DO NOT DO BUSINESS WITH THIS COMPANY UNDER ANY CIRCUMSTANCES! We had to sue them for rent monies that were never paid to us. We won, but they extended it as long as possible with frivolous counter-suits. Their lawyer is as crooked as the company. They will not send landlords their rent and will lie and say that you breached the contract. If you haven't signed a contract, DON""T! If you already have, get a lawyer, NOW! Read your contract. It is a 365 day notice to quit. Read the fine print and RUN from Mike Anderson. He feeds and clothes his family with stolen money. more

These people are a nightmare to deal with, avoid at all cost! It has been a nightmare since we had rented our home with them. They are dishonest. When you meet Mike the owner he is very smooth and makes you think he cares, he doesn't he is a liar and a thief. Do not believe him. I am so sorry we used his services. They seem like scammers. I went in to check out a posting they had about a specific apartment. They made us each pay $25 dollars for a background check and application fee, and then said they'd call us back next week to view some apartments, and they weren't even sure the one they had posted was available. They took our money and never called us. more

The worst rental company Ive ever dealt with. They moved people into my house with pets even though my agreement with them was to have no pets whatsoever. They rented it for less then agreed upon. They never once checked on the property even when asked. They also wont return phone calls or pay the money they owe me for the last month and damage to my refridgerator. I have left numerous voicemails and text messages. Maybe everyone should get together and seek an attorney. more

One Step is awful they rented us a house telling us we could have our cat and 6 months later NO warning they evicted us and with a wrong eviction form and then they didnt want to give us our deposit back . Worst realty company ever. Dont lie to tentants and steal their monies more

There have been 12 complaints with the Better Business Bureau against One Step Realty in the last 36 months. Everything from unlawful repairs, late payments, and non existent communication. Just read the reviews, this company is a JOKE. more

The worst company I have ever been associated with! 11/5/2010

They were mildly helpful prior to renting my house (although there were certainly signs in retrospect I should have noticed) -since then it went down hill rapidly. They of course rented the house for less than we agreed, to renters that clearly can't afford it (against my wishes) and the tenants moved in before the lease even began. \r Rent payments immediately fell behind until the State of Michigan came to the rescue (you tax payers now pay the rent for what is (was) a very nice house.) Still, the rent is still frequently several months late... who knows why???? Commication or responses from them is non-existant. You will pay far more in repairs then they are worth and don't expect explaination or prior approval... in fact don't expect them to comply with any of the terms of their own contract.\r \r My only goal at this point is to get these people and thier tenants out of my house before they ruin me -like they have many of thier other former clients. \r \r Search the internet... people have been complaining about them for years and its been my experience they haven't gotten any better.\r \r There are plenty of other quality Michigan real estate business's that are far more deserving of your business. more

Being a landlord has its drawbacks 6/30/2009

I've used One Step Realty to manage my property in Grand Rapids for over a year now, and I have to say that while things can be rocky with tenants, overall I am happy with their service. The rent is not enough to cover my mortgage, but I understood that going in - it is much better to pay $200 per month on an empty house than the full mortgage plus the utilities. Also, I have slow-paying tenants, which means some months I get my money late, or even into the next month - but I always get my rent, and it is much better than paying to evict them and roll the dice with the next tenants. I think most people tend to take out their frustrations with tenants on the property management company. I was frustrated at first; but it took me a while to realize that in this market, getting money for your property is better than being stuck living there, or having an empty house. This is a good property management company, and they handle a lot of issues (including legal issues) that most of us do not have the time or the knowledge to deal with. They do a decent job in a tough market, and I recommend them. Pros: Handles all tenant issues and money, deals with legal issues Cons: Sometimes tenants pay slow or don't pay more

avoid One Step like the plague 6/17/2009

Wow. We've had almost the exact same experience as flair4life and gr27. I was assured they would seek renters in the $1100-1200 price range and sign a ONE year lease. Lo and behold, I find out after the fact that they leased it for TWO years and for $200 less... and they didn't bother to give so much as a ""heads up"" first. Since then, it's been a nightmare. I have to badger them every month for the rent payment - always late and almost always less than the correct amount. Then I find out they haven't been telling me about repairs that need to be made to the house... repairs that are now going to cost WAY more than they might have otherwise. I'd call them con artists, but that seems like giving them way too much credit. More like lazy, incompetent buffoons. Stay away from One Step Realty - if you value your house, that is! Pros: getting started is easy enough... but after that, watch out Cons: zero communication, misleading sales pitch, late payments more

STAY AWAY FROM THIS COMPANY AT ALL COSTS! 1/20/2009

This company has been the source of frustration for us for the last year. You can call and call and call and never get a response from anyone. We have never received the rent on time, several times up to a month late. Even when they receive the check from the renters, certainly by no effort on their part it takes them a week or more to cash the check and even longer to get it into our bank account. They have charged us for repairs that we were never aware of and certainly didn't authorize. We never know what's going on. As gr27 stated he rented our house for $200 less than what we were asking ($200 less than our mortgage) without our consent. They are extremely overpriced and they don't even get the job done. I have been in contact with 2 other people that have used them that have also had all of the same complaints as gr27 and I have had. If you value your home, your money and your stress levels you will stay away from this place! I entrusted my home to these people due to the soft Michigan market. They sounded great up front, and appeared to care about getting setup and moving on to renting your property. As soon as you sign with them, that will be the point at which your regular communication with them will stop. Expect a minimum of 1 week to ever get any useful information out of them. In my case, they rented my property for less than I asked, and put the people in my home.. ALL.. without even telling me. Not even a simple phone call saying ""this is what the plan is"". I get a story that the market is soft, and this is better than nothing... fine.. but still no real answers why I was never told a thing. Sound like a scam? Renting a home isn't easy... you'll get bad tenants from time to time... things will break down, and your home will get wear and tear. These are facts I understand, but what I don't understand is how a company can feel its ok to not respond to 4-5 phones calls until 1 1/2 weeks later, or simply answer an email without saying ""well.. I've been busy"" ... again over a week later. Not once did I even get paid without calling to ask where our rent check was. These are all things that an average management company would do at a minimum. I could keep going into details, but what I'm ultimately trying to do here is warn anyone out there who is considering using One Step Realty. No one deserves to go through this. Please, do your research on this company. In the end, you'll be making the choice, but I hope I can at least save some people the nightmare it is working with these people. They truly only care about using your property to bring in more money for themselves. Pros: Sadly, I can't even think of one good thing to say. There truly was nothing good here. Cons: Lack of communication, rude, expensive, lack of morals and business ethics. more
