Excellent Experience 7/23/2010

I cannot help but believe that some of these negative reviews are being written by rival agencies or something. I have just had the most positive experience with Louise Beck Properties, as realtors. I've dealt with a realtor named Nate Howard and, boy, does he ever go the extra mile. He is extremely prepared, he does background research, markets the property aggressively (as opposed to simply listing on MLS as assuming people will see it). He also returns phone calls and emails very promptly and helps out in lots of little ways you might not think of, such as lining up people to fix up the property at a very reasonable cost, and arranging to have that done. Some realtors expect the homeowner to do that, which is okay, but it sure is a big burden lifted when the realtor helps out. I just can't say enough good things about Nate and this company in general. Pros: Definitely go the extra mile for their clients Cons: None that I've found more

this is the worst experience I have ever had with property management company. You can never reach them by phone. You possible can reach them by email if they want. the only management they do I can think of they do is taking the management fee. I, as the property owner, have to deal with everything. RENTERS BEWARE 6/2/2010

The rental contract explicitly states that Louise Beck Properties (LBP, ""the Agent"") is not liable to you, the Tenant. It also says that, in order to get repairs on the rental property, you must contact the Landlord in writing. LBP, however, will not provide you with the Landlord's contact information. Since you cannot contact the Landlord in writing, you cannot actually obligate anyone to make repairs on the property. This is just one example of what is generally a very lopsided contract. Read it carefully before signing away your claims, protections, and peace of mind. I've signed many rental contracts, but I could not sign this one, especially in light of LBP's refusal to make any amendments (I waited several days for Adam Brown to return my call; when I did speak to him, he candidly acknowledged the reasonableness of my concerns; he also refused to make even the most minimal alteration to the contract). Bad Business All Around 5/6/2010

In our search for a rental property, my husband and I came across Louise Beck's website. The website itself is professional, easy to navigate, and presents all represented properties in the best light. My husband initially called to inquire after a specific rental listed on the site. It had, sadly, already been leased. When asked about our price point, the agent no longer wanted to deal with us when we weren't willing to lease a $1000+ property that was smaller than our current place. We decided to try again when there was another property that interested us. They scheduled a showing and we thought everything was fine. When we confirmed our appointment only three days later they then told us that the property had already been leased. They showed us the property anyway. That property was filthy. The current tenants were there for the showing, acting as if we were putting them at an imposition. The carpets were covered in dog hair and urine stains. The bathroom fixtures, closet doors and appliances were all visibly broken. I don't know how they can expect anyone to lease from them when they show their properties in such a state. I would hate to actually lease one of their properties seeing first hand just how involved they are in maintenance and upkeep. You're taking a gamble if you go with Louise Beck. Great company 3/29/2010

I'm really not sure what all the negative comments are about. I've rented 3 houses from Louise Beck and can't think of one thing they have done wrong so far. I've always received 100% of my security deposit back because I take care of the houses I'm in and they do not deduct for normal wear and tear like some people have mentioned. The staff is always VERY professional when notifying me of showings and very courteous and quick to respond. Pros: friendly, efficient staff, fair, professional Cons: none so far more

Adam asked that I write the same compliment I gave him on the phone on the web, so here it is. I was referred to Adam by my real estate agent 2 years ago. I started with one property that I purchased and now I'm up to 3! YAY! :0 ) I've been impressed with the staff and how quickly my places have rented. What Adam said would happen happened! Keep your inspection sheet! 3/2/2010

I?ve rented from Louise for nearly two years and haven?t dealt with anything major. The caulk in the kitchen started to crack after only a year, I filled out a maintenance request and they sent someone over within a few days to re-caulk the bad spots. When I moved in I noted on my inspection sheet a couple of spots on the wall and some damage to the carpet by my closet door. I moved out in December and imagine my surprise when I received my deposit back with charges held back for the carpet damage! I called them (left them a message, actually?I couldn?t get them on the phone ) to tell them that there was a mistake, that I noted on my inspection sheet the problem with the carpet. I got a call back two days later?they said they?d reviewed the file, apologized for the mistake and said that they would send out a new check for what I was owed. I got the check soon after. With the exception of the security deposit snafu, I would not hesitate to rent from them again. Word to the wise: keep your inspection sheet! Pros: nice people! Cons: can't seem to get them on the phone more

Different type of property for different types of people 2/17/2010

I?m fairly particular when it comes to where I live. I hate apartment complexes and I hate cookie cutter places. Give me an old house with some character and some flaws over a plain white box with amenities galore any day. I like Louise Beck because they?ve got a LOT of properties and a lot to choose from. I found a 2 bedroom house for under $900. Their office is small and maybe a little on the shabby side, but everyone I?ve talked to has been very nice and professional. So far, I haven?t had any problems. I?m kinda surprised at the number of negative comments. Rudeness was not my experience at all. If you?re looking for something that?s a little different, check them out. more

I needed to find their phone number, so I just googled Louise Beck Properties and was shocked to find the disparaging reviews. I use them to manage some of my rentals and they make it easy for me. I am very impressed with Louise Beck Properties. They all do a great job. more

Worst experience with a property agency!! 7/31/2009

I lived in a condo for 3 years under Louise Beck. By far the worst decision I have ever made. The only reason I stayed at my place was that it was so close to work and everything I needed was within 2 miles. But, if we ever needed maintenance work, it took forever! Our water heater burst twice before it got replaced, while destroying our carpet and some of our furniture. After moving out, we had the carpets professionally cleaned as it states in the lease and turned in our keys. Well, we got virtually none of our security deposit back and were notified of all these random repairs that we were held responsible for. Absolutely no way!! They completely ignored our move-in inspection sheet and actually charged us for some random cleaning lady do dust up and polish the place...$175. Never rent from these people! We are in the process of fighting this and may be taking them to court. Horrible customer service! more

Really, Really, Bad. Broken Applncs. & PERIPLANETA AMERICANA 7/15/2009

Stay as far away from Louise Beck Properties as you possibly can. The horror stories you've heard are most likely true. And imagine the ones you haven't heard. Such as the following. We've had three separate experiences with LBP, both through our own renting and through close friends. We've been cheated out of security deposits, and a friend of ours was really cheated because of his apartment's move-in condition. In short, the apartment had several mechanical difficulties that LBP simply refused to address, despite the fact that the lease explicitly said they were responsible for those issues. But that wasn't the worst of it. The apartment was also infstd with Periplaneta americana (google it - citysearch won't let me write the common name). When approached about the problem, LBP refused to hire an exterminator, despite the fact that the apartment had the Periplaneta americana upon move-in. The last difficulty we've encountered with them is with poor etiquette (to put it mildly) in renting/showing apartments. Read the other (negative) reviews. You get the idea. Also, who posts their own review of their own company and gives themselves 5-stars? How cheap. Pros: Nice Property, I guess Cons: customer service, maintenance, livability, renting practices more

If possible use another leasing agent. They have been unavailable, disinterested, and incompetent. Even getting someone to answer the phone, return calls, answer questions, or follow through with simple matters can be difficult. Pros: good property Cons: go elsewhere more

The positive reviews here must have been written by LB employees. I have never been treated so poorly. Impossible to get anyone to return calls. I am a professional and was being treated like a criminal by someone with the personality of a stick! Don't even bother with LB. Another reviewer put it right, they act as if they are somehow doing you a favor by renting to you! Truly pathetic service. more

I'm not sure what the negative reviews are all about, they might be from a while ago since new management took over? My experience with Louise Beck has been great--I have rented several houses from them and they also care for several of my properties. The maintenace service is very efficient, many times they fixed what was wrong the same day; the rental process is easy yet thorough. As for the video they 'make' you watch they can't discriminate based on your age and they rent to a lot of college students that need to watch it! Overall, the staff is over the top helpful and friendly, and I would highly recommend them to anyone looking to rent or have their property managed. not so good at all 8/27/2008

Very difficult to deal with, not to mention a $45 application fee. Horrible customer service and can never get a response no matter how many messages you leave. Had to pay a $400 pet security deposit, a $200 non refundable pet fee, on top of our first months rent 850.00 and a security deposit of 850.00. Did I mention the destructive animal we own was a de-clawed kitten. When you pick up the key you have to watch an instructional video of how to be a proper tenant, no matter how old you are. We moved in the August heat and the AC stopped working within a few days, which took 2 weeks to get fixed. We got charged extra for the uhaul truck when their handy man was still working on the house and delayed our move in process. Of the tasks he was there to fix he never finished and we were charged out of our security deposit for his slack. All in all, Louise Beck Properties in a joke in the way of property management. I highly recommend leasing from anyone else in town. more

Stay Away 6/5/2007

We found it very difficult to get information, many questions were unanswered or ambiguously answered. The staff was generally not helpful and often seemed too busy to be bothered with us. We didn't rent from them, but if that's how they handle the renting phase, I would be quite concerned about how they handle service issues. more
