If you are considering renting through these people, stop right now, and find a cliff. Jump off it. The results will be about the same. The other reviews are dead on. They will take your money, and that's the last positive interaction you'll have with them. They will charge you for walking to your car. They won't repair anything. The only time you'll ever hear from them is when they want money for some petty reason that they invent. The lease is written to their advantage. They hate students, and take advantage of them. They also lie through their teeth. Plus they're rude. You've been warned. There are much better and more respectful landlords and property management people in Fort Collins. These folks have an awful reputation and you should pay attention to that. If you're a property owner, they may do right by you. If you're a tenant, they won't, and that's a promise. They should put that in the lease. Everything else is in there. more

I worked with Kevco over my senior year at Colorado State University, and it was a very unpleasant experience to say the least. Moving in was a huge hassle, as they did not give me the correct keys at move it (seriously?) and it took them a week and half to get the key box off of our front door. The lawn was almost completely dead at move it, and the place was no where near clean. When we had routine maintenance done, they charged us. Mind you, this was not something that was our fault, just normal wear and tear on an old, dilapidated house. In addition, my roommate continually got upper respiratory tract infections because the house we were in had black mold growing in every corner. The house itself should be torn down and rebuilt, as it is in shambles and breaks several building codes (I know this because my father is a construction manager). In addition to all this, when we moved out there were a great many charges to our account that were simply fictionalized to reduce the amount of our deposit that would be returned to us. We only received 45% of our initial deposit after spending four days cleaning the house. This company preys on college students and over charges for crap houses. I highly suggest against using this company for any and all of your renting needs. more

I won't go into the details of the situations I've had, because honestly it's not worth my time. I wish more people would speak up on these reviews, because I know personally at least 20 people who have rented through Kevco, have had bad experiences. If you get lucky enough the owner of the home being rented is active and super cedes the unprofessional business dealings of Kevco, you MIGHT be okay, but it's still going to be a head ache. Unfortunately with the high turn over of Fort Collins residents with the university, they don't have to care about tenants and the people moving out just want to be out and done with this company. So to summarize, the very active owners Nicole (office manager) and Jason (maintenance manager), are some of the rudest people I have ever met. They are nice to get you to sign a lease (sometimes), then it is all down hill from there. First off completely forget about your deposit. They won't take all of it, so as to avoid legal issues, but they take most of it, completely unwarranted. Then when they claim to have something to fix or do with that money (don't worry they send you the itemized bill), they don't even perform it before the next tenant moves in and just pocket the money. They will lie to your face about ANYTHING that will benefit them in a business dealing. They will belittle you and talk to you like your some low life renter who has no rights. They give you 8 hours notice before they come into you house for a showing, inspection, or ""repair"". Give two knocks at your door with the always popular ""Kevco"" and walk on in, without waiting for anyone to answer. Their lease even says 24 hour notice. They pressure and badger you to sign a lease 5 months before yours is up, to renew or they run tons of people tramping through your house all hours of the day, to look at it and don't respect your privacy or personal items. The repairs they do, are hilarious. Possibly the most effective use of ""Jerry Rig"" ever! IF you can even get them to fix something, that's a big IF, their workmanship is so bad I can't even explain it. I mean they use the cheapest crappiest repair parts they can find and concoct the worst half-assed patch jobs they can muster and call it good. They will raise rent on you every year you want to resign, then when you decide to move, they usually reset it to market value, fill the house and then mess with the next renters. They pretend to loose paperwork, documents, requests, phone calls, emails, whenever something important is being discussed. I could go on and on and on with the nightmare. I do however have one good thing to say about them. If you are someone who wants to party, destroy your house and turn a blind eye to the three unrelated city ordinance, this is the company for you! All they want is their money, everything else, they could care less about. They have no accountability to the owners or renters and when something goes bad they find some other party to blame things on. They pray on responsible tenants and screw just about everyone. You have been warned. Do NOT rent from this company, you will regret it! more

We applied for a house and were informed that we were accepted and would be emailed the lease soon. When it didn't show up, I called and asked where it was and they were very polite about it and said they were overloaded and then sent the lease on Monday, requesting that it be returned on Wednesday. Well, that's a ridiculously short time period to sign a lease! My father called and asked some important questions about the security deposit (like will there be someone there at move out to sign off on the condition of the house) and they refused to be helpful. Later, I got a call from Nicole (one of the owners of the company) starting that we will no longer be welcome to rent with them. Nicole struck me as very unprofessional and unreasonable, since when I asked her if that didn't seem a little bit harsh, she stated yelling at me because my dad called her a ""slimy landlord"" when he did no such thing. The people working in the office at Kevco are very nice, but the owner is unreasonable and determined to screw you over! more

Absolutely appalling service. Kevco is by far the most unprofessional, unorganized, and most concerning establishment in all of Colorado. I was told before renting from Kevco, from people who had previously rented from them, that they were unreliable and absolute hustlers trying to get money out of college students renting homes for the first time. I am currently renting a home through Kevco, and they have time and time again lost money that I have given them and claimed that they never received it although their drop box claims to be ?secure.? I?ve had to pay these fees twice in order to keep them from charging me multiple late fees which they rack up and don?t give you any notice that they ?didn?t receive payment? even though payment was absolutely given. It?s so stunning to think that a company would run in the manner that they do. I?ve requested our gate to be fixed numerous times because our dog was able to escape from the poorly constructed wooden fence due to a large hole and a gate door completely off it?s hinges and unable to lock. We also requested them to fix our back door, which doesn?t lock and doesn?t close (this also cost us a lot of money in energy bills due to escaping heat/AC). After asking multiple times they finally told us that they would try get it all done right away-- five months later and nothing has been done to the fence or backdoor, and our dog escaped by opening that door, on his own, and left through the hole in the fence a couple of days ago when we were all away from the house. He was hit by two cars crossing the street and brutally killed from internal bleeding after about 45 minutes of suffering. If even just one of our requests had been fulfilled, i.e. fence OR door had been fixed, he wouldn?t have been able to escape. Another issue we?ve experienced is rats. When I first arrived at the house, Kevco assured me that the previous homeowners had cleaned the house and it had been inspected by Kevco to insure that they had done so. Well, obviously not because upon my arrival I had to mop all the floors because of mud left behind in the shape of dog paws EVERYWHERE, and even worse, the entire garage was filled with rat excrement and dead rat bodies strewn about the room. Not to mention did the previous owners leave about three bottles of leaking antifreeze and motor oil, spilled, and laying around on the ground and on the built in shelves. Now, we have rats IN our house, and can?t figure out where they are coming from and the only advice/help we were given from Kevco: ?Buy rat traps? and nothing else. Kevco is a terrible place to rent from-- COLLEGE STUDENTS BEWARE. If you?re looking for a house through Kevco, find an alternative. It?s the worst experience you will ever have. If you do choose to rent from them, be prepared to cough up almost double the money the lease says you will be paying. It?s all a scam, and you?ll see that after a month or two of living in one of their homes. As a previous review said: SLUMLORDS. more

EXPECT TO PAY MORE WHEN YOU MOVE OUT... you will not see any of your deposits back so don't think you will. On top of that they will find more to charge you for so after its all said and done you will owe them. They don't provide good service. We had appliances that needed work that they didn't bother getting to until it was convenient for them. I WILL NEVER REFEER ANY ONE TO THEM. SLUMLORDS more

Then, Tatiana will come by, scream at your wife and make her cry, and act completely insane. Seriously, she was so mad that we complained on a holiday that she came over ""just to ruin our holiday"". I have never seen anything like it. This has been the experience of this honest Fort Collins family with KevCo property management. There are dozens of property management / rental companies in Fort Collins, trust the reviews and go someplace else! more

Rough at first but got better 2/17/2011

My experience with Kevco was a little rough at first, but honestly everyone makes mistakes and you just can't expect perfection all the time. Since we have raised some issues to their attention they have become much more responsive and organized. I believe my former review was a little emotionally charged because we felt like we weren't getting the proper service we expected from a property management company. But after the owner, Nicole paid a visit to our home to address the issues herself we realized that the situation we were in was not anyone's fault in particular. It was a series of mixups and uncontrollable situations on many people's parts, and we were all just victims of circumstance. I have to say I'm really impressed that Nicole went out of her way to pay a personal visit and was open to talking to us about the issues. I feel a lot better now about Kevco. more
