Shady Oaks Mobile Home Park

\r park is now one-handed operation. only for money no help\r to residents. they complain bout lot-rent not on time but they have no desire to help residents with upkeep or provide any ammenities. if you figure them amount of rent they collect\r and their expense (2 maint. and poss 5 in office) they have\r rent free offices (courtesy of Zeeman Homes) water recycleing their anual tx base that they pay is probably at framland rate as the park is sandwiched between farm fields that is owned by same people. if it were not for the 2 maintence men they have the place would be in total disaray. more

To say that they dont give a sh** about you here at shady oaks is an understatement. Corporate greed has turned shady oaks into a wasteland. They are more likely to steal your home than help you with aything. The water quality is so bad I have to run my own filtration system. So far in one summer there has been 5-6 boil orders. Mainlly because the cheap bastards just dont care. Because their people screwed up the water system they're raising the rent again. $510 for a lot..... your not getting your money's worth. I won't be a customer of theirs much longer. more

shady oaks is not a pleasant place to live. the park won't do anything about vandalism unless it done to their property. the have no concern for law abiding citizens or the elderly people that just want to be left alone parents with young children are not held responsibile for damage their children do. all shady oaks cares about is getting your lot rent money on time each month. the park is not more secure like the other review says it is. must have been written by management. more

the community at shady oaks mobile home park.is more secured than a year ago. prior management did not care what went on here. than came a manager that did care and the crime rate dropped more than 80%. now this manager is moving on to bigger opportunitys. she will be missed. i wish her the best of luck. i hope that the new manager will follow in her foot steps. my suggestion to the new manager is to put a survelliance camera by the entrance to catch those who are causing trouble there. and my hats off to the local sheriffs department. they try and get here as fast as they can when there is trouble. but thats not that often around here anymore Pros: great place to live Cons: there still are a few trouble makers here that have not been caught yet. more
