Oh my God! Stay away from Optimum Property! I used to be a tenant at one of the properties and had to deal with Morgen Hardigree who has the very worst attitude! She apparently is jacked up on something, for every time i asked her a question to resolve an issue, she would not let me complete what i was asking her! She kept interrupting when i asked her about some minor things and she seemed to be on something...hope it was only Starbucks! Wow...i moved out after i got the same complaints from other tenants...hope this company knows about this...unbelievable... more

My experience with optimum is not a positive one. I live in Laguna Niguel VNT and our HOA employed optimum to manage our association.\r \r They do not enforce CC&R's, and it takes 2-3 emails to get a response from them. That is if you are lucky to get a reply at all. Our property manager C.O. (initials) is extremely rude, does not take care of the issues; all the ""help"" you get from her is a few sarcastic emails. Makes one wonder how the business survives.\r \r You would think if you contact her immediate supervisor things would get somewhat better. Well, not really...all you get back is...nothing.\r \r Overall, they are not doing their job, managers are rude and unprofessional; if you are a HOA and looking for a company to manage your association, you'll be better looking elsewhere. Our community used to be nice, safe and clean...not anymore. more

Optimum Property Mgmt 7/18/2011

Our property here in Tustin Ranch has had several property management companys thru the years but Optimum Propery Mgmt Company is by far the best. Our manager Morgen Hardigree is always prepared for board meetings and follows up on all questions that the board may have. She is never to busy to answer a question and keeps the board up to date about all property matters. I would recommend Optimum Property Mgmt Company to any home development looking for a great property management company. more

Optimum PM is Excellent 4/21/2011

Our 200+ unit HOA in Irvine, CA is very pleased with Optimum Property Management. While it's impossible to please everyone involved in a large residential community, Optimum seems to have found the right formula to keep things moving smoothly and professionally. Our Board is very happy with our property manager as well as the entire staff at Optimum. From accounting to strategic planning, they get it done correctly. We frequently receive compliments about Optimum from our homeowners, too, especially regarding their responsiveness. We have worked with Optimum for several years and appreciate their excellent service, attention to detail and focus on serving homeowners. Their vendor recommendations are thoughtful and useful to making our community better while controlling expenses. Happy to call Home, Home..... 4/13/2011

I have lived in two associations both managed by two different managment companies. By far, have I received the best customer service and attention since living in my second home which is managed by Optimum Property Management. I have gone through 2 managers however, both managers were great. In my previous home I had 3 managers and am thinking that is just how the industry is. I have attended many association meetings and there are so many unhappy homeowners that seem like all they want to do is take out their problems on everyone else. I could easily tell that this industry would NOT be for me as everyone just wants to complain about silly things. I also read the reviews prior to writing my own and am disgusted in reading some of the reviews as they seem like unhappy people in general. I really just wanted to put on here that I am VERY pleased to live where I do and to be managed and taken care of the way that I have. Due to reading some of the most recent reviews I will be visting this site more often as I feel that if you are doing a great job why not tell someone. Thank you Optimum Staff for always being so helpful with me!!! more

Wow, how am I not shocked that the only person with more than the lowest possible rating is on the Board that hired them. Maybe you should listen to the people that actually have to deal with them instead of just patting yourself on the back. There is absolutely NO WAY that people would attend a board meeting on the weekends just to congratulate you for finding any pm company let alone the lowest rated one in OC! They are NOT professional and all you are saying is that they gave a good orientation presentation. I guarantee everyone feels very differently now. more

Excellent Management Company!!! 3/10/2011

I have served on the board of several associations and have worked with many management companies and Optimum is by far the BEST!!! They are very professional, responsive and always courteous. We have actually had homeowners come to the board meeting to thank us for finally finding a good management company - that says a lot! When searching for a management company we looked for several things that were important to our board: how long has the company been in business, how many employees and community managers do they have, do they carry proper insurance and what is the account and employee turnover rate. Our board was given a very well done and informative board orientation and met the team that was working on our account - very impressive. more

Optimum Professional Prperty Management is useless 2/24/2010

In March of 2003 our HOA board chose Optimum Professional Property Management as our property management company. Since, it appears that they're good at billing and collecting association dues (and advice to the board on the legalities of raising fees annually) they are negligent in their responsibility seeing the home owner's needs are addressed in a suitable and timely manner. While fee increases can be understood, the fact is the level of response and service by Optimum Professional Property Management has continued to degrade over time. I continue to pay my monthly assessment"", in return Optimum (Professional) Property Management Company has been sloppy, unresponsive, and negligent in insuring the individual homeowner's units are well maintained in a safe and aesthetic manner. As a result of Optimum Professional Property Management's poor oversight (and quality control) over the years, my deck has been determined to have wood rot...making it vulnerable to infestation by pests, in my case bees. If any of you live in a community run through an association, or at looking at buying a place using a homeowner's association, avoid Optimum Professional Property Management (and it's client communities) like the plague! They are expensive, yet unresponsive. It appears my current representative has little, if any, concern over our individual home owner needs, she is too busy molding her position at Optimum Professional Property Management to one she would prefer- unresponsive to the individual homeowner, yet able to spend her working hours doing something (what I can't say) and thereby avoiding any direct communications with those who ultimately pay her salary.
