I work for an HOA. Susan Boles lets invoices from people sit on her desk for four weeks before asking for a w-9 and then waits another 4 weeks to pay them. They are cheap and you get what you pay for. The board president is Holly. I don't know why she is thrilled, after 4 weeks of not getting paid, Holly paid me out of her pocket. I could show you inept emails as to why you would never hire them. They have been working for See the Sea for a couple of months. Lets see what happens. Susan Boles assistant just started and just quit. ""Send your invoices to Dorian, I am often out of the office (and don't have time to pay you) and this may help"" That was two weeks ago. Today ""Send your invoices to me. Dorian doesn't work here anymore.\r \r I don't want to damage my relationship with anyone and maybe these issues are typical. more

We are just thrilled with Castle-Breckenridge Management. We recently switched from one of the largest companies in the business because we were treated like a number and we have so many ongoing issues that we needed a personalized management company. Susan our property manager is responsive to our individual needs, somehow she manages to find 1-2 hours per day to address our issues...I have no idea how she manages to handle many properties and everyone receives this level of attention. Extremely UNPROFESSIONAL People! 1/17/2012

Communication, customer service, and accountability (for themselves) is a huge problem. There is NO RESPECT for OWNERS! Highly unprofessional in the way they speak to Owners, attire, office appearance, writtent communication, accounting practices, etc. If you are a homeowner, I suggest you start working with your Board to get rid of this management company. They don't send out billing notices until after a year of one missed payment, but they will charge you for that one year of late fees. Once you try to dispute/reason with the employees at CBM, they get on the defensive and engage in power games. They tell Owners that the Board gave them the authority to do what they want. Basically, they use the ""you have to go through me"" power struggle. I agree, I hope none of you ever have to deal with this company. Get rid of them or run as far away from CBM as you can!!!! more

Very poor responses 11/17/2011

Main problems are: Unable to reach them: I have tried to reach them by calling them and emailing them. It is so difficult to reach them. For some reason, only their emails never reach me. They say they sent it but it did not show up. They said they were calling my cell phone and I donot have any missed calls. I did not get missed emails or missed calls from anyone else. I wanted to search online on how others perceive them. Looks like mostly people have the same experience: Just the way I have been experiencing. more

Horrible Experience!! 9/17/2011

Dealing with Castle Breckenridge as an HOA board member has been the worst experience of my entire 40 year career in business. I have never dealt with an organization with Castle Breckenridge's level of consistent incompetence. Before allowing your HOA to sign on with Castle Breckenridge, just go by their office and take a look at the wreck of a building they housed in. Sit in their cramped lobby on the ratty, tiny sofa and listen to the chaos around you. Listen to the phones ringing off the hook, the harried employees dashing around, the beleagured receptionist trying to fend off angry callers. Yes, they work cheap: be assured that you'll get even less than you pay for. How they stay in business is hard to figure. more

I'm so sorry we chose Castle Breckenridge Management 6/6/2011

I am so incredibly sorry we signed on with Castle Breckenridge. We started with them in August 2010 to the end of March 2011. Our complex had low funds when we started ($103,000), but we were essentially stable, and we had high hopes they would help us improve our situation. John Kalas, the owner, told us, “it’ll take six months…” to clean us up. Boy, he sure ""cleaned us up."" Six months in, by the end of January 2011, we had $66,400 in funds, and $66,700 due to vendors. Castle Breckenridge guided us, in six months, to a horrible financial state. We will now be \r digging out of debt for months thanks to their management. They advised us to lay off all of our on-site employees, and then plugged us into their expensive in-house construction company, CBM Construction, and other expensive buddy vendors. They didn’t chase our delinquencies, were in breach of contract after four months (by not performing site \r walkthroughs per contract), and transferred money from our reserves fund to our operations fund without a Board vote (a big no-no). We also had three different property managers by our fifth month. They aren't BBB-accredited, and I believe they have their OWN serious financial problems. There was a reason they never gave us bids for a maintenance company after we asked them to provide some – they wanted all of our money for their own company, CBM Construction. The owner is more interested in helping himself than helping communities. I can't believe the lack of \r integrity and the motivation for his own good. I highly suspect unethical practices, and was especially incensed when he said, “we have a year contract with you,” when we gave him his 30-day notice after seven months. What? We're supposed to want to keep you on now that we have more debt than money? Now you're threatening us? \r We made the biggest mistake ever by choosing Castle Breckenridge. I am so incredibly sorry we signed on with them. They set us back over a year. We trusted them. They should no longer be in business. more

A Great HOA Management Team 2/2/2011

I have had the privilege of working along side of CBM for almost 2 years and they have been nothing but accessible, nice and knowledgeable. Each manager we had has had so much experience in the business, but more importantly, they have had the people skills to deliver the communication to all types of personalities. Thank you in particular to Teresa for her steadfastness and openess. Our community has never ran so smoothly. more

Happy with our Management Co. 2/1/2011

Our Association has been with this company and Julie Howell for a while now. I am happy with the way Julie handles our Association and has always been on top of things. I also feel Julie has has our best interest in mind. When dealing with any company, you will find things that you may not like and that is normal. I can honestly say that CBM is as close to perfect that my Association has had in a long time. Julie has taken this Association from close to broke and falling apart to a beautiful living community where good lenders will lend to homeowners again. I feel that because of Julie I have a better investment. more

Is to early to give a full opinion at this time, but for what I have seen, I honestly believe that Castle Breckenridge is doing a very good job and I have no problem in recommend them. Hi. I've taken the time to read a few of the negative reviews of CBM. I suggest anyone seriously looking for a new HOA management company take the reviews with a grain of salt. I believe the people posting do not understand the role of CBM, their HOA or even themselves in their Communities. CBM is not an HOA, they do not manage your particular unit (unless you live in an apt), they simply work with your HOA and you to make your Community and home the best it can be. If CBM is leading your Community and your landscaping, buildings or homes are in disarray, it is not because of something CBM did or didn’t do. It is because of some factor -- your HOA’s Board, under-funding, or some other issue internal to your HOA, plain and simple.\r \r I was on my HOA's Board of Directors for over 2 years. My HOA has 160 units and 4 acres. I dealt with many of the employees at CBM on a daily basis. (Harold in particular is simply amazing at what he does.) CBM took our badly broken and almost bankrupt HOA and turned it around completely. We were flailing uncontrollably in the fallout of the foreclosure debacle. Our HOA had no money, was badly managed internally and externally, and in need of hundreds of thousands of dollars worth of maintenance and repairs. Within 6-12 months, CBM balanced our budget, collected delinquent fees, professionally ran all our meetings, oversaw our maintenance and repairs as we could afford it, helped form and oversaw Community committees to enforce our rules, etc., etc. Our HOA couldn't have done this without CBM leading us through the quagmire. And the most amazing part, CBM performed all of this for a very reasonable monthly administration fee. \r \r The commitment and dedication I witnessed from every CBM employee I worked with was unsurpassed. I have never seen so many people care so much about their jobs and other people's homes/investments. Sadly, more often than not CBM employees cared more about my condo community than the owners and residents. CBM is simply amazing. Their knowledge of HOA laws and rules is outstanding. Their ideas, experience and perspective on managing HOA's is absolutely priceless. My HOA would not have survived without them. Most of my HOA may not realize that, but people on the Board making the difficult financial decisions every day are well aware of CBM’s talent for doing a lot with very few resources! Now that I am not on the Board, I feel confident in my home’s investment, because I know that CBM is expertly leading our HOA. I would wholeheartedly recommend CBM to any HOA looking for new management. \r more

I wish they would return calls 10/15/2010

I have dealt with this company for 2 years now. Long story short, they are not consistent and they are horrible at returning calls and communicating when home owners have issues. They do fix some things, I have heard there are other projects around the complex. Though the common area around me has decaying fences and neglected and rotting hand rails. My experience with having them fix something was when I asked them to repair the fence, they fixed the individual planks that I sent pictures of, but they just left all of the other obvious damage. They also fixed only the planks in front of my unit, and ignored the rest of the decaying fences of my neighbors. They fixed these things after I called 8 times, left messages and sent numerous strong worded e-mails to the rep. At first I just had some questions and wasn't planning to make a fuss, but when they wouldn't call me back I became very upset and frustrated. As far as calling the office, if you need to speak to someone, you are out of luck. I had that issue before with fixing the fences. The most recent time I have tried to get my particular agent (Dewayne for mission heights) to call me back, it has ended in frustration, even after the issues last time, and this issue involves protecting the home owners. (over 8 robberies have occurred in 5 months!) I had a negative post up before about this company, but I took it down because he actually did call me. I decided to re-post this as a running tally of how disorganized and lacking in customer service they really are. Other HOAs deserve to know that they should stay away from this company. I would drop them if I could, this company has always had issues, just check out their reputation on other sites. They admitted to having issues in the past. What is the point of even giving them another chance when there are so many other competent and responsible property management companies out there? has been rotting wood on fences and hand rails for years, yet they only replace random damages and ignore the rest. There are always workers around our complex, smoking and hanging out, occasionally taking tenants parking spaces and giving dirty looks to the homeowners. I rarely see them work though. so to sum it up: they don't call back, have unfriendly workers, don't properly maintain property and have one of the worst track records of any local property management company. more
