PLEASE DO NOT RENT FROM THESE SLUM LORDS. I rented from them. It was the biggest NIGHTMARE. 1) I had no HEAT in the winter. 2.) I was promised an air conditioner in my bedroom I made them put it on my lease.I thought I was being smart getting it in writing.) 3. There was rice in my bathroom sink, scalding hot water in my bath, as well as a broken window in my kitchen that they wouldn't fix.\r \r I lived in The Beginning of The Valley. The Apartment was big but, no matter what I did & no matter how nice the neighbourhood was I had roaches, silver fish, flies, etc. It was garbage. I HATED this apartment so, after trying to get the manager to fix this as well as the sink & the garbage disposal (Which constantly didn't work). I refused to pay the rent until it was fixed. They took me to court & started eviction proceedings.\r \r I had submitted all the necessary paperwork & such to state my case. They had told me I was NEVER promised any such thing (I.E.) Air conditioner, heat, etc.\r \r They CHANGED (Whited out on the lease where they had promised me An AIR CONDITIONER.) I had shown their attorney that they had committed FRAUD & that I had FILED a LAW SUIT AGAINST LANDMARK.\r \r Once they realized I WASN'T PLAYING they dropped their suit & eviction against me. I had three weeks to move out & of course I lost my deposit.I later on got a letter from them stating that I OWED them $5,000 I called my attorney & she started laughing saying I don't owe them S**T.\r \r They are THE WORST company to deal with. THEY have many complaints in MANY STATES. Thankfully, I don't have anything adverse on my credit & I ended up walking away even. It was a lot of CRAP they put me through however, at least I got out of there.\r \r They DESERVE to LOSE ALL OF THEIR PROPERTIES!!!!!!! THEY ARE NOTHING BUT, CROOKS!!! Most of their property managers don't even live on Premises.. Which is ILLEGAL depending on how big the units are.\r \r They actively commit FRAUD all because of GREED!!!!!!!! SAVE YOURSELF HEARTACHE DON'T RENT FROM THEM!!!!! more

Do NOT rent or deal with LANDMARK Realty & Management. This company is a NIGHTMARE to deal with. The property manager is VERY Rude and will NOT get anything done. They took over our property after the previous owner passed away. Its only been 2 weeks and everything has gone downhill. They lack communication and professionalism in every aspect. \r \r They fired the biweekly cleaning staff unannounced and cancelled the weekly trash pickup. The trash bin has been full and overstuffed. They've informed their other property 2 doors down to use our one trash bin for 15 units. They did construction on our floor and because of the lack if a cleaning staff, there is trash in the hallways. \r \r They NEVER once introduced themselves to our friendly apartment complex. The tenants here are all very friendly, professional, and hard working people. Most of the people here have lived here long term and we all know one another. \r \r They also have turned off our water unannounced during peak times without notice! I had to get to work and after a morning workout. I needed to shower up and guess what, no dice. I had to use my Brita water to sponge myself off and then spray cologne. I called our so called property management about the issues and he got irritated that we were calling. Really? You guys told us to contact you directly for any issues. You who assumed the responsibilities of this small apartment complex baring the title MANAGER! How are you going to become hostile and rude to a long term tenant? \r \r I started to search LANDMARK reality online and boy do they have the Worse of the Worse in reviews on all sites. Yelp gives them ""1"" Star! Wow. You know how hard it is to get only '1"" Star? I bet they would've got NONE if Yelp allowed it. Its like getting an award or trophy as a child in participation for doing nothing else.\r \r We've taken pictures and documented all the damage and lack of tenant rights they've already broken in the last 17 days of ownership. Did I mention they walked into our Apartments with no 24hr notice. Ohh, just make yourself comfortable in my place. They're also renting out an apartment that has been deemed un-rentable. The apartment is NOT up to code and the previous owner had to tear it down. The building inspector came and made sure no one was renting it. Some how this company is able to rent it out. We're writing a letter to the city to have it checked out to make sure they're not breaking another law. \r \r Its very nice to have 2 tenants here who are very familiar with the laws and rights. So we've been making sure they don't get away with this and continue to do this to others. Please be ADVISED before renting from this company. They shouldn't even be allowed to state they're a company. \r \r You can't find the real address for LANDMARK because they don't want you to complain to them in person. So we just moved in 3 weeks ago, and we're moving out TOMORROW! I went to file a small claims court as I am sure they are not going to willingly let me out of my lease and return my deposit. We moved in to their Orange Grove building and immediately we found cockroaches! When we contacted the onsite manager, he ensured us that it probably came from the moving truck. To our dismay, the kitchen was full of cockroaches. The air conditioner leaks puddles of water down the walls, the garbage disposal does not turn on, paint peeling, just to name a few issues. WE complained about them the first day, NOTHING has been done. Correction, they sent an exterminator, to no avail, because we still saw cockroaches!! We've only got one response, and that was on day 2 after asking to terminate the lease. So, I've contacted a lawyer, and we're outta here!! This by far is the worst place I've ever lived!!! Do yourself a favor, no matter how desperate you are, DO YOUR RESEARCH!! more

Last year, a pipe broke in between the apartment above me and my apartment, flooding our kitchen, living room, dining room and bathroom from the ceiling down. This dirty water ruined everything in our cabinets, made our ceilings moldy, and our paint peel in all the rooms. When I wrote letters via certified mail requesting for them to fix this issue, they returned the letters unopened. It took more than two months for the property management to make repairs after I reported the issue to the Health Department. They didn't even reimburse me for the damaged property. My front door is a sliding glass door and the main source of natural light in the primary living space. The locks have been broken since January, and after pleading once again with the management company to fix them (it is now July), they decided to replace the sliding glass door with a WINDOWLESS WALL. I came home from work to discover that now my apartment is dark 24 hours a day. I am unable to tell what time of day it is when inside my apartment. My roommate and I are exhausted by the entire situation and have put in our 30-day notice and found a new apartment. Now, they refuse to submit the rental verification required to rent the new apartment. It has been three days and they have hung up on us twice and are no longer accepting our calls. This is a basic two minute phone call and they tell us they are ""too busy."" Meanwhile, my new apartment may be jeopardized. Landmark Management should not be allowed to stampede on their tenant's rights. These bullies should not be in business. UPDATE: On December 2nd, we took GNM, LP to small claims court won the full amount requested (security deposit, rent from when they destroyed our apartment to when we moved out, and a month for the inconvenience and bullying) out of default, although I am certain we would have won even if they showed up. I encourage everyone to take GNM to small claims court if they refuse to return your security deposit. When serving the summons, note that the drop box refuses all certified mail, but if you go to the sheriff's department, a sheriff will serve the papers for $30 and give you a legal receipt of delivery. SECOND UPDATE: Despite a successful day in court and two winning appeals, we still haven't received our money. We are now taking GNM, LP back to court (funny - on December 2nd, 2011 - exactly a year from our original court date) for a judgment debtor's Statement of Assets (i.e. they tell us how much money they have and where they keep it so that we can send a sheriff to collect /garnish their wages/put a lien on their property/have a warrant issued for their arrest). I recently saw a Craigslist ad for a studio at 5130 Woodman asking for a deposit about three times the rent. It's pretty awful what they get away with. Please note my pictures above. more

landmark sucks buttermilk, bastards, if you want to contact someone it is lynette gridley, she is the big cheese bitch, she is the one with all the money she is responsible for all of everyone""s hardluck, she never wants to pay anything to anyone she always has someyhing to say i know cause my sister lived on 1720 n grismer and they are a bad company to do business with, they do not fix anything, my sister got beat up by her husband cause she decided to move there, landmark sucks, do not rent from them unless you are a stupid mexican. more

It took me a while to calm down before I wrote this, b/c I really wanted to be fair. Property management is not reliable. You have to call & call & call & call & call, before you can get things repaired on your unit. Eric works for landmark (in the office) and he is a pretty standup guy, however you will have to call him 10+ times to remind him to fix things. Josh (from Wise guys) is a DICK, he'll tell you one thing and completely LIE when it comes to him keeping his word. Kari the property manager on Orion & Moorpark (bless her heart) she wants to be totally cool w/ all the tenants, but doesn't know when to draw the line when ""friendships and business"" come in to play. Not the professional property manager you'd hope for, but she ""can do a go job"", if you bother her enough. I understand $ is $ and you want to have your property full, but they need to do a better job of screening their tenants, they left anybody live in their property. The courtyard of both properties is fill w/ dingy crap ( city search, will not let me use a cuss word) outside of peoples doors (i.e cigarette, shoes, junk). The property manager (Kari) is always worried about what ""her boss"" is going to think or say about the property's upkeep, but she does not implement simple rules to the tenants. I could go on & on about things that have not taken place in my apartment, but I won't. What I will say is PLEASE LOOK around the area before you settle here. I know it's super tough to find a good property management , but you'll be PISSED at the crap you'll have to deal with from Landmark Property management & Wise Guys, it's a pain in the butt looking for places to live, but i recommend you do your research on the property management company , and even ask the ppl that live at the complex how they feel about the management (some pple don't truly know what they are getting into until, they'll lived their for a while) more

Please, and understand I am asking you with great concern, do your research before renting from this company. Landmark Realty & Property Management is ran by a bunch of useless family member locking to score the next brand new ride from all the money you will end up paying them...just to end up unhappy and wondering why you didn't do your research. There are many small partnerships under the Landmark umbrella. But they all lead back to the same money hungry jerks who care nothing about your health, your emotional distress or your habitability for that matter. If you have an issue with your unit, best believe the first thing to do is contact the Housing Department or the Health Department right off the bat. Otherwise, you will deal with one of their many misguided, uneducated and grossly untrained managers. And the worse part is, it's not even the managers fault. It's the company they work for who do not even have their own managers backs. Some of the managers are great people who ultimately have the wrong job or at least the wrong company to work for and all these things will be evident when you rent from this company. But don't say you haven't been warned. The person over Vacancies, she's a b#%$@ and she's not opposed to showing that side to old, new and perspective tenants. Turn off, right? She's one of the worst and overrated supervisors in the company. Not only does she not know what she's doing, but she'll defend her stupidity which ends up making her a bigger ass than what she is regularly. Just remember this one thing if nothing else...when you call the office or reply to their ad and someone on the phone says, ""I have this great building...."" Just hang up and look for another building to rent from. I could go on and on about how badly this company will ruin your life and how unfair they are or about how many times their ""home depot payroll workers"" have to do the same job at least three times, but you will get the chance to see it first hand when you sign the lease (which if you do, request a copy of it right then and there). I give this company 5 negative stars. And I promise you will do the same if you rent from them. In 2 words...they suck! And last thing...this site says their address is 1545. It's not. It's 15445. It's a PO Box at a strip mall. If you send your complaint there, it may never get to the person it was intended for. Your best bet is to give it to the person who comes to collect the rents. he/she will take the letter back to the office. more
