If you are looking to rent in the Eastern TN or Northern GA area, DO NOT rent from River City Property Management. My family and I moved to the Chattanooga area in July 2010 and made the unfortunate mistake of renting from this company. I should have believed the reviews and ran! Most rental companies make sure you have all move in paperwork prior to moving in….not this company! Thankfully, I have worked in the rental business so I knew that we should have received a move in inspection. We had to call to request one! The lady I spoke with actually argued that she gave me one. Once I thoroughly inspected the house, I found that there were pages upon pages of items that needed repairs. I turned in this check list promptly and was never contacted to discuss what I had found.
In August 2010, the garbage disposal backed up. I immediately put in a work order and it took 3 days for them to even call us. Once the maintenance came out, he promised that he would be back with a new disposal. (This is March 2012 and we have still not seen the new disposal) Needless to say, we are the type of people that do not make a big deal out of minor repairs if we can take care of it ourselves. We have done just that the majority of our stay here. It’s been very rare for us to place a work order or even contact the company at all. We have never been late on our rent. So, in my opinion, I consider my family to be “good tenants”.
Then, today happened! Maintenance came out yesterday to repair the backed up garbage disposal again…….finally after I put in the work order on Tuesday morning. I got the run around from the maintenance man telling me that he tried to call me earlier and had the wrong area code. BS in my opinion! Once he finally arrived and got under the sink, he didn’t have much to say. Then, I hear a large splash of water. Instead of placing a bucket under the pipes to let the water drain, he felt it was ok to let it flow out all under my sink. He was out of here within 5 or 6 minutes and left the mess for me to clean up. DISGUSTING! Then, I get a call from “Sarah” this morning informing me that “Paul” photographed what he pulled out of the drain and we would be charged for the work order. I don’t have an issue with paying for something that may be my fault. If we caused the disposal to back up, we are at fault. However, I do not think that calling and talking to me like I’m a criminal is at all ok. This “Sarah” must be the rudest person I have ever spoken to. I never tried to dispute the charge but I did ask who was going to responsible for the damage that the maintenance person caused under the sink. At that point, she got even snottier and said she would speak to her maintenance and call me back.
The moral of this story is that this company makes false promises, does not provide the tenants with all the information that need, (ex. We had several roofers show up at our house climbing on the roof without a word from the PM. We had to call them to find out what was going on. “Sarah” told us she was just about to call us because the roofers would be putting on a new roof in the morning. ) and they have the worst customer service I have ever seen. When we try to call, there is NEVER an answer! Voicemail or email is the only options you have.
