The rental contract explicitly states that Louise Beck Properties (LBP, ""the Agent"") is not liable to you, the Tenant. It also says that, in order to get repairs on the rental property, you must contact the Landlord in writing. LBP, however, will not provide you with the Landlord's contact information. Since you cannot contact the Landlord in writing, you cannot actually obligate anyone to make repairs on the property.
This is just one example of what is generally a very lopsided contract. Read it carefully before signing away your claims, protections, and peace of mind. I've signed many rental contracts, but I could not sign this one, especially in light of LBP's refusal to make any amendments (I waited several days for Adam Brown to return my call; when I did speak to him, he candidly acknowledged the reasonableness of my concerns; he also refused to make even the most minimal alteration to the contract).
