I had a month to month agreement (lease) with Tony recently. Actually it was Tony's idea to offer me month to month. I always paid on time, never bothered anyone, kept an exceptionally clean apartment. My neighbors even reported that they were not even aware that the unit was rented. When I was moving out, I sent a letter to the management and told them of my plans and the date I would be leaving. It was not a full 30 days ( more like 15) since I was relocating. I opted for the ""Tony inspection"" on the day I moved out. He said that the rugs needed cleaning bc of some small spots (agreed), the oven (which I cleaned but never used) he was charging for a burnt on area on the bottem (which was there when I got there and I tried to remove but could not) Ok fine, and to wash the floors ( my mom cleaned those on her hands and knees and you could have eaten off them they were so clean). The total at the time of ""inspection"" was $125.00. He also demanded an additional month rent since I did not give the ""required 30 day notice"". Can you say MONTH TO MONTH. Hello, what does month to month mean ??? Apparently not the same in Tony's world as in the world at large. After the move, he made numerous harressing phone calls to myself and my parents. Refused to send us the security until he got the ""rent"" for the month I was not even there. I told him to use the security for the ""rent"" he refused. He sent me a long list of ""repairs"" that he had to make (all are not true and I have pictures to verify it, since I took pics of each room on move out day). Now he says that he will keep the whole security and I need to pay additional amounts for the fake ""repairs"". And he wants a late fee for the ""rent"". This guy is a real piece of work. Like a spoiled child that if he cannot have his way he changes the game to suit him and his needs. \r Hope all who read this are aware and beware of his strong arm tactics. \r Did I mention :\r A) 2 windows were broken. 1 was broken when I moved in and remained broken when I moved out. They rotted off the frame (wood frames) from the weather. Literally, the panes fell out of the water logged, rotten, warped frames. This was during the Buffalo winter months. He did not replace them. I put plastic up to prevent the elements from coming in.\r B) The washing machine hose leaked for days and soaked the carpet in my bedroom. I had to put a sign out so that people would not take the bucket out, that I placed to catch the water.\r C) There was no heat for over a week. When I finally got hold of Tony he told me he was not aware. Would call the contractor but he did not know how long to fix it. Again, this is the Buffalo winter, so you can imagine with 2 broke windows and no heat, the place gets very cold. Luckily the man fixed it the next day.\r I seriously could go on and on. Being a great tenant means nothing to this company. Now I know why I always saw people moving out and numerous empty apartments. Guess the word is getting out on these crooks. more

I feel the pain guys...I lived there a few years ago and he got me for everything...charged me for new stove drip pans! LOL LOL LOL I never turned the stove on!!! Whatever. Sometimes ya gotta say money is cheap and let it go. Maybe he needs the extra money to fix up that expensive race boat he can't sell. I just wanted to add my 2C and help someone not get into this mess we have all experienced. Peace guys and if you have a story that beats the ""stove drip pans"" please share. I am not sure why Tony Ferrentino is mean, deceitful and so very crooked, but he is and it is a shame. A shameful owner looking to get every penny out of his renters. Do not rent from him. A crooked man twisting the rules and truth hoping you run away and don't file papers at the court house. \r \r I am very grateful for this site. I was looking at one his apartments. The location and price seemed reasonable but after meeting with him and giving him a chance to explain this internet chat it came to fruition. He just about lost mind his mind when I brought up cleaning and security deposits.\r \r I have since met people who have rented from him and the story is always the same...\r Stay away from Tony Ferrentino --- UMI. more

I lived at the Robinson st apartments, Tony was easy to get along with when I was moving in. But when I was ready to move out all of a sudden he wanted another security deposit well he didn't get it. My neighbor told me they were going to white glove the apartment and charge me for dirt on top of the door jam or on the refrigerator seal.\r Oh and you'll just love this the lease is 28 pages\r I'll repeat this the lease is 28 pages!!!! \r Tony Ferrentino and his brother are a piece of work more

Absolute disaster... Stay as far away as you can. \r \r Worst experience of my life. Tony tries to charge an extra security deposit if you have a visitor that stays for more than one night. Never gives you a straight answer. Has a history of telling guests that they have no right to visit your apartment without his permission. \r \r This isn't a college dorm, Tony. If a tenant wants to have a visitor, it is their space as long as they are not disruptive to other tenants. \r \r I see why this business is called ""ultimate management"", due to the amount of control Tony tries to exert as a landlord. I also see why there are so many empty units in the complex.\r \r You could not pay me to live in one of his apartments. At first look the price seems good for the amount of space, but beware. Tony can't make a decision about anything, and will tell you one thing while doing another. I have had instances of him making loud noises early in the morning (when his lease prohibits this), so he doesn't even follow his own rules.\r \r STAY AWAY!!!! It will be the best decision of your life. \r \r more

I heard from two UB students they never got security deposit back from Tony Ferrentino - UMI inc. Just be careful I guess and be ready for a fight when it comes time for Tony to cut you a check. more

My wife live in the apartment on Nash Road (NT) for more than two years, which is owned by Ultimate Management Inc. The owner's name is Tony. He a liar from hair to toe. She showed my wife a quiet 2br in the back row, but gave her the noisy roadside one after she agreed to rent. Tony has a extremly long and unfair contract for tenants, it, in a word, requires tenants have to keep everything as new as you move in. Tony raises rent every year, he also raises the rent for the month your parents come in to visit you (50 to 100 bucks a month), which is not covered in the contract at all. Pros: Owner Tony is a shamless cheap liar Cons: Apartment is in good location more
