I recently transferred to LB to manage my apartment building, upon the suggestion of a neighboring apartment owner. The previous company was rather lazy and took the majority of the workload into their own hands witch resulted in very little done in the end. When i went to LB they took me step by step through a set-up process for providing maintenance and all other services my apartment complex required to run smoothly. I was paired up with a very supportive supervisor to work along side me and the new board or directors for my apartment. He was quite helpful and already had a list of vendors at their disposal for any of my needs. This service was quite excellent and i am very pleased with my new property management company. more

Life in comfort again 7/22/2010

I am pleased with LB Property Management assitance during the time when the air conditioning in my unit went out. Even tho i made several attempts to contact the maintenence man in our building he was either too busy or simply wouldnt respond to my request. I contacted LB and in no time they had the service man on his way to my apartment and i was sleeping in comfort once again. I would definately recomend them to you simply based on the promptness of their service and their courteousness on adressing my request. Pros: Excelent customer service, and rapid results Cons: nothing could be better more

WORST MANAGEMENT COMPANY 7/14/2010

In the beginning, I thought we had made the right decision in changing management companies. However within a few months, all that would change. We are on our 4th supervisor since starting with them 4 years ago. It's not they were promoted, it's that they either quit or were fired. The situation has become so bad that the board is now shopping for a new management company. I would not recommend this service to anyone! Pros: Close by Cons: Inexperienced supervisors more

I have ben living in an LB managed building for the past three years and in those years I've never encounters a pest problem, until one morning when I woke up with a roach on my face! I contacted the management company right away and before I hung up the phone, they already had pest control knocking at my door ready to take out whatever pests were dwelling in my apartment. I can honestly say that after that morning, I havent woken up to another unwanted pest. Pros: Calm and understanding of needs more

I could not be more pleased with all the help LB has given me. I was referred by a family friend and was hesitant to call. However, as I faced my first issue after hiring LB, they were quick and efficient to the help me out. LB was extremely professional and more than a pleasure to work with.\r \r I did not work will all employees, but the ones that I did work with took care of my issues as if they were their own. In the past year I endured many problems, from construction to relocating half the building, but i have to say my Supervisor at LB Property Management has been extremely professional yet very personable. Property Management with LB 8/27/2009

We would like to give a high compliment to one of your representatives. Our Supervisor was assigned to our building last year, which was at a time when we had several vacancies at once, along with bringing them up to rentable condition and having to manage with the city inspector. In total our LB did a superb job handling all of it and was glad to report back to us that all units are now rented and the building has passed full inspection. Horrible management that eats students money! 8/26/2009

I am a student who just moved out of Windward Sea Apt. When I moved out the manager told me it is in working conditions. But somehow a month later they told me that it cost $1000 to carpet clean, paint, etc.. this and that. LB Property have taken advantages of students. Even though I am a student but i know the market price does not cost a grand to clean up a 700sq apartment. Please don't rent from this place! Cons: charges everything took away $1000 of deposit! more

LB is the best! 8/12/2009

LB worked very hard to do and get whatever my buiilding might have needed or even really what they might have wanted. I was very impressed with how helpful all of thier employees were and how helpful they proved to be. I could not have made it through without them being there with me if you have a chance to check them out do it is a decision that you will not regret making in your future. Always there! 8/4/2009

I recently had a flooding in my place in pacific palasades. My home flooded along with another next door to me when a hose broke and i quickly called they're offices where the operater quickly contacted the supervisor for my property and the next day had a crew to clean and fix the damage done to my home along with my neighbors.\r I was really surprised at how quickly they responded to my emergency. I can’t believe the terrific service and professionalism I’m receiving from my supervisor and LB property Management. My association was in shambles before LB. The previous management company was terrible. LB turned us right around. Our supervisor is extremely responsive, personable, and goes the extra mile for us. Teriffic Service 6/4/2009

I want to write about the terrific service we are receiving from our supervisor and LB property Management. When we first started with a management company a year ago, the property was a disaster. We switched, and couldn't be happier. Our supervisor is responsive, communicative and pleasant to deal with. She is willing to research an issue for us and get back to us within a reasonable timeframe. She even shows up on time when she meets with us. To have her help out in the variety of issues that arise on a daily basis is invaluable. LB Property Management is certainly training their supervisors right. I am a new homeowner and i had questions about my monthly hoa dues statement. they were very responsive in explaining how the payment process works. They also gave me some easier options of how i can make my monthy payment. it's nice to know that when i have a question, i will always be able to reach someone. more

Outstanding Service 5/22/2009

this company turned around my homeowner association. Collections improved immediately when LB came on. They enforced our collection policy without fail. The budget package and year end disclosures were the best I have seen. Monthly statements come like clock work. The staff is alwys helpful and courteous when I call for something as well and i am no longer even on the Board of Directors. Pros: Hard working people who care about their clients more

Saved me time and money 5/22/2009

I used to manage my own properties because I thought i was saving money. LB showed me how much I did not know. They were able to reduce operating expense and improve my leasing results. Because they were in tune with the market my units rented faster. I also did not used to recature expenses from the tenants when they damaged items. My resident manager would order work and I paid the bills not realizing the tenant had caused the damage. My manager was hesitant to inform me of the tenant responsibility because they would then have to deal with the upset tenant. A great property management company 5/22/2009

I am glad I did not go withthe lowest bid. LB has saved me money, improved the performance of my property and my tenants are happy. They also cleaned up my bookkeeping and employment contracts. The absolute worst, bordering on criminal. Mark my words, they will be under investigation by the county very very soon. Any attorney worth their salt (and I know attorneys have posted here), should easily have been able to do a civil docket search to see just how many times they have been sued. My recommendation is to not believe whoever is helping you and to name them personally to be held accountable. Worst Property Managment 6/12/2008

This is the worst property managment company ever. They are very unprofessional. They have the worst accounting department. In 2008 only, they have changed their controller three times. Whoever comes, they don't want to stay because their accounting is in such a big mess. Everybody does whatever they want. When you call them, your call gets transfered everywhere except the person you want to talk to. I don't recoment this property management to anyone. more
