They do not meter their residents water bill. They lump it all together then split with all. So if you live in a one bedroom and the three bedroom residents have 20 showers a day. You get to share the water bill with them. Even if you were away for the whole month, your bill will be through the roof. more

New owners and new management. The experience, overall, has been pleasant. The staff in the office, while not having much experience, is congenial and genuinely willing to help with whatever problem you have. My biggest concern is over their water usage policies and how they compute the monthly bill. We have been assured that each unit is individually metered and a fair and equitable process is used to determine individual unit costs. But the prices seem to be a little high. the common areas are over-watered and the majority of it runs down the hill to the front doors of the apartments and then eventually out into the drains. It just makes you wonder who is actually paying for ""that"" water. more

It is a beautiful place, but when we just moved, we already had issues. Ants was one problem. They were everywhere. Half of the lights didn't work, I called and no one bothered to come so I fixed them myself and just continued to make best of things. Then there was the toilet incident where everything just overflowed all over and into the carpet and apparently something broke inside. We called to have someone come and fix it, but no one came and yes, agreed management isn't friendly. I got so sad and frustrated at their treatment towards the situation. I called my dad from thousands of miles away, remained calm, bought the parts I needed, and fixed it myself. Then had to figure out how to clean the carpet very well which wasn't pleasant either. The sliding closet mirrors derailed so there I go pulling them apart and fixed them myself because I figured why bother to call based on the treatment there. When it gets cold we turn on the heaters and guess what?? Turns out two of the vents don't work. The girl in the front office is mean. The main manager is nice and more welcoming. You're wondering why we are still paying if no one is pointing a gun at me forcing me to live there to be miserable right....it is because we are still looking for a place because it is a terrible thing to be the one to fix everything. If I was a homeowner, I'm ok with fixing things myself, but when it's not even my place and I'm paying out of my pocket to repair things I shouldn't, its rather terrible. I went to this site because I wondered if anyone out there shared the same concerns as I do. This isn't my intent to be negative or against those individuals that love One Jefferson, I applaud those with pleasant experiences even though I wasn't so lucky so with that said I speak for my own experience and not everyone else's. And again, I honestly tried to make the best of things despite of all the bad experiences. And I fixed many things myself to try to make the best out of those situations. It was never about the money, rather the experience. I would have to say this, agreed, rent at your own risk. But if you find yourself in my shoes, I hope you're not as dumb as I am in fixing things you shouldn't be. more

I have lived here a couple of months, and I have found the managment to be friendly, repairs to be quick (usually same day), pet policy is great, and there are lots of trails around the property. The indoor pool, hot tub, tanning bed etc are great too. I love it here. There also is a New Seasons grocery store not that far away. Pros: Great extras, nice apartments (as far as apartments go) Cons: Not budget apartments, but I don't mind more

MOST INCOMPETENT PROPERTY MANAGEMENT STAFF EVER!!!!!!!! 1/10/2008

If you enjoy receiving monthly eviction notices because the office cannot keep track of payments, if you enjoy living in units that are in need of repair but never happens, if you like to step in dog poo, I can go on but you get the point. I have never encountered a more incompetent office staff and property manager who are rude and condenscending - they treat you as if you were the stupid one and definitely do not understand the concept of customer service, completing maintenance, proper accounting records, keeping promises - they basically do not care about anyone there. We receive an eviction notice each month because they cannot keep track of payments. They should be glad I am such a good tenant and pay ALL AMOUNTS on time, never a late fee. I should be charging them for the lack of maintenance and ELECTRICITY CHARGES - there is NO INSULATION in these units. My closet is a meat locker, I should turn off the refrigerator!!!!! more

DO NOT RENT HERE, BAIT AND SWITCH 10/11/2007

I saw an advertisement for 1 Jefferson Parkway on the internet. Places looked great so I went to go see the apartments. They told me the apartments available still have tenants but they would move out soon. They said the apartments were ""Newly Remodeled"" They showed me a Model Home and said it would be just like that. They asked for a $300 deposit to hold the 3 bedroom I wanted. When the date came to see the apartment it was soo awful I could not believe my eyes! I asked for my $300 back and they have not responded. I told them I was going to take it to court and still no response from the main office. This is called the ""bait and switch"" and is illegal. It looks like they plan to keep my $300. Now I have to go to court to get my money back. DON't GIVE THEM ANY MONEY! Cons: RIP OFF more

I've recently moved into OJP, and I'm slowly getting into the pace of things around the area. Management is young and give the impression that they don't care about their residents. You'll find most of them out at lunch or socializing with their friends. maintenance are quick to respond to household problems; however, the repairment isnt that great. we asked them to fix trimming on kitchen cabinets and heater problems, and by a week or two, the cabinet broke and the heater stopped heating AGAIN. the best part of this place is probably the pet policy, which was the main reason why we moved here. also, its a good location for outdoor activities, shopping, and restuarants. Pros: pet policy, location Cons: anti-social neighbors, poor managemnt more

I have been at One Jefferson for about a year and have advised friends to look elsewhere. This is not due to the actual apartments, they are well put together. The rec center and surrounding area are beautiful. This is also not due to location, which is decent with relation to freeways and other city necessities. One word separates this complex from my recommendations...management. I have found many in the office to be both confrontational and incompetent. Tasks that would take many complexes hours to solve will take this team constant reminders and weeks of patience. I don't necessarily think that they are hopeless. Half of the office is young and inexperienced at getting things done. The higher management assistant manager and manager are simply inept. If you find that One Jefferson is your choice, make sure you document everything, from keeping a notebook to taking pictures upon moving in. This will help when the front office 'loses' your documentation and cannot remember guaranteeing this or promising that. Pros: location, rec center, professional tenants Cons: noise in lower apartments, time spent doing management's job for them more

One Jefferson has interesting structures, but the units are not well-insulated, and rude management. 10/28/2006

One Jefferson used to be a nice place to live with respectful management, but that is no longer true now. The units are large, but not well-insulated, so expect mysteries drafts. The view is nice and if you swim there is a pool. The worst part of this location is the management. The woman manager is quite uncomfortable to be around, and condescending if you ask her a question. Sad. If you are professionals as we are, you'll be greatly disturbed by notices on your door regularly with little increases in this and that. This complex was sold about less than a year ago, and since then we have seen the features reduced and new charges being added. One month they notify tenants of charges for water and garbage based on square footage (even if only one person lives in a large suite), the next a rent increase, soon after the garage rental is doubled (now $100/mo) and covered spaces are billed $24/mo. more

Costumer Service at 1 Jefferson Parkway 8/28/2006

The office at 1 Jefferson Parkway has changed its image and the culture of its office. I have been to the office a few times to ask for help to fix minor problems on my new apartment and they have responded promptly. This location of this apartment complex is incredible with access to freeways and shopping. The apartment is in pristine condition, above many of the regular apt. complexes in Oregon. I highly recomend this complex to anyone looking for above average living conditions. Pros: excellent location, good costumer service, efficcient maintance team. Cons: no cons more

Terrible Customer Service 7/18/2006

The office staff this place hires is unbelievable. My family were loyal, responsible tenants for over a year and the way we were treated when we moved out was horrible. I won't name names, but the assistant manager was possibly the rudest person I've ever met. She treated my mother and myself as if we were stupid and wouldn't possibly understand why they were charging us $300 to move out. She's condescending, patronizing and arrogant. She has no business having any job where she's in contact with customers. If you can avoid living here do, if not, if you could avoid all contact with the assistant manager do that as well. Her behavior reflects poorly on the company which I'm sure isn't in their best interest. Pros: Awesome views of the valley Cons: Horrible office staff more
