, helpful and the process was very easy. The office smelled like Christmas and the chocolates they always have out were delightful! Today is my move in day! I wish I knew about PAC from the start! Next time you are searching for an apartment, definitely check them out! more

Lived in two of their buildings! 11/9/2010

We have lived in two PAC managed buildings. One in Santa Clarita, one in the Valley. When living in Santa Clarita, the building even had all it's pipes replaced! A necessary evil in maintaining their properties. The company was very gracious and gave us reduced rent for the specific trouble we went through. (We spent time without hot water, which the rent reduction and continued attention to fix the problem made up for). The maintenance department is prompt to set up an appointment when repair work is needed. The apartments are beautifully cared for. The company seems very serious about making their buildings comfortable for all their tenants. Part of that means they take their rules seriously! We've been to buildings where tenants can leave stuff outside their door and in the parking areas and I am blown away at how trashy it made the building appear. This is not a problem with PAC buildings. I like that I can make anonymous complaints if I ever have a problem with a neighbor. That way I can still live here comfortably, and the office takes care of talking to the neighbor. PAC has always dealt with us professionally and after the horror story we lived with in the Valley before finding a PAC managed building, we are very thankful for them! more

Great Relocation and Super Friendly! 11/9/2010

When I moved from Boston to Los Angeles, the task of finding an apartment was very daunting and frankly, quite terrifying! Not only was P.A.C. extremely friendly and accomodating, but they really took the time to answer all of my questions. And best of all, they aren't pushy at all! No pressure to sign as soon as you go see the apartment! I'm the pickiest apartment hunter ever and P.A.C. helped me find my dream apartment! Sam and Rebekah are super friendly. It's rare to find such a gem. more

Great People, Great Company 11/9/2010

My husband and I were looking for an apartment in North L.A. while we were still living in Houston, TX. It was super important to us that we secured a place to live before we drove the 3 days out. P.A.C. has a great website with pictures of their available apartments, as well as virtual tours of the apts, which gives a really good concept of what the apartments look like without being there. We also ran into some snags in the application process (on our end) and the pac leasing office was so great in working with us and helping us get everything squared away- even with us being all the way in Texas! Having now lived in our apt for a couple of months- we are very pleased with our continued experience with the company and the prompt responses to any questions we have. We would definitely recommend leasing an apt with PAC! more

My husband and I were moving across the country and wanted to find a place before we left. Everyone in the PAC offices was incredibly helpful, professional and they truly made this incredibly stressful process much easier. Upon coming to our aparment, which we had only seen in pictures, we were very pleased to find a fabulous property. We ended up with exactly what we wanted, in an awesome neighborhood. more

My husband and I both moved cross country without any knowledge of the area or what companies were good to deal with. We came across PAC Properties and from the initial meeting we were impressed with their professionalism, attentiveness, and genuine care and interest for our individual needs. The property was the most competitive in terms of price, layout, cleanliness, and what it oferred in general. We were very particular and fussy in what we were looking for and wanted something clean, safe, in a great neighbourhood with a great budget. We found this through PAC properties. It was also helpful as they had numerous apartments to choose from that fit this category. Would highly reccommend doing any kind of business with PAC Properties. Everyone is helpful :) more

Noisy Dog Barking & Dog Poo/Pee in buidling 10/21/2010

The dog barking is out of control. The apartments face each other and the walls are thin. You can hear your neighbor fart, so you can only imagine how audible it is when dogs bark in the building. When its been brought to Tammy Atkinson and Vicki Gomez, they scoff it off by telling you to report it to the city directly. They dont want any part of the hassles because they have taken too many buildings under their wing and can barely manage 1 properly . Considering these rents arent rent controlled and one pays market rate, other apartment buildings have policys in place when it comes to noise and barking dogs. more

THE WORST MANAGEMENT CO 10/14/2010

On the surface this looks like a well run company, but when there is an issue, there is no one to talk to. The on site apt. manager was never present. The management office staff could never answer a question. Everything had to be taken to ""the owner"" whose name or names would never be provided. Having been a perfect tenant, rent always paid on time, no reason was provided for a notice not to renew the lease. When the final rent check I sent was for the full amount, and not pro-rated (less money for them) they returned it and then said I would be evicted within 3 days for not paying the rent., WHAT IS THAT? Again, of course, ""the owner"" says so. Trash area always stank, junk mail piles around the mailboxes and no trash can, attacks in the gated garage, locked doors left propped open...this was supposed to be a secure building. I highly recommend you look elsewhere. more

Seriously, DO NOT RENT FROM PAC 9/30/2010

I lived in one of their apartments for 2 years. Since I'm not really high maintenance or particular when it comes to my living space, I didn't notice how bad it really was, despite hearing constant complaints from other tenants. They lie about the rent when you sign the lease. They tell you one price, then charge you everywhere else they can. My apartment was infested with bugs. The unit was cosmetically in decent shape, until you closely looked and noticed that they really don't take care of the place, just cover it with a new coat of paint. They make the buildings so that any community atmosphere is squashed. If there is a problem, it takes forever to get someone, then they often don't actually know what they're doing. They decide what is an ""emergency"" situation before sending someone. Basically emergencies are only if there is a fire or something completely dramatic. I just moved out and they charged fees that were not quoted in the lease. Pretty much their only concern is money and ripping you off. DO NOT RENT FROM THEM. more

DO NOT RENT FROM PAC!!!!! 8/22/2010

PAC is the worst property managemant company! I moved into 1 of their buildings about 7 months ago. My nightmare started the very first night when I discovered the building has rats running aound as soon as the sun sets. PAC constantly turns the water off to perform "" plumbing repairs"" ; truth is the pipes leak raw sewage into the units on the first floor. PAC took the short cut in repairs and now the sewage runs into the front grass area instead of the apartments. The water from the faucet's is brown. The latest and greatest is that the apartments are not wired correctly in the kitchens. PAC sent a maintenance worker who was suppossed to be an electrician to correct the electrical problem in my kitchen. The man PAC sent was not a licensed electrician. He fixed nothing and told me I would have to wait for someone else to come out. Meanwhile, I had taken the day off of work and all of the food had rotted in my refrigerator. I raised holy heck at the main office to no avail. The main office told me I needed to contact maintenance again and that they could not help me. I called maintenance again and this time they sent a real electrician. When PAC spoke to the electrician and found out that the apartment needs to be rewired to meet code they sent him away and now want to send one of their own people. I have tried to contact the main office several times at this point and my emails go unanswered. PAC will only communicate thru their shady maintenance dept. They have not offered to prorate me. Nor do they care about the safety of their tenants. My apartment is a fire hazard right now and PAC could care less. DO NOT RENT FROM THIS COMPANY! You will be living in hell! more

It's True... They're Pretty Bad 7/2/2010

I have to be in agreement with these postings. I would guess that the people that are saying that the building is ok are probably from PAC trying to make themselves look better. We've lived there for over a year. The problems started pretty immediately which should have been a sign. The apartment that we moved into had a lot of water damage from a leak prior. We were promised that they would fix the floors before we moved in and they never did. When we contacted them several times after we moved in about it our calls were ignored and eventually we were told that there was nothing that they could do to fix it. The water is always BROWN!!!!! and since we've lived there they turn the water off about once every two weeks I'm guessing to try to fix the pipes but i've been there for a year and it really hasn't gotten any better so if you move in I would suggest ordering Arrowhead or something bc a Brita will just be worn out too quickly. They are constantly writing letters to the tenants about all the rules being broken and not to disrespect the property. i.e. we had our bike in the garage and we were written a letter after a year saying that we need to move our bike or it will be thrown out. MIND YOU the hallways smell like piss and dog and the grounds are pretty gross. We overlooked this bc our apartment is very spacious and they accept pets but truly it the property is no luxury housing by a stretch I think they make way to big of a deal about small things like that. We were one day late on our rent one month and were charged $100!!! for a late fee. We wrote them a letter saying that we were never late and were great tenants and they said NO. We would move but honestly it just costs so much money so we just suck it up but all in all they are not respectful of their tenants I would pass. Pros: easy to rent from them Cons: no respect for the property or tenants more
