These folks are rude and inattentive. I called to speak to Chris (manager?) and was placed on hold by the receptionist. She came back on the phone after a minute or so and told me that Chris wasn't in his office. She then went on to explain to me the exact issue I was calling about, eventhough I had'nt mentioned it to her. this led me to believe that Chris was in his office but, refused to speak with me. more

Cal West manages part of Solana Beach. I am a homeowner and have dealt with them on two occasions, both of which I was very dissatisfied. Avoidance is what they are all about. They will tell you that everything will be taken care of when you finally corner them; however, this will always result in no action on there part. They dodge responsibilities and will leave you high and dry. more

I've owned a condo in Encinitas for over 24 years. I've served on the Association Board of Directors under 3 management companies. I also own a condo in Vista for over 15 years. I love to read about the gripes of people and as a Board member I've listened to my share of whinning, spoiled So Cal people for decades. What is it with with people these days anyway. Get over it. Man up and take care of your home and yourself. more

I own a condo managed by Cal West. Having worked professionally with several property management companies, I can say with confidence that this is the sloppiest, most ineffective, most unorganized property management company out there. It is amazing they are still in business. They are unresponsive to property owners needs. They seem to forget that they work for us, not the other way around. I pay a good chunk of money each money for these lazy folks to sit on their ass on not pick up the phone, or to pick up the phone and tell me that the person who can help me ""is not in today"". They are impossible to get a hold of, they don't maintain proper accounting records, they don't maintain HOA statements (if you can believe it), and they are MEAN! They don't even have a website. If you are shopping for a property management company, avoid this company at all costs. There are much better managers out there who will work FOR you, and earn the money you pay them each month. I own a condo in a complex managed by Cal West. It is nearly impossible to get Chris Osteen (or anyone else there) to pick up the phone, or return messages. The simplest thing takes forever. As it is my homeowners' association, not me, that hired these yoinks, i.e. I'm stuck with them, I don't want to provide too many identifying details. But there are certain, very basic, things that any property management company should do - for example, you could be asking for a new parking sticker for your car, and Cal West would not even respond. If you identify a specific point on which they are risking a lawsuit, then sometimes you can get their attention. On the very rare occasion I have caught Chris Osteen on the phone, he speaks like he is reading from a call script; politely stonewalls you. If he absolutely has to, he may eventually agree to take care of your request. But nothing will actually get done. You have to call, and call, and call, and call .... There are a lot of property management agents out there - do yourself a favor, and DON'T USE THESE GUYS. Pros: none, really Cons: won't answer calls, nothing gets fixed, brushes you off more

My wife, infant son and I leased a rental property managed by Cal West Management & Sales for two years after being honorably discharged from the military as disabled veterans of a foreign war. No repair requests were EVER taken care of; even a broken/unusable deadbolt on the front door and a broken toilet. We followed up repeatedly after our initial requests and nine months went by with no response or repair. When we moved out we left the apartment cleaner than when we had moved in. It's now been close to three months since we moved out and we still haven't received our deposit or a list of deductions. We've contacted Chris Osteen (owner) and company repeatedly and are never acknowledged or called back. We are now filing a suit against them in small claims court, as they were supposed to send us the deposit or itemized deduction within 21 days of us vacating, by law.
