i don't even want to give a star, but i have to. they are terrible!! i moved into an apartment which (i am young and therefore..gullible with this) when i was viewing it i noticed...

I have been a customer of JWC since 2008, and I have found them to be fair and to act with integrity with all parties. \r \r I have had many residents who when they move-out receive 100% of their security deposit returned to them. Residents are charged a non-refundable pet fee if they have a pet when they lease a property. \r \r They do a thorough job at move-in and move-out inspections. I know because they email me the pictures for me to look at upon request. \r \r I would recommend that any residents who have questions about the security deposits retained to request a copy of the pictures and itemized list of expenses. \r \r You have to keep in mind that JWC leases over 2000 units so let's say there are around 5000 residents in the properties they manage for owners in any given year. \r \r They could not continue to grow each year if didn't treat both residents and owners fairly and with respect. If you look at the # of negative posts, it is a fraction of 1% that has had complaints in any one more

STAY AWAY FROM JWC PROPERTY MANAGEMENT!!! 4/4/2012

I recently MOVED OUT OF AN APARTMENT THAT WAS TAKEN OVER BY JWC FROM TEXAS HERITAGE AND I AM TOTALLY DISTURBED BY THE WAY THEY DO BUSINESS. I AM BEING CHARGED A RIDICULOUS AMOUNT FOR REPAIRS THAT FIRST I DONT FEEL I NEED TO BE CHARGED AND ALSO THE AMOUNT THEY ARE CHARGING ME IS OUT OF THIS WORLD!!!! FOR CRAYON MARKINGS AND STICKERS ON MY 4 AND 5 YR OLDS WALL THAT I OVERLOOKED WHILE CLEANING THEY ARE STATING THAT THE WHOLE ROOM NEEDS TO BE PAINTED AND CHARGING ME $325 FOR IT! FOR RED MARKINGS (SMALL VERY UNVISIBLE MARKS) ONTHE TOP STAIRS WALL CHARGING ME $75 AND FOR MINI BLINDS $54 AND $25! I AM ALSO BEING CHARGED $198 FOR CLEANING! IT WAS A FOURPLEX THAT I LIVED IN AND THE NEIGHBOR WHO STILL LIVES THERE SAID THAT ONLY 2 MEN WENT TO FIX MINOR WEAR AND TEAR REPAIRS AND WERE ONLY THERE FOR 45 MIN TO AN HOUR. BE CAREFUL!!!! 3/16/2012

I rented from this company twice. The first experience was okay, no issues or anything so I decided to rent another home from them. All was fine until my husband and I had to PCS. The property inspector came through and before we turned over the keys he informed us of what we would be charged for (minor things), and we were fine with that. 30 days go by and we end up getting a bill for $1500 for dead grass patches!!!!! SMH!! First of all, the grass was horrible when we moved in! And second, they are not lawn care experts, you can't make a decision like that off of site! We contact the property manager and he says the final inspection is not when the Property Inspector comes through. He (the Property Manager) comes through after we move out and do a comparison of the move in photos and the move out photos. Well, we didn't have any move in photos of the yard, but for some odd reason, the inspector took several photos of the yard during the move out inspection! They argued that you could see some green grass through the windows of the inside of the house!!! OMG stop it! Needless to say, they refuse to give our security deposit back and on top of that trying to get more money from us! A bunch of crooks they are! Nothing good will come to businesses such as this one. It may not be this year, it may not be 3 years from now, but these crooks will reap what they sow! If you ever rent from this company, take lots of pictures yourself of not only the inside of the home, but the yard as well. more

It's been a mixed bag dealing with JWC. For starters, they're probably the largest rental agency in Killeen. I think they charge too much rent, but all the rental agencies do here. They know the BAH rates, and set the rates of the houses accordingly.\r \r I can say, the staff I've dealt with at JWC has always been polite and friendly. That's the good part. The bad part is that communication seems to be lacking between the different offices within JWC. I've had some issues with home repairs especially. The most annoying was when my fridge in the rental home started going out. They sent out a repairman who had no idea what he was doing. That led to a lot of back and forth between me, the repairman, the warrenty office the homeowner was covered under and JWC. It seemed like anytime communication dropped through the cracks I was the one who had to start the process all over again - no one from JWC ever seemed to attempt any kind of follow-up. Ever. RUN RUN RUN away from this property management company. All you have to do is look at the condition of the majority of the homes they maintain. They are dirty, and unkept. \r I originally rented a home with Texas Heritage who merged with JWC during my lease. Upon my move out, I gave proper notice and a forwarding address. I paid $225 for a cleaning service. I am now being charged $250 for cleaning, (because the top of the fridge was not wiped down) along with $1200 for dead grass. I asked them numerous times to do something about the grub worm infestation that were eating all the grass seeds I was laying down. They told me, I did not maintain the yard. There were numerous stains to the carpet (that I noted in the move in inspection) but because I did not state the color of ALL of the stains, I am being charged for ALL of them. When I called the office I was met with an apathetic attitude, basically, I should have wrote the correct "terms" on the move in inspection in order to n more

I wish that I had trusted the reviews before I moved in. Believe me you should believe every bad word any of these reviewers have to say. Some of the people that work at JWC are helpful; but, in the end they will try to take every dime. They do not take care of their renters - you mean absolutely nothing to them. Please do not rent from JWC - you will probably live to regret it. more

I wish that I had read reviews before I signed a lease agreement with JWC. They are horrible about getting repairs done in a timely manner. I always had to threaten to get in touch with the owners to get anything done. Luckily they had left their # and address with me. The other thing that they will try to do is charge you for anything and everything when you move out. they are trying to charge me $1,500.00 for grass that did not exist in the first place. Any green that existed were weeds from the get go. PLEASE BE CAREFUL IF YOU CHOOSE TO RENT FROM THEM. more

OMG I dont know where to start. We moved out in October to move on post. They came by in Sept. to do a surprise inspection of the property so that we could renew our lease, i told them at tat point i would not be renewing my lease and he said just send a letter stating that i was moving out. So i did, when it was time to move i told them i was turning in the keys Oct. 1st. I then got an email stating i did not give a \r 30 day notice so i would owe them for Oct and Nov. Rent because i turned in the keys Oct 2. and it would be Nov 2nd before the 30 days and they did not pro-rate! I told them i sent the letter and some how they magically did not get it! So today i get a notice in the mail stating i owe them 5,700 dollars! HA for damages that was there when i moved in. Exp carpet stains.. there when i moved in. 1,500 for paint! The place was not painted when i moved in.. Another charge for missing screens. All screens were there when i moved out. My point is they will try to nickle and dim more
