LB is TRUELY GREAT! 12/14/2011

HI, I have been a member of the board at a multi-million dollar condo complex for years and President of the board this year. We switched to L.B many years ago and never looked back. We didn't know what we were missing before we made the switch. It is very nice to feel comfortable with such a great staff such as Selma Nalbant who not only is extremely nice and knowledgeable but very comforting when situations arise. She is never ""not available"" and will go out of her way to make the property as good as it can be. Dealing with a 5 member board and a 105 unit complex has not been the easiest thing and without Selma and L.B's help and resources I would be completely lost with everything form dealing with vendors to the legalities of running a complex like this. I have volunteered many times to have people interview me about my experience with Selma and LB. It's not 5 star its 10! more

notice how all 5 star reviews writen by the same people. its all written by lb property Management. they aren't so brite because some times they dont even change there name. notice how michael mcleod writes regularly under diferent names. lb prpoerty management doesnt spend time answering there phones. they dont spend time fixing apartments or recpendong to complaints of every single one of their customers. instead they spend time responding to reviews. the coo craig tice tells you to call him. like id call that con artist who tells me to call. i tried calling three times. and he hang up. just like they all do. my grandmother didnt deserve the treatment you gave her. craig tice you have many enemeis and im going to call your boss and get you fired. more

So Happy We Switched To LB Property Management! 12/9/2011

I've been on the HOA Board of Directors at Glenarm Townhomes in Pasadena for over 5 years now, and have nothing but good things to say about LB Property Management. We were working with another property management firm for the first 2 years and they were unresponsive, never proactive and darn right lazy. We switched to LB 3 years ago and have been overwhelmed by the attention we've received. Michael McLeod is our LB rep and is incredibly proactive on items we're not even thinking about and very reactive on items we need his help with. He just gets stuff done...just what you want out of a property management rep. I highly recommend LB Property Management, and also highly recommend you ask for Michael to manage your HOA. more

Lemonwood Villas Owners Association 11/29/2011

LB has represented our condo complex for some time and our supervisor is attentative to our needs. Whenever a board member or owner contacts her about a problem she responds quickly. She has helped us with making sure we comply with state laws regarding hoa issues. If we have an issue with accounting, our supervisor gets the issue resolved in a timely manner. We are pleased with their performance on our behalf. more

Mike has been the longest and by far the BEST rep that our community, CANFIELD HOA, has ever had. As HOA president for several years I can attest to his attentive, considerate service provided year in and out. We are a small community of 31 individual family homes who are very gratefull to have such a great professional person attending to our needs throughout the year. We are more than pleased with our rep. Mike McCleod. He is always there for us in an emergency and his advice and council on budgeting and expenditures for our HOA has been invaluable in helping us to grow our Reserve Accounts. He was instrumental in helping us to lower our costs on things such as plumbing, plant care and most importantly insurance. We highly recommend him. more

Thanks for giving me my time back! 11/13/2011

I bought my first apartment building two years ago. LB was my second manager. I used to have to spend a bunch of time dealing with apartment related issues. Once LB got on board they stabilized the property, actually reduced my operating expenses and I now travel with a peace of mind I did not have before. Yes there are small mistakes from time to time but those are easily and quickly corrected. I really like being able to reach my supervisor electronically at nearly any time of the day or week. Often get late night email responses from an LB employee. more

DEFINITE WARNING!!!!! 10/1/2011

First of all, if you do the math, LB Property really gets a 3.5 STAR RATING....NOT 4 STAR,nor do they deserve the round up to 4 stars. Because of this company, I am considering resigning from my board. I have never had such a frustrating, unprofessional experience in my life. I can be assured that if I try to contact LB regarding any issues, my e-mail will go ignored until I at least send 2-3 e-mails begging them to please respond. I always get a response that our agent has been ""out of the office"" (with no out of the office message on e-mail) or has been ""so busy"". I have asked them to please at least acknowledge my e-mails with ""I am working on it"" and cannot even get that respect. PLEASE APPROACH THIS COMPANY WITH EXTREME CAUTION!!!! more

worst exprience 8/8/2011

avoid them at all costs. I moved to this new property (5400 newcastle) managed by these people. I had no hot water till now (2 weeks) they just send me from one person to another most of times transferring to phone numbers not answering. one they told me the person who is responsible for my property is on vacation and will return in 4 days. I haven't got any service from these guys till now. any by the way don't trust good reviews they are written by people hired to write good reviews for them! more

Services Provided by LB 6/27/2011

After a rigorous search, our board has finally found a professional and experienced management company. LB has been, for the past year, a management company we could count on. We have not had a single problem getting a hold of our supervisor or anyone else working in the company for that matter. Our supervisor has always been friendly and devotes himself to meeting our every need. Whenever there is a problem, LB is there to fix it. Our board is more than satisfied with LB?s services and would definitely recommend getting in contact with this company. more

Beware, do your due diligence 5/12/2011

Just a word to those doing research on LB Property Management. Do not rely on the positive responses at this site, the majority are fake. Please contact some tenants/owners at LB Property Managed HOAs and or buildings and get first-hand reviews. My experiences with LB Property Management have been disappointing, borderline horrendous.
