Do not hire them.\r They are just fleecing America.\r This is what they charge per month....\r $200 for Internet and phone, when they never call you back\r $35 for accounting fees, when they constantly bill you for things you already paid for\r $35 in extra office supplies, did they really buy this or did they pocket the money\r $35 for banking fees, what banking fees? They can not even credit the right account, so we have homeowners complaining.\r $50 per month for tree trimming, when we only had trees trimmed once that year. more

I can top anyone's horror story about LB. \r LB referred a roofer to fix our leaky roof and after the first rain, it leaked again. Then they referred another roofer and this time it cost over $5000 to fix and it leaked again.\r We eventually had to get our own roofer and it worked.\r \r LB claimes that it is not their fault. LB stated that they are not to blame for referring 2 incompetent contractors.\r Wasting our time and money.\r BUT I do think part of the blame lies on the people on the board who continue to use LB.\r LB doesn't fix anything and our building agent will not return calls. Our Board members are full of control freaks who join the board because they thought that this was some social club. One, by one, the board members left, when they found out that it really hard work. \r more

Worst Property Management for HOA's 12/10/2012

As a past board member I was instrumental in bringing LB Property Management to our Association, in retrospect it was a bad idea. They are the most unresponsive business that I have ever dealt with and when it all hits the fan they fall back on their old ""we only act according to what the Board tells us to do"". Unfortunately if you have an ignorant Board like we do, LB will come in and completely take over. If you have an intelligent Board they will either get rid of LB or never hire them in the first place. more

LB is the worst! and this is our 2nd property management co. that we had to deal with, just Terrible. Our LB agent would not address complaints from our condo owners. We the board of directors have to deal with angry homeowners on our own. What is the point of paying LB? I recently had to step down because of my heavy work schedule and my family. When you are not a member of the board of directors and are not in the position to fire LB, they treat you like dirt. They are unresponsive to phone calls and emails. And this Craig Tice keeps telling me that my voice is no longer relevant because I am no longer on the board. \r \r This tip is to all the angry homeowners, get yourselves voted on the board and FIRE LB!!! more

The employees are rude and all yell at you.\r They never return phone calls and currently, I don't ever call, I'm afraid that they will start yelling. \r Even, Craig Tice asked me to call him then he started to yell at me.\r \r Absolutely no accountability, LB will not take responsibility for their mistakes,\r I could not believe my ears when I called LB about a billing mistake, they told me that I was a new homeowner and I did not know what I was doing so, that's the cause of the error. sounds crazy, deflecting blame on others.\r NO Service, No Follow-up\r Don't ever complain about anything or they will retaliate. \r Currently, Craig Tice, COO is on YELP, trying to clean up the bad reviews. \r more

Rita Roseman from LB Management Co. dose excellent job 2/13/2012

Rita Roseman is excellent in what she does and I am very happy with her exceptional and professional services. I have been living in my condominium for 28 years and have seen and heard about some management companies haw they never do the job and you can never reach them when you need them. (Oh our previous management company was nightmare). I want to say that Rita is blessing. I did my research and found LB management Co. and she made me proud. My neighbors (owners) have thanked me for finding LB Management Company because of Rita’s excellent services. I have high standards and it’s not easy to impress me, but Rita Roseman met all of my expectation and plus. She is always available. She gives me her full attention when I need help and fallows back on a situation and she lets me know what is being done about it. She is very knowledgeable and very patient; especially when I am confused. She is an excellent listener and once she knows what I want, she gets the job done. What an asset Rita is to LB Management Company and to us. If I had a company, I would put her in charge and go to a vacation. I have faith in her. She can handle it. more

I had lost hope until I found Aleya Hamid, at LB Management 1/30/2012

I own a small parking lot at 740 E. Temple, in Los Angeles and had been struggling with the tenant who would not respond to any of my correspondence. Finally I contacted LB Management who assigned Aleya Hamid as my personal representative. That made all the difference. She discovered my tenant was in bankruptcy. Ms Hamid not only managed to get me regular rental payments during the balance of their bankruptcy period she managed to collect all back amounts after the tenant had vacated. Her commitment to her clients is exceptional. more

We were a fairly new association when hired LB Property Management. The one we gotf rom the builders was a nightmere. We have been with them for about 4or 5 years. They have helped us save money and build up our reserves, very responsive to our needs and overall we are pretty happy with Shayna our rep and all of her staff. LB Property is Criminal and Should Be Shut Down 1/3/2012

Craig tice the coo of lb property management is a criminal. he leads a corrupt organization. when my plumbing stopped working, he set up port o potties. like i'm supposed to use a port o pottee? the right thing would have been for tice and lb property management to fix the problem. instead they made it worse by displaying their incompetence, outrageously unethical behaviour. but instead of actually fixing my plumming, craig tice spends his time responding to reviews. well craig you have a serious problem on your hand in terms of reviews. and if you think the twleve hours you spend each day writing your own positive reviews works, your mistaken. for every one of your positive review that you falsifie on this internet, i will put up a negative review. so stop writing your false positive reviews and get to work not being a criminal. you need to lose your job and be prosecuted by our criminal justice system. immediately! more

A great team 1/3/2012

Selma Nalbant, and her team at LB, have been managing our 9-unit condo complex in Studio City for several years. It is very comforting to know they have us covered. It wouldn't be possible to get it done without them. This past year was very challenging for our building, and we needed a lot of Selma's time for a small building. She went above and beyond- and because of her perseverance we've gotten past our hurdles and are looking forward to a bright new year. more

Solid HOA services by Selma 12/22/2011

I've worked with Selma for many years now and know we can rely and her and LB to help us properly service our 22 unit complex. She has provided great attention to all our requests and matters...helping us find good vendor or resources, scheduling service calls, guidance on how to proceed in different situations. At times, we've required a lot of time and attention (ex during construction projects with several vendors) and Selma was in constant contact with me when we've needed her even with all her other work load. I know I have pretty high expectations and these things are important to me along with good turn around time. So I appreciate I can rely on her as a good partner to get things done. more

We admit we are NOT an easy property: Commercial and Residential together at the corner of Hollywood & Vine. There is nothing bashful about a Commercial tenant; and be assured that our Hollywood Homeowners are not timid, either. Michael has kept us well-serviced and kept the Board 'sane'. Quick to answer calls, Michael is great at keeping the lines of communication open between himself and me (the HOA President) and, when necessary, the rest of the Board. I highly recommend LB Property Management, especially my contact there for close to 10 years, Selma Nalbant. Selma is accessible, hardworking and personable. She knows our building well and anticipates what we need to do and when we need to do it. She works very closely with both the HOA board and individual homeowners. We have been lucky to have her working with us. more
