Riverside Park Apartments

These apartments are completely unsafe! In the past 2 years NUMEROUS cars have been broken into, the most recent few were broken into both during the night and during broad daylight! Additionally, my neighbor’s apartment was broken into due to the deadbolt not being installed properly (this was a random event where a gentleman was going around knocking on doors and found my neighbor not home, I saw the gentleman when I was taking my dog out.. unfortunately I was not there for the actual break in). When we first moved here a little over a year ago we were told by John (the weekend office person) that there was on-site security. However, after moving in (almost a month after) a car was broken into right out in front of our building. I called the office at which point I found out from Carrie that the "on-site security" was an old retired police officer who does "rounds" when he feels like it. Now after my neighbor’s apartment was broken into, I find out from Carrie that the only security we have now is a part-time guy who works from 10pm to 2am. Other than this WE HAVE NOTHING. The property management is in California so complaints and such NEVER get resolved and even when there is a pattern of apartments/cars being broken into, the management will not take extra precautions to ensure the safety of the tenants.. Every time I have spoken to the management I am given the impression they really don't care. They also send out flyers every year that tell you they will fine you for not picking up after your dog.. but all of the excrement around the complex shows you they really don't care about that either. **If you decide to live here: do not pick an apartment near the edges of the complex, do not live on the first floor, make sure your locks are installed properly and that your deadbolt actually locks, and do not have anything nice in your vehicle.. the thieves will have plenty of time to take apart your dash to take out your stereo and GPS. more

Without a doubt, this has to be the snootiest office staff to their tenants I've ever witnessed. They are wonderful to new clients and practically fall over themselves with courtesy and charm but once the contract is signed, it's all over. You may or may not get a notice if maintenance is going on. You may or may not get taken seriously if an appliance doesn't work properly. As a matter of fact, depending on who you talk to, bad appliances are so much the "norm" in the complex, that the office staff will tell you not to worry about it - that it's happening to everyone. So don't expect to be treated as an adult with genuine concerns that your water or electric bill is on the rise because of a bad appliance or a toilet that won't stop running. They don't take your concerns seriously and it's evident by the tone of annoyance when you call or come by. They don't smile when you walk in and they don't smile when they answer the phone. Don't complain about the neighbors making noise because, without provocation, you'll get a notice, too, within a week of your complaint. They are not discreet. We can't wait for our contract to be over with and, judging by the fact that they haven't addressed any of the pre-contract maintenance on the walk-through sheet we turned it, we're not expecting much of a deposit back, if any. They'll find a way to keep the deposit - rest assured. more

I wish it were possible to give less than one star. The management at Riverside Parks makes a good location into a terrible home. Expect to be shown a unit that is quite different from the one you'll be rented. Expect that the apartment will be dirty, so that you'll need to take time to clean, and will have to deal with scratched, leaky fixtures, torn window screens, wasps nests and perpetual spider infestations. Expect the office management to be rude and incompetent. Expect not to receive your utilities on time, and then to have threatening notices because you never were informed of what you owed. Expect dog excrement and broken glass over the property. Expect inflated fees when you move out so that you won't see your deposit again! Not what I'd expect any professionally run business, let alone one in this price range. Save yourself a lot of trouble: choose someplace else. more

Be aware of their charges!!!! When you move out no matter how much you clean the apartment they will charge you for everything: cleaning, carpet shampoo(replacement) painting ... based on their life expectency rule! so if choose to live in this apartment don't be surprised with your bill when you move out! more

I agree with all the reviews I've seen about this place. I wish I took the time to review this apartment more. they are nice apartments but they will screw you over on you deposit. I think I left that apartment in a better condition than when we got it and they "say" they had to repaint the whole apartment and get new carpet. They ended up sending me a bill for a extra 16.00 which is rediculous. I should of been giving my entire deposit back. Gains Investment trust sent me a letter. They seem like a very shady company if you ask me.If you live here make sure you write down every nick and scratch on your condition report. They replaced the blinds in our apartment because one of the blind had a bend on the individual shield.This is caused by the windows they have.Nothing you've done.But I guess Im paying for new blinds as well.Dont live here!!!!!!!!!!!!!!!!!!!! They will milk you for every penny you got. Pros: They are good size apartments Cons: You will not get your deposit back and they will not work with you on problems. more

Riverside Park Apartments are nice, fairly upscale apartments. When Equity owned the place, it was fantastic to live there. Now, it's owned by Gaines Investment Trust, which is a shady, unscrupulous business. They specialize in backloading fees no renter would ever expect to have to pay, and they charge you to re-paint and re-carpet the apartment when you move out. These are costs that should be covered by the rent you pay. Gaines insists that the life expectancy for carpet is 5 years, and that paint is 3 years. According to this, if you live there for 3 years, they consider you to owe 2 years on the carpet, whether they replace it or not. So in effect, if you move out after 3 years, you will be paying for 40% of the cost to replace the carpet, even if they don't actually replace it. They claim they don't charge for "normal wear and tear" - this is a complete lie. They charge fees for everything. This is a nice place to live, but be prepared to get nickeled and dimed to kingdom come. more
