Crappy service 10/28/2009

closing costs nationally average 2 to 7%. With this company our closing costs topped 10%!!!!! Very unexpected at the closing!!!!! we were expecting to have very little out of pocket due to seller agreeing to pay $2k closing on a $55K home!!! Boy were we shocked to find out that we were paying this CRAPPY company alone over $2k in closing costs!!! Cons: Crappy Service more

tips for dealing with this title company 10/13/2009

I would not use strong words such as ""bad"" or ""lazy people"" here, the words I would use are: lack of planning or prioritizing. I got plenty of frustration and was on the phone or online almost 3 whole days to get it closed on time. I was lucky because it was only one day delay after the endless calls and numerous emails I sent out. In order to get it done, I even sent email to their owner, but never received any response. \r I recently closed a bank owned condon. Title company postponed the closing date by 10 days from the bank proposed date. We do not live in Florida, but planed to fly to there for closing. We never received the closing cost, so I started to call a few days prior to the date. then I was given a message by the realtor to close the very next day in our town, not in florida. It was unexpected, so we decided still to go by the original plan. I continued to call to make sure the date would not be delayed. thursday, the processor was not in office, a message was taken for him. The next day I was on the phone almost all day trying to call the processor, closer, manager, owner, but still did not get the confirmation. We flew to FL that weekend, waited to Monday, the closing day. I started calling early morning, I was on the pnone another whole day. I was told it was not ready and why we flew to FL. The offer to close in our town was forgotten. After the hundreds calls to different places, finally I was aware the condo assiciation had sent the paper to clear it up to Sept. almost 3 weeks ago, but it was not closed, now it entered Oct., so title company needed another document for clearance of Oct. and it had to have the original signature from the HOA president. Who the hell knows how often he goes to his office! Long story short, finally we were sitting in HOA's office, confirmed we got the signature, HOA talked to title company, the next day at 0845 before the FeDex overnight delivery's arrival at 1030, we were told it was ready for closing that afternoon. The tips are: get involved at least one week prior to the closing date; do not only rely on your reator, pushing it yourself; if the property has HOA and it is a bank owned, try to close it by the end of month, do not go to next month. The WORST Title company ever 7/19/2009

As a real estate broker I have seen many strange things but NEVER as strange as this! I recently had a closing that was done on Monday. I got an email from the title company NOT a call saying that the last name did not match the drivers license. I explained that my buyer goes by this last name and not the one on the D.L and that all that needs to be done is an allias name affidavit. The title company did NOT accept that and sent the funds back to the lender who had said the same thing! The lender was ordered by the title company to re-do all paperwork with the last name appearing on the D.L after hearing this nonsense I spoke to someone their on Thursday and they said that this time they will do the allias name affidavit but by then it was already too late since the lender already re-did the paperwork.! I had to re-close with my buyer again for the second time on Tuesday and got my funds almost 2 WEEKS LATER!! They are for sure the worst. Cons: No common sense more

Stay away, this title company is the WORST 7/17/2009

I agree, this is the WORST title company ever. Dont let the few ""good"" reviews above fool you. They had 5 weeks to perform the title search, gave FREE AND CLEAR title to our foreclosed home, then retracted it because they missed a lien on the home. We were at the closing and had already wired the money to them. They refused to return it. They said that the mistake was ""human error"". Never really apologized. This was not the only mistake they had made. There were several. We ended up closing 3 weeks after the lien, I lost alot of money due to their mistakes (had to pay for lock on my loan), lost our vacation, which was already scheduled, but couldnt close on the house!\r This is the worst title company ever. Working with New House title on a recent foreclosure has been the worst experience in my life. Firstly they were exceedingly slow taking nearly 3 months to close on the loan. They consistently failed to process the paperwork on time and often lost or denied receiving the loan package from the underwriters. When they did finally send a closing agent, we had about 30 minutes notice! And if that wasn’t enough, they decided at the last minute to disallow my deposit money (who knows?) and now refuse to refund me (they basically stoole $1000 from me). And here’s the kicker – it turns out New House didn’t bother to process the renovation part of the mortgage (203k loan) resulting in no money for contractors and no home to move into. I still can’t live there! They have closed the file and simply refuse to process the paperwork. I cant fully do justice to just how bad this company really is. I can only imagine that they are cheap or provide some kind of perks for bank executives. But make no mistake - THESE GUYS ARE CROOKS PLAIN AND SIMPLE. Use them at your peril. WHERE TO FILE A COMPLAINT AGAINST THIS TITLE COMPANY... 6/8/2009

If anyone knows where to file a complaint against New House Title please post after me. I wonder why banks prefer to have this company do their titling needs because they are really worst in a lot of ways. Staff are incompetent, unprofessional, so disorganized and lazy. They do not care for their customers and all they care is to receive payments for their rediculous services. I am having thoughts of reporting them to the BTR BB and any other governing bodies that will be able to penalize them. A LOT OF HOMEBUYERS SUFFERED HUGE LOSSES OF MONEY BECAUSE OF THEIR VERY POOR SERVICES. THEY MAKE A LOT OF DELAYS AND MISTAKES THAT IF YOU DO NOT FOLLOW UP THEY WILL NOT MOVE. I CANNOT WAIT TO KNOW THAT THIS TITLE COMPANY IS GOING TO CLOSE BECAUSE OF COMPLAINTS AGAINST THEM. I believe the owner of this company has no idea that the staff are not doing what they are suppose to do. The owner must open his/her eyes before it's too late. I am not going to go into great detail. I am a well educated man and I will not sugarcoat anything. When it comes to New House Title LLC, you will make the biggest mistake of your life if you do business with them for your foreclosure. They close transactions in other county's and they lack responsiveness, customer service, and knowledge about local areas. Great Experience 5/2/2009

This was my first purchase of a foreclosed home. I had gone into City Search and found the reviews and was concerned. I called and spoke to a supervisor at New House Title. She was very informative and let me know up front that regardless of what my agent or others told me these closings are not easy and cookie cutter. She said they try to make it as easy as possible but more important than closing on time was to close with the title to my property intact. \r \r I am very happy that I called and spoke to someone at New House Title. I went ahead and went with the title company instead of choosing my own and I am glad I did. The closing had some problems, but the company was very informative and knew what they were doing. No, we did not close on time, about a week later, but we did close and all went very well. I am comfortable with the way they handled my closing and I would reccomend these people to close any foreclosed property because it is obvious they know what they are doing when it comes to these type of properties. I got a great deal. I guess the best thing I can say is.... I would not go to a car mechanic to fix my teeth, he would obviously make a mess of things. The problem with many of these complaints is the lack of knowledge by the reviewer. This title company does closings on foreclosed properties that are bank owned. Listed below are the tiems that people need to understand on these types of transactions: Sellers are out of state. Asset Mgmt companies are out of state. The titles are not clean on these types of properties and often take a good amount of time to rectify. Realtors are not educated on the process of these type of transactions. Sellers require at least 48 hours to approved HUDS and sometimes may not even approve them in time. These transactions are not easy to complete by any means. There are virtually few, if any, title companies that have the experience and staff to handle the ongoing foreclosure volume that New House Title does. Staff turnaround is always an issue in high volume, high stress environments. Please be educated when purchasing a foreclosure. This will not close effortlessly and in 15 days. more

This company is the worst title company I have ever dealt with, and if you had good service you are one of the few people that have a processor with common sense. This company just opened to do foreclosures and no one there knows what the heck they are doing. Obviously you don't need experience to be hired here. My processor has emailed me ALL DAY on the wrong file, stating she got confused (NO SH!T SHERLOCK!) Now I have another purchase and in the contract my clients can choose New House Title or their own with the condition they pay their own Title Insurance. This company is fighting me tooth and nail stating I can't use my own title company when the contract clearly stated the buyer can use their own attorney. \r \r I WILL NEVER AGAIN AGREE TO DO BUSINESS WITH THIS COMPANY! Most Terrible Title Company Imaginable 2/27/2009

This is the most awful company I can imagine. They are totally incompetent, totally non-responsive to the buyer or lender. We had no choice -- our purchase was a foreclosure and so the title company was selected by the seller (US BANK). Three times the mortgage bank had to re- FAX them the same materials. Any time we tried to contact the ""assigned"" person from New House Title, we got no reply -- either email or voicemail. On our closing date, February 26, they delayed the closing from 3 pm until 6 pm because they didn't ""have the papers"". Alll of our paperwork, loan approval, etc was with this title company at least 3 weeks before the contract closing date. We then had to travel 10 additional miles from our predetermined closing site (1 hour drive from where we were staying) to close with a Notary who they had contacted at the last minute. This is totally unacceptable. This company needs to loose their Florida license -- I am writing a letter to this affect. Stay away from this company or you will regret it. They have no comparison. You can be polite or rude, it doesn?t matter; they will screw your closing, no matter what you do. Listen to my advice, if you read this comment act! Refuse to close with them and work with anyone but them. They make you feel miserable and desperate, once they have your closing documents, your claims will be ignored and it doesn?t matter if a whole family (including children) have to sleep under a bridge, you won?t get any answer about HUD or closing date. AVOID THIS TITLE COMPANY AT ALL COSTS 12/20/2008

I WOULD STRONGLY SUGGEST AVOIDING THIS TITLE COMPANY AT ALL COSTS. I would even suggest finding another property to buy if they are handling the foreclosure sale for a bank or asset company. For a 30 day closing they changed the processor twice (finally closed with the third). They are at best practically impossible to get a hold of on the phone or get an answer from via email. I feel that they must be hiring people that are new to the industry and this was the reason that they did not return any calls. I even ended up having to deal with the processor?s immediate supervisor that was not able to resolve any of the issues. If it were not for the Realtor and loan officer from the bank taking a lot more of their time than should have been necessary the closing would have never happened (4 days after contract date).\r This title company may be doing well now because of the corporate referrals they get. But I feel very strongly that this is a title company that will probably be out of business after the foreclosure boom ends because I can?t imagine anyone that has had a transaction with them actually referring them any business. Do not use these jokers. Very poor communication, terrible closing experience. Calls not returned, very arrogant. There are plenty of other good companies to use for your closings. Easy Closing 11/25/2008

I have seen some of the negative reviews of New House Title and I wanted to share my experience with them. I closed on a home I purchased just this past Monday. Our closing agent was Gregory David and he was very kind, courteous and professional. If New House Title had problems in the past they seem to have been solved now. At least our closing agent was quite pleasant to work with. I would recommend this company based on my experience with them. more
