Penmar Management has made owning rental property fun and easy. In my divorce settlement, I got the triplex overlooking the harbor in San Pedro. Ralph, my ""X"" had always dealt with the tenants, made the repairs, and paid the bills. There was no way I was going to deal with all that frustration. Fortunately for me, Shane, my pool guy, recommended Penmar Management to take care of all of that. Shane does pools at a lot of apartment buildings in the South Bay and says that the Penmar ones are always the best managed.\r \r Shane really has a good head on his shoulders and I trust him a lot. So, to make a long story short, I hired Penmar Management and it has been great. They have been able to cut by costs while improving the quality and satisfaction of the tenants. With their fantastic marketing of vacancies, rental income has improved, and I am never bothered with tenant problems like Ralph was.\r more

I tried several management companies before, but I still wasn't satisfied. By the end of six months with Penmar Management, they had completely addressed every one of my complaints that I had with the other companies. Penmar Management is clearly the best I have come across and they are by far the less expensive because all you pay is a flat monthly fee without being nickeled and dimed on extra charges. more

If Penmar Would Not Manage it I Wouldn't Own it 9/19/2011

For the last 15 years, Penmar Management has been caring for every rental residential property I own. Since they have such depths of experiences in the property management field, they know how to conduct themselves so that problems are avoided rather than having to work to minimize problems after they occur. That is why I would not consider even looking at an investment property until after the real estate agent runs it by Penmar Management first. more

My husband and I had worked with 2 other managers before. Then we were introduced to Penmar Management by a friend who could not stop raving about how good they were. After meeting at Penmar's office and discussing the many responsibilities of managing and how Penmar trained their people, we were both convinced that Penmar was the property manager we were looking for. My husband passed away 10 years ago and I can honestly say how thankful I am for Penmar Management who looks out for my interests while they manage my property. more

Penmar chooses and trains competent resident managers. Penmar shops to get competitive prices for maintenance. Their statements are timely, informative, and complete. Knowing that I had a good property manager even induced me to buy another property. As I reside in a state different from the location of my properties, it is especially important to have a property manager in whom I have complete confidence. A courteous company doing the job right 6/23/2011

I am a 75 year old widow who has used Penmar Management to manage all of my properties for over 25 years. In fact, I would not buy a property unless Penmar approved of it. My rents always come in on time, they keep the places well cared for, and all money is accounted for to the penny. I would recommend them to anyone wanting a management company who truly takes the worry out of owing apartments. more

I Like Their Rent Guarantee 6/16/2011

If my tenants fail to pay their rent, Penmar does out of their own pocket. Not only do they respond quickly to any questions, they send me a newsletter every Thursday updating me on what is going on. After using them for 8 years, I thought it was time I let others know. more

Stay away from these people. I made the biggest mistake in my life by renting from these people They think they can still steal from anyone and getaway with it ! ! I saw a couple of good reviews here but I can guarantee you that they posted it themselves.. Cause there is no way anyone would write a good review about them. From the beginning to the end, they will rip off every penny from you. Starting with the 50 dollars fee just to check out their place. When you move in, they will tell you that they will fix everything that is broken. Not only that they wont fix them, when you move out, they will charge you for everything. I returned my place just the way i moved in, but still they didn't give my deposit back. Even after giving a 30 day notice, they charged me 100s more than they should. Stay away from these thieves !! more

What to tell...Don't even try this company. 6/3/2011

Please Don't trust this guys. They ripped me off badly. I had a vacant unit, which I had given to Permar to fix it and market it and rent it. They successully ripped me spending good amount of money for doing a lousy job in fixing up the place. Were not able to rent it for a months. I took over the place back from them and able to get applicants and rent it out. Tried this company for 4 months and would say waste of money and time. Ripped me off badly. I wish I would have read the reviews before I choose them. more

Penmar Saved My Property 4/1/2011

A friend told me how Penmar Management actually guarantees that they will pay the rent if my tenant fails to pay on time! I had been using another management company for some time. I believed they were trying, but my unit just stood vacant. If I didn't get a good tenant soon I was going to lose my rental property. They finally got a tenant in, but in two months he stopped paying his rent and I had to pay for a lawyer to evict him after 2 months of no rent.Penmar had 7 applications in only 4 weeks after I hired them. The tenant they picked has turned out great. I get a weekly updates, the rent is deposited in my checking account by the 5th of each month, and their fee is less than what I was paying. more

I should have gone to Penmar first 6/23/2010

I called Penmar Management about 3 years when I was first looking for management. Unfortunately, I went with another property manager because they were closer to my property and I thought that would make a difference. Long story short, I went through 2 different management companies before I re-read the material that Bob Green over at Penmar had given me. Now that I had more experience with management companies, I could better appreciate how Penmar does things. Penmar has been managing my property now for about 9 months. They put in a better quality of tenants in both of the units that had been vacant, everyone is paying on time, the property is looking better, and my rents are up. I really like the courtesy and quick response of the entire staff at Penmar. As an engineer, I appreciate how well organized they are. Needless to say, I recommend Penmar Management to anyone who wants their properties ran like a business seeking the highest return on its investment. more

Don't waste your time or energy!!1 5/11/2010

I am a physician looking to rent a Penmar-managed townhome near my new job. Penmar's rental manager, Marcus, requested that I provide him with all of my bank account numbers, my credit card numbers, my social security number, and my driver's license number before he would be willing to show me the place. After explaining why I did not feel comfortable sharing such personal information with strangers, he agreed to show me the unit. After I saw the place, I was very interested in renting and simply asked that my fiance be able to see the place before I submitted my application. Marcus agreed and told me two days ago that he would hold the place for me until my fiance could see it today at 7:30pm. He calls me today at 3:30pm while I am busy seeing patients at my clinic, and leaves a message telling me that if I wanted the place, I needed to fax him my completed application form with ALL of my personal information (he stressed this 5 times in his voicemail) BEFORE 5pm. He also said that if he didn't hear from me, he would meet me at the rental property at 7:30pm as previously arranged. I got off work at 6:20, and called Marcus but he didn't answer his phone. My fiance and I both rushed over after work, driving 30 miles each to get there for our appointment. We arrive at 7:20, then 7:30 passes by, then 7:45.... 8:00... still no sign of Marcus, and no returned phone calls. All of my calls to his cell phone just went to voicemail. My fiance and I left very disappointed with this company's lack of responsibility and professionalism. Despite the disappointment, we're glad that we are not renting from this management company. I cannot imagine the difficulty we would encounter trying to get any issue addressed. Nightmare avoided! Cons: Irresponsible, never returns calls, misses appointments more

What a Joke 2/3/2010

The entire staff is rude, bob was so nice, helpful and promising, up until we gave him payment for all services and signed up with him, after CHECK cleared we had some problems with our properties with tenants I PERSONALLY had to HANDLE THINGS down to complaints, to having to evict tenants (hiring my personal attorney friend) I CALLED many times talking to everyONE in his staff and TRYING TO GET IN TOUCH WITH HIM all he did was ignore my calls, ignore my voicemails tell his staff to tell me HE IS IN A MEETING OR CONFERENCE. I HAVE SINCE regreted the day I HIRED PENMAR MANAGEMENT. I know see what the other customer was complaining about its PAINFULLY clear. I wish I had not given bob the benefit of the doubt he ripped me off blind . Forgot to mention since I have stop paying him (because his office does nothing ) NOW HE HAS BEEN CALLING ME DEMANDING for money and now would like to help with PROPERTY MANAGEMENT. I would not recommend this company to my worst enemy!! I AM NOT A TENANT I feel people out there should be warned so they don't become victimized as I have. Great Company 8/28/2009

I am so thankful for Penmar management. Ever since my complex changed over to this company they promptly took care of all the maintenance and security issues that have been neglected by the previous company. They are very efficient and care about what they do. Keep up the good work! more
