This would be a 0....these attorney's are the most corrupt, lazy, attorneys there are! Not only will they break the laws to get their wins in court, they have exparte communications with the judge to get those wins. If you ever have to contact these lazy people...GOOD LUCK!! Ms. Braem REFUSED to contact us back for a MONTH about a broken kitchen sink, that her clients wouldn't fix either (STAY AWAY FROM FOXRIDGE FARMS TRAILOR PARK OR ANY PLACE RUN BY ASCENTIA REALESTATE)!! Same company, just goes by different names in court. These lawyers have REFUSED any and ALL contact we tried making during months of court and even after trying to get our deposit back. Now, we will be in court for that AND this firm did their motions in a way that is plain deceitful and trashy! They have been busted now and charges (criminal and lawsuits, both State and Federal violations) are pending. Be VERY VERY careful with this firm. They WILL help their clients do ILLEGAL evictions and self help evictions. We will keep EVERYONE updated as these charges make it to court. We will NOT stay silent!!! WE ARE HERE TO HELP ANYONE NEEDING HELP WITH THESE PEOPLE!! more

Our landlord hired this law practice to pursue an eviction against us eventhough she was charging unreasonable late fees and falsified documents. We came to a settlement agreement with the lawyer and then when it came to meet the lawyer to finalize the settlement, we couldn't reach anyone at their office. Their receptionist testified against us that they were open, accusing us off lying. If they were open and had a receptionist why didn't anyone answer the phone? They are liars and cheats who use intimidation tactics and make misleading comments. The lawyer didn't even shown us the "evidence" against us until after she got us to agree to a settlement. Had I seen it before, I would've known our landlord falsified documents and would've gone to trial. They will screw you no matter what if you try to avoid a trial. We now have an eviction on our record despite the fact that the rent was paid in full, the same month we were evicted. Does that sound like an ethical law practice? more

Attorney's and Staff have kept me out of trouble when dealing with tenants. They are very knowledgeable and have treated me very professionally over the years. Highly recommend them to other Landlords. Pricing is very reasonable and service is very good for evictions and collections. Can call them if I have any questions on specific situations. more

I cosigned a lease in. Three years later I get a letter from Springman tell me I owe over $2000 in back rent and apartment clean up. The apartment was left in good condition and some rent was due. I asked Springman and their client to work with me and settle for a lesser amount. They refused and took me to small claims court. In court, I had asked them several times for pictures and documentation for the clean up. They refused. Paul Farrar, their attorney, said under Colorado law that they were not required to provide documentation unless it was a jury trial and I was not allowed to talk to a judge unless I requested a jury trial. I have spoken to two attorneys since then, and both tell me this is incorrect. They do not to provide documentation and I should have been able to have the matter reviewed by a judge the day I was at court. This attorney lied and would not listen to anything I had to say. I was intimated by him and signed a stipulation to pay the amount they requested. Do not do business with this company! more

They don't even warrant a STAR. Never answer the phone. And I find it odd that the only 2 Great comments are 5 Stars and from "GUEST" Yeah, right! Anyway, I lived in the same apartment for 9 years, lost my job, and had to move out. Skipped out on $300 bucks of the rent and was served by them only 1 month later. I set up payment arrangements with 'Tiffany', who said she would send me paperwork,and never did. I forgot about it, and then 1 month later I got a 'DEFAULT' letter. I called, NO ANSWER, called AGAIN, NO ANSWER. Finally I emailed every single one of them and said if someone didn't call me in 10 minutes, then I will not pay them, since it's only 300 bucks, I'll let you take me to court.....IDIOTS. Finally someone called me. And, of course, they don't even take CREDIT CARDS. more

I was in a year lease with what I thought of as a friend. When the year was up we informed the complex that we were done. Everything was a ok. Or at least until I got served with papers no joke 0- 8 years later saying that I owed over 3000 dollars. When I called these people and told them that I was willing to pay half of the bill and that the other person on the lease needed to pay the other half I was told that since I was the lucky one that they found that I was the one that was going to have to pay the whole thing. I then said since the amount was so high I was willing to pay a low amount every month to pay it off. I was called a liar and was told that if a crippled vet could afford 100 a month then so could I. When I said that I could not the woman on the other end of the phone told me then I was going to be taken to court and more than likely arrested since I was a deadbeat. I am not lying about anything of this. These people DO NOT care about anything but the almighty dollar. They will NOT listen to you. They will tell you how much you will pay and if you don't like it. TOUGH. more

If you are a landlord these people will help you. They are reasonably priced and so generous with their time and advice that I feel guilty sometimes. They will assist you with very unpleasant situations. The fees are very fair, including collection fees. They are a busy company but you just have to take the responsibility of contacting them a bit more than at other places. I have been a landlord for 25 years and I am thankful I found these people, especially for collections. more

Used SBWP for years. Always found them very unresponsive, even to repeat customers like myself. Non-returned calls, lost files, a byzantine phone system and rude staff finally led me to take my business elsewhere. more

I'm on my 4th try to get a payoff from this law office, and cannot reach anyone. I've left 2 voice mail messages, and sent 2 emails with no response. This is ridiculous, and I have no idea how these people conduct any business. more

I was able to get a hold of somebody on a first try. They answered my question and I was happy with the service. My husband and I owned a duplex and we always have some weird questions that they always helped us with. more

This law firm fails to return phone calls to those it is trying to sue and won't return calls to those who are filing suit who are trying to stop the suit. Horrible customer service with automated system. more

i was supposed to receive HOA's for a year according to my closing papers the HOA didn't pay them and now i am being sued by these people for over $2000 that i should never have owed in the first place they are impossible to get ahold of and once you do they are horrible to deal with they have already passed judgement on me once for being A DAY late on my payment thus screwing up my credit. they are bottom feeders and awful to deal with. more

We have had the experience of dealing with these idiots for two years. They are the true epitome of scum suckers and we decided to challenge them which, based on our experience, doesn't happen too often. The individuals we had as a landlord retain this firm for collection purposes. Since we were justified in breaking our lease with them they decided to try to intimidate us into paying an outrageous amount of money we didn't owe. DON'T ALLOW THEM TO DO THIS TO YOU! This went on for two years and we decided to retain a very competent and skilled attorney in Denver by the name of Jennifer Henslee who stood up to them and stopped this once and for all. It is our understanding that most people either try to take them on without an attorney or simply give in to their intimidation tactics - even if they feel they are justified. This is how they make their money. Before you respond to any of their tactics PLEASE consult an attorney. These people are scared of actually having anything go to court especially if you request a jury trial. They know that public sentiment weighs heavily against them. Our attorney appealed for a jury trial to resolove this matter and as soon as she did these dregs decided to back down and requested a dismissal. It is well worth the money and time to get an attorney when dealing with these folks. If you don't they will not respond to your requests and will drag this out for months or, in our case, years. more

Awesome Service! They give you ALL the documents you need to be a great landlord and take care of your property. They are always available to answer questions. They process the most evictions in Denver and are great at it. more

I had asked Laureate Ltd ( A client of this firm) to advertise my home for rent. This was a one month contract of $300.00 that had to paid up front. 2 yrs after my contract had expired I found that I had a lien against of $1600.00 against my credit because I had supposedly signed a 10 month contract for advertising services. Of course I had not!! I have repeatedly asked for proof of this contract to no avail. I am now counter suing this agency for deliberately harming my credit. more

I was in a one year lease with Bahama Jamaica Apartments and everything was fine, after the lease was up, I was informed that I would be able to stay on at a month to month term and that I would only have to pay an additional fee of $100 a month to do so. The month I planned on moving, I informed the propert manager that I intended to move and she said that was fine as long as I left the property in good condition as I had already informed her of the move. I had only a weekend to move and the office was closed so I left a note and the keys in the drop box. A year after I moved I was sent information from this firm that I had broken a lease and was to pay $1400. I have contacted the company repeatedly, left messages, etc... and never get any live person to speak to on this matter. I now have a public record/judgment on my credit report and have no way of resolving this issue!!!! Thuis company is a scam and so are it's clients! more
