I have lived here for over a year now and overall have been satisfied with my experience. My apartment is nice and upgraded, and the complex is in a safe and convenient location. The trash valet picks up your trash right outside your door. The grounds are mostly well-kept, with landscapers who come out once a week; however, there are some muddy spots away from the main drive. The pool area is quite nice. The furniture on the pool deck is new as of summer 2012. And the car detailing area is a convenient feature, with a car wash and vacuum for a couple of quarters. I rent from a private owner so I do not have anything to say about the HOA. more

Gardens a Great Place to Live 4/9/2012

I moved into the Gardens in May 2007. The complex was beautiful. I was renting from the developer who was still in control of 1/3 of the units there. As the housing market turned downward the developer quit putting money into the complex and it went downhill. Maintenance staff changed several times, office staff changed several times ? it was very discouraging. In 2010 the developers turned the property over to the HOA and the owners to run. However, the developer who owned the 107 unsold units as well as their partners with an additional 45 units got friends to run for the board and with their block of votes no one else had a chance. So even though the developer was officially out of the picture ? they were still running things. Then the developer declared bankruptcy and the 107 units went to the bank. But since it was ?their board? they were still in control of the HOA and the condo fees coming into the coffers. The out of state HOA board and the developers Tampa based management company let the office manager and the maintenance man run everything. So effectively the office manager and maintenance man did whatever they wanted or didn?t want to do. Needless to say the property continued to go downhill. Some of the owners got organized and with the 2011 election, the new board is made up of owners who actually live on the property. The bank owned units were bought by a reputable developer who put in a very professional staff. Since November 2011 (4 months) they have made great strides in improving the property. No it isn?t perfect yet, but they are taking consistent steps. I know that soon there will be pool loungers ? nice ones. That is a far cry from last summer under the developer?s board. You cannot undo years of neglect overnight. Condominiums are very different than apartment complexes. They have regulations that have to be followed. None of them are so tough. Most are identical to any rental complex - quiet hours and consideration of neighbors, etc. You have to pick up after your dog (both a city and state regulation) because dog waste is an environmental hazard ? there are potty stations around the complex. It couldn?t be easier. Just imagine what it would be like if no one picked up after their dog. There are somewhere between 75-100 dogs living on the property ? yuck. Some complexes ban dogs altogether or limit them to 25 pounds. Some regulations are governed by the materials that the buildings are constructed from ? no grills are a fire marshal ordinance. Unfortunate, but you generally can?t grill on patios in other complexes. Owners have an investment to protect. If it isn?t nice, once the market recovers they won?t be able to sell and get their money out. But since it is ownership, the owner has to maintain the inside of their own unit ? just like any home. If you rent from an owner, you have to go to your landlord for things that need fixing. That is not the HOAs responsibility. I am so happy and proud of the complex improvements. It is a much nicer place to live and I know that it will continue to improve. It has only been four months ? just think what they can accomplish in a year more

FORMER GROUNDSKEEPER 4/7/2012

My name is Rufaro. I was a groundskeeper here at Gardens of Bridgehampton, from January till March 2012. I'm also a resident. I'm disappointed with comments made by property manager Mike Miller, on my job performance and attitude. If you've been a resident here prior to my arrival and after my dismissal, then you have undoubtedly seen me working like a slave. Everything from pressure washing 13 buildings, over 300 units, mulching, maintaining the restrooms ( 9 toilets, including sinks and floors), all the upkeep in maintaining the club house, workout facility, swimming pool area, car wash area and all the garbage on this property. Compliments given to me daily from home owners and renters here, author my confidence in an outstanding job that I have done here. I have even received cash money tips from home owners, thanking me for the great work that I was doing. Proof of my work performance has been documented in HD video, recorded by myself and friends, since the first day I began working here, depicting before and after evidence of great job I""ve done. This includes evidence of the job I've done pressure washing, mulching and the before mentioned. Mike Miller would compliment me every day on the great job that I was doing, which fuels my disappointment in his deception. Judy, HOA director, the person responsible for hiring me to clean up this resort for $10 an hour, and whom, I was warned about by some home owners and whom you can read comments about on this site, was nice in the beginning, but turned on me when I was unable to answer her phone call, due to being busy. I explained to her how that was inevitably going to happened, due to my constant leaf blowing, pressure washing and general busyness. Her disposition changed immediately. This change is evident in audio recordings I have of our conversations. The videos and audios of my experiences here, have been made into a documentary for a music video, by me and my producers, as I'm a guitarist/performer. I remind you, it was my intent from my excitement of being offered this groundskeeper opportunity, to show everyone at Gardens of Bridgehampton in good light. But the evidence and treatment of me shows different. From using a broken pressure washer and being asked to modify light bulbs to fit in ballasts, that they are not made for. A fire hazard for sure!!! I could go on and on. I am a decorated military vet with no criminal history and outstanding references, and DO NOT deserve this disrespect!! Thank you home owners Mrs. Benny, Mr. Klive, Mrs.Gel, and others of you, for your compliments of my work. Any further attempts to dishonor my name and character, will be met with furious publication of my experience here. more

gardens of bridgehampton is so so good could be better 4/4/2012

hello to all,well this has nothing to do with being angry or having bitterness with this community...but i am just going to tell the truth. Moved here amonth ago and we are moving a month later. They have great maintenance, they have great pick up as far as trash but they are poorly made. you can hear everything your neighbor is doing, we have nosiey neighbors and they have had the cops called on them, brooms to the ceiling and we even the sercurity gaurd supposedly had been called to go speak with them. NOTHING changed.They could have done more in the in the office as far as really trying get the situation handled nothing was done,still noisey and they still dont care. The neighbors wake us up at about 6 am every morning with stomping and running of there child. even on the weekends cant sleep pass 7:30am or 8:00am its crazy you have high hopes of a nice place and its on gate parkway but very disappointed with the outcome of this place. i thought it was better. but everything that glitters isnt gold. Just really would not recommend this plce to anyone unless your moving on the top floor. Yall be BLESSED.... :-) more

Great Community to Live In!! 3/22/2012

Gardens of Bridgehampton is a wonderful, friendly place to live. I have owned a condo in this development for about six years now. During those years, I have seen the development go through some changes from great to not so great, but since the election of the new board of directors to the HOA, Gardens is back on track. Tom and Judy are spearheading every issue that comes their way. The old board lived out of state and never was on the property - they didn't even know what units they owned. Tom and Judy live on the property and see what happens day to day. They are friendly faces to meet and are always willing to hear concerns and take actions to solving any problems. The new leasing staff is amazing as well. Mike and Anna are wonderful and friendly people and they have been bringing great renters to the property. I can say that I have seen such a huge improvement on the property and am very proud to live and be a part of this community. There have been disgruntled employees in the past who like to smear this community's name and the people associated with it. This is sad and shows why they are no longer working for Gardens. more

New and Improved Gardens of Bridgehampton 3/22/2012

My name is Michael and I am the Project Manager here for Gardens of Bridgehampton. Since we began here in October I have received a great deal of positive feedback for the improvements we have made and the work we have done up to this point, and I am pleased to tell you there is more to come! I would like to personally welcome anyone with concerns or issues to come in to my office (located in the clubhouse) at anytime to come and address their issues in person as I would be happy to help. My goal is to address every concern here. I encourage everyone here, owners and renters alike to come in to address their issues no matter how minor it may be as there is no issue too small. STAY AWAY FROM THIS PLACE, IT'S HELL!!! 3/20/2012

I don't even know where to start, with people that work for HOA office or leasing management. I owe the condominium here for few years now, Few times I had to talk to people from HOA, Judy and Tom, and my God, was that stressful for me. They approached me with such unprofessional tone and were soooo rude and unkind. I strongly recommend you replace them with someone educated and professional to carry on the conversation at least, and someone that's able to handle the business in proper way and with respect!!! Horrible, horrible and very disappointing!!! I have talked to many of my neighbors, and heard nothing good or positive about these ""TWO"". Regarding Leasing office people, friendly at the first sight, but unprofessional as well. Many, many complaints about them, from the people that live in this community. I would not recommend anyone to live here, ever!!! Hoping to sell my condo, to get out of this terrible place. Hopefully word will get out there and someone will do something about HOA personnel. They are ruining this place reputation!!! more

COMPLIMENTS FOR GROUNDSKEEPING AND MAINTENANCE!!! 3/14/2012

I've been living here for almost 3 years and property was never this clean and taken care of. Elevators are finally cleaned and kept clean, breezeways looking 100% better (no stains on the floor from trash, etc). I've been seeing only ""TWO"" people taking care of such a huge property, one is groundskeeper, the other one maintenance. Basically doing everything and keeping this place clean and running!! Thank you for such a great job. more

Gardens of Bridgehampton 2/11/2012

In November 2011, a new board of directors for the Home Owners Association was elected. Since that time, the new board of directors has been going to great lengths to improve upon this outstanding community. We aspire to provide only the best for this community, renters and owners alike. In reference to the valet trash, it is picked up five days a week, Sunday through Thursday. Every resident is told that trash must be placed outside only between the hours of 6 and 8 on the days specified. Unfortunately, when trash is out at any other time, it could be targeted by local wildlife, which is a common occurrence in communities state wide. This is why there are specified times and days. We are taking preventative measures to ensure that these rare occurrences do not continue to affect the rest of the community with the support and cooperation of the residents. In reference to the condition of the property, every building has been pressure-washed which was completed on February 3, 2012. In addition to pressure-washing, other improvements such as mulching and improved landscaping are currently underway. We are in the also process of upgrading the pool furniture and are excited to have it here in time for swimsuit season. In reference to the pest control of the property, the exterior of the buildings are treated in order to control pests. The interiors of the units are the responsibility of the owner of that unit. For instance, the on-site rental operation provides pest control at their expense for all of their residents. In reference to the pet waste on the property, there are pet waste stations distributed throughout the property that contain pet waste bags and receptacles. All residents are fully aware of the rules of the community and the handful of residents onsite that do have pets are regularly reminded of these rules and the majority adhere to them. We as board members living onsite take these rules very seriously, which is evident through the current condition of the property. In reference to foreclosures on this property, in the past the community has experienced a handful of foreclosures, this number has actually decreased tremendously over the last year. The Association is gaining momentum and the new board is already making improvements to the community on a monthly basis as stated above. We never want anyone to feel as though their voice is not heard or that their concerns have not been addressed. We appreciate when residents bring their concerns directly to us so that we may address them for the greater good of the community. Would never recommend... 2/6/2012

I have lived here for 2 years, renting from a wonderful private owner. The problem is not my landlord, it is the HOA and managment here. A new management company took over in the fall of 2011 and the hallways, landscaping, overall cleanliness have never been worse. Due to the HUGE number of foreclosures in the GBH community, the HOA has no budget. Last summer the pool chairs started falling apart and were eventually all trashed but they were never replaced. If you want to lounge at the pool, you have to bring your own lounge. There is also a large pest problem, mostly roaches and silverfish. The community does not provide pest control, so even if you drown your entire unit in chemicals, they bugs still come in because the whole building isn't maintained. There are fireants in the grass and cracks in the sidewalks/parking lots- been biten a few times. There is dog feces everywhere. I have a small dog and often have to pick up others' poo just so my dog can have a place to do his business without tracking in poo that has been left behind. In the summer heat, the fresh smell of poo fills the air! The HOA personell at the office has talked to me in such a poor manner (worse than any one ever has) that she alone would be enough for me to recommend never living here. It could be a beautiful community, but unfortunately it is a very unpleasant place to live. Do not call this place home... there are plenty of other communities in the area that are maintained and staffed much better. more

Think Before You Leap!. 1/31/2012

If you are an African American, Run don't Walk!. Every night instead of picking up my trash, I find my garbage can kicked over and all the garbage scattered in front of my door. I called the Police twice, concerning these incidents. I've spoken with the Office Manager, also I spoke with the HOA president Jerry Philpot, and was told, not to call him again. ""This is not an emergency"".The next night,some one poured all my garbage in front of my door and I received a violation notice. I'am will be speaking with the US Civil Rights Commission"". on possible ""Hate Crimes"". I've also requested for the walkway, to be cleaned of disgusting stains , one month, has passed, no response. Please think twice, If you are looking for a warm ,caring community-with a inviting feeling, The Gardens of Bridgehamptons , should check reviews and comments, and also learn from neighboring communities-What makes the others, a great place to reside!. more

BEST EXPERIENCE TO DATE!! 1/25/2012

So I just moved here a week ago and I have to tell you that this place is great! Where do I begin... My cable, wifi, water, and valet trash are included in my rent! My patio is huge and screened in. I am paying for a 2 bedroom what I was paying for my 1 bedroom (which had nothing included). I needed to move in quickly and the Leasing staff here made it happen. I could not be happier! I travel with my job and I have lived in 15 different apartment/condos over the last 10 years and this has been far and away the best moving experience I have had to date! If you are looking for the nicest area in Jax this is it. If you are looking for the best place for the best deal then look no further. This place is great! more

Wonderful place to live 1/20/2012

I moved in to The Gardens of Bridgehampton a couple months ago. I love everything about my apartment and it definitely feels like home! I haven't been able to use the pool yet but I am very excited for when it gets warm and I can enjoy the huge pool! With all the improvements I have seen this winter I cant wait to see what they will do for spring and summer. I would definitely recommend living here if you like a beautiful and quiet living environment. more

LOVE, LOVE, LOVE IT! 10/17/2011

I recently moved into the Gardens of Bridgehampton in Jacksonville, FL. After reading the reviews I was a little hesitant, but the new management company reassured me that any prior issues had been and were currently being resolved so I decided to give them a chance. My apartment is amazing and the level of service from the management far exceeded my expectations. I can't speak for how the old management company did things, but my experience with this company has been nothing short of fantastic. I have lived in several apartment communities all over Florida and as far as management goes, they are a level above the rest. Don't take my word for it, go see for yourself and I'm sure you will share my sentiment. So far so good, I'll keep you posted! more

Gardens of Bridgehampton 8/27/2011

I recently visited a family member at the Gardens of Bridgehampton, only to find the buildings are completely filthy, the hallways littered with garbage and stains throughout the walkways. Not to mention, the lack of landscaping - there are nothing but weeds and dirt (and don't forget the dog poop). I told my family member that I couldn't believe how the property had gone downhill so quickly over a matter of a couple of years - clearly there is no maintanence happening here. I've encouraged them to move out as soon as possible as they have indicated that they do not have visitors due to the embarrasment of the property. more

AWFUL AWFUL AWFUL!!! 7/11/2011

WORST PLACE I HAVE EVER LIVED IN! I had a roach problem from the day I moved in (I had a 12 month lease). I must have had over 100 roaches while I lived there. My cabinets were broken. My air broke about 3-4 months into my lease and it was never fixed. I went through 3 dryers, none of which worked. After the third dryer I just stopped doing laundry there and took my laundry to friends houses. Dog poop everywhere. I was on the bottom floor and could hear everything my upstairs neighbor did. Office staff was terrible. The internet NEVER worked. They changed the cable out on me during my lease period and never told that I needed to go get a box. When I called the office they treated me like I was an idiot. DO NOT LIVE HERE! more

Horrible horrible place to live. I had to break my lease to move out early because the living condition is like hell here. The noise level is EXTREMELY high! The air conditioning made horrific noises day and night so we could not sleep. The ""free"" internet does not work. There are also frequent power outages. There are dog poo everywhere and nobody cleans them. The maintenance people are very lazy. Our refrigerator broke three times in two months and it took them another month to swap it with another apartment. We paid our rent every month, but the bastard landlord default on his mortgage so we got subpoenas at night and had to go to court to dismiss it. My advice: DO NOT LIVE HERE! more

Stay Away! 11/30/2010

I am very unhappy with Gardens of Bridgehampton. There are cockroaches everywhere and the exterminators have stopped coming because they are behind on their payments! The inside of the units are cheaply/poorly made and cabinets & drawers are falling apart. The wireless internet doesn't work. The pool chairs are falling apart. The staff is always too busy or not around when you need them. They do not accept packages at the office so you have to drive 15 minutes to the local post office to pick up every package. And, I do not feel a female would be safe there alone at night. more

Do not buy or lease from here 11/15/2010

There are many frequent power outages. I've been here from the start in Summer of 2006. It's very disappointing to know that the condos in my buildings were built poorly; One of the drawers in the kitchen is too small, so I don't put anything in there because it would just collapse. Most of the cabinet were over drilled causing stripped screws. Also, the water never stays warm. Barely does it stay warm for just for one shower..Imagine that, I have a garden sized bathtub that I can't even take a warm bath in..ugghh! (it does not reach the temp.of hot) and the pressure is very very weak. Oh there's more, wireless connections that we pay in HOA does is very weak and my computer cannot pick up their signal, so I have to pay additionally to have a somewhat reliable internet but because the builders did not consult any of the local providers before wiring, the internet would go in and out frequently either causing the signal to be too high or too little for internet connection, but I'm glad my provider has found a way to solve that issue. Next, our community clubhouse with a so called ""movie theater"" has been turned into their leasing office, ran by rude, incompetent personnel. A friend of mine, who I did not recommend to lease here, actually lives down the street in an apartment, Thornton Park, her clubhouse and community pool was very nice and functionally. As an owner, I would never recommend anyone to buy or lease from Gardens of Bridgehampton. Take your business someplace else where you will be greatly appreciated. more

Live on the Southside... but NOT here 6/2/2010

My husband and I lived her for 12 months, and that was 12 months too many! Where initially the price and location drew us to the gardens of bridge Hampton, as cable and internet are included and is close to town center and Tinceltown, we soon realized that the savings were not worth it. As many people have stated the office staff is useless, and continuously waste your time with the run around every time you ask a question, we constantly heard ?well Jody is not in and she handles that? but soon began to believe that Jody doesn?t exists because she is NEVER in the office. In addition the property is not well kept, landscaping is weeds fertilized by the many dog droppings (which I will get at later), the gym equipment broken, pool area lacks up keep and the apartments themselves are quickly diminishing due to cheap construction. In addition the neighbors are less to be desired, at least in our old building. People who were inconsiderate of noise levels at night, and who did not pick up after their dog or dogs that would bark all day and night, and people who overload their garbage only for animals to get in and stain the walkways with a smelly mess. The dog issue was one of the main reasons we could not stay there any longer. There were many rainy weeks where neighbor were too lazy to walk their dog to the grass and just let them poop on the concrete walkway, and DID NOT pick up the feces?, and neither did the maintenance. In addition we had two neighbors who would constantly leave their animals on the back patio only to bark all day and night. The free internet is a joke; it was only working for half the time we were living there, and when asked the office about it, the always answered with ?it?s being fixed?. And don?t be fooled by the gates, they NEVER work! For at least four months living there both gates remained open all day and night, there is a security guard with a golf cart that drives around at night, but during the day anyone can get in! Due to the cheap construction, you can hear EVERYTHING from the floor above, and I mean EVERYTHING, there were many nights when were where we awoke in the middle of the night thinking that there was an earth quake only to realize it was the people above us having sex! We could hear everything above us, moving from room to room as if only paper separated the floors. Finally, I am admittedly a clean freak, but beware when you move in that what you can see only looks clean, I spent two days cleaning our apartment before we moved in, there was dust built up everywhere, all of the windows had a disgusting film on them, mold in the bathroom and the carpets we cleaned before we moved in with the assumption that they had never been cleaned before! Thankfully we moved out in March 2010, but buyers beware? kiss your deposit goodbye! After leaving are perfectly clean apartment ?Jody? has yet to send us our deposit OR even been in the office to speak about it, and it has almost been two months! The moral of the story, if you want to live on the Southside, spend the extra money and live someplace else! Pros: Praking is sufficient, rent is cheap Cons: Staff, ammenities, neighbors more
