Terrible Title Company 2/25/2011

I'm not sure if they are lazy or uneducated in their business or just plain don't care. I'm with the person about the waiting, and the other person with the no communication or response from them. Everyone has email, they just don't respond with any information if they respond at all. My real estate agent has worked with them before. When she heard the name of the title company she hoped it was the one in Ocala. She said the Tampa branch was a nightmare. Sure enough, we are dealing with the Tampa branch. Still waiting. No problems on our end, just waiting for New House Title Company in Tampa. I was supposed to close today. I have no idea when or if I will ever close. more

Worst Title Company Ever! 2/4/2011

Question: How long does it take to close a cash transaction with no contingencies? Answer: I don't know. So far it's been about 45 days. We are almost one week past the closing date and still no indication as to when we will close this deal. I hope it happens in my lifetime. I have been involved in many, many real estate transactions over my career and this is my worst experience with a title company. With the exception of one individual that takes pride in his job, I have had nothing but poor experiences so far. Poor communication, bad attitude, no urgency with respect to timelines, and excuses, excuses, excuses! If I hear about one more snow storm in Texas that caused FHLMC to close for the day, I'm going to pull my hair out!!! more

This company do not care, are rude and should not be in this business. Not only do they not know how to complete simple transactions, they DO BLAME EVERYONE ELSE. \r What they do is not that complicated and this includes Foreclosures.\r Buyers pick your Title company with care. \r DONT USE NEW HOUSE TITLE and good luck if you do. Worst Title Company EVER 12/31/2010

I would have to say that this is the worst title company I have ever had to work with in all my years in Real Estate. They never communicate with anyone, don't return calls or emails and do things at there own time (always after the closing date). They sent closing papers at 4:45pm and then told us it was not there problem that the closing papers did not get in the overnight mail to them the same day. Closing was suppose to happen at 3:30 not 5pm. How are papers to be printed, signed and dropped in an over night box within 45 min? Not possible. My buyers had to wait all weekend to gain access to their home because this title company is so bad. They blame everyone but themselves.s Tried telling me it was the mobile closers (that they picked ) fault the papers did not get back to them in time. Just one more reason banks should allow local title companies to close REO properties. more

um ... is this were they help us change our houses . well if it is we need help on building our house becasue we have the building but we dont have the: cherock , insalation , furniture , eletricity , a/c , a/c tubes , flooring , kitchen items . and i really want my dad to finish the house and then we can live in our new house . the longer it take more water drips threw the celing nd ma parents are under alot of stress please help us. if you have any questions please call (813)-927-5183 and we will give you the directions and u guys can tell us more about this ... We had a wonderful experience with this company 11/30/2010

After reading all of the reviews I have to say we were very skeptical about using this company. I also would like everyone to know though that we are not unexperienced buyers. We have bought and sold properties over the years and are very familiar with REO closings. They are not the ""typical"" closing that everyone is referring to. Our processor, Stephanie Stephens, was not only on top of everything she answered the phone or called us back every time. When the file was moved to the closer to prepare the HUD I couldn't believe how fast the HUD was prepared and out to us. Not only was the HUD perfect there were no mistakes as everyone keeps talking about on here as well. Stephanie Stephens and Valerie Toney are exceptional employees and I wanted to let everyone know that there are at least two valuable employees there. Why don't you ask for them the next time you have a closing? I'll bet you have a different opinion when it is all said and done. more

These people are not fit to be in business 10/13/2010

It is very distrubing that this tilte company is allowed to conduct business in the state of Florida. Not only did they have to fix the names going on our title numerous times, but as well as continuesly gettting our names wrong, there were major details in the contract wrong! Then after getting fustrated with the nonsense and stupidity of these people, I repremanded them in an email, which resulted in New House Title, I believe, purposly omitting my name from the title out of share spite. When I brought this to to New House's attention, I was told with a very nasty tone to go to Staples and buy a title kit and just fix it. Very unprofessional! One way to fix the problems with companies like this, is to allow the buyer to select the title company. Since the buyer is paying for the title service, the seller should have no say in which title company gets used. This would quickly put New House out of business. However, Florida allows the seller to pick the company the buyer has to pay for, which not only is wrong, but makes absolutly no sense at all. I was a buyer and I caught New House in some blatent lies. I have the emails to back it up. If I had my way, I would have quickly fired them and found a competent Title Company to handle the title and closing. I just for the life of me can not figure out why nothing gets done about this company. If I knew who or where to go to to file a formal complaint against these people, I would. Like mentioned below by homebuyer1234, problems do continue after the sale. I now have to hire a title attorney to do what I paid these people to do. Very sad and very distrubing that people have yet to learn their lesson in this houseing crisis. Florida's crisis is just going to continue so long as conpanies like this are allowed to operate in this state. more

Problems Continue After Sale 10/1/2010

Just as most people state below, there are many problems up to the point of sale. Some of these problems are ones that can be easily fixed, but the workers at New House Title just sit and wait for problems to resolve themselves. Which means you have to do the title work. Become familiar with the online court document system in your county. In my case, the final foreclosure document was not posted online by the courts. New House Title said they put in a call to the courts to ask for it to be posted. They told us that they had first priority with the courts and that it wouldn't help for us to try to get the document ourselves. This dragged on for days and caused one of the closing dates to be missed. I called the courts myself and the document was posted within a few hours of my call. If I hadn't called and corrected this myself, we probably never would have closed. We had the same issue with the HOA. They kept saying they needed something from the HOA. The HOA said that the document New House Title wanted did not exist. My realtor finally got New House Title to understand that there was no extra document. If you want to close on a house with New House Title, you and your realtor will have to do a good bit of their work.\r \r The problems will continue afterwards in the distribution of funds collected at closing. New House Title did not distribute the funds to my insurance company, which sent me a letter of intent to cancel my homeowners insurance due to nonpayment of premium. Keep on this carefully and stay in contact with the insurance company to make sure New House Title sends them your money. Second, New House Title did not pay the property taxes that they collected at closing. They were fairly late (2 months late) in paying these. Since this was in the early months of the year when taxes are past due, we were within a very short time of receiving a tax lien from the county. In some counties, you can track tax payments yourself through the online property appraiser's or tax collector's websites. This tracking will be an important step for you if you are closing with New House Title. more

Folks...here's the deal 9/10/2010

First off, I do not work at New House, but I do know a bit about REO properties being sold. Here are some of the things I don't think most customers have a clue about, and why buying these properties is so much different than typical transactions. 1) In case anyone was unaware, there is a foreclosure crisis in Florida. While that is hardly news, the fact remains is that a relatively small number of law firms/title companies are designated to work the servicers who are disposing of them. In short, there is no such thing as a ""mom-and-pop"" title company that represents the seller. Get your own title company, that only adds to the number of fingers in the pie. 2) Right now, HOA's and Condo associations are trying to keep their heads above water, and have resorted to having either law firms or receiverships handle their delinquent fees. Contrary to the laws established as to the liability of the servicers regarding the back fees they owe, these companies have been retained to squeeze every nickle they can from the banks; so when you are looking to buy that great deal that is either a condo or HOA, understand that you may very well have to wait an inordinate amount of time for the estoppel information. 3) Because these are distressed properties, there are hundreds of reasons why a seemingly clear piece of property needs to delay closing. For example, if there is a city lien filed and it is found in the update...that has to be followed up on. If you are buying a condo and they have a lien filed on them...that has to followed up and will delay closing. I could come up with tons of others, but understand...you are getting a great deal; it may take a few days or even a couple of weeks to get you the clear title you are seeking. 4) Most of the complaints I have read on here seem to be coming from realtors. First off, if there is anyone making a money grab, it is the listing realtors; they are picked off a list, have done absolutely no work to get that listing, and typically do very little in marketing or follow-up; in short, they are getting a free check. Buyer's realtors are not informing their customers as they should about the process of buying REO property; they are comparing it to their last home purchase, and if they did their jobs correctly, they would inform their customers of the hurdles that are involved. 5) Lastly, and perhaps most importantly, people need to realize they aren't buying a candy bar; the people on the other end of the phones are getting barraged as well, and most of the time, they have no power to correct the situation any faster. A title delay most of the time is not incompetence (though it can happen in title as it does anywhere else); it's just that the sheer volume of files combined with how the marketplace has evolved makes it a stew-pot of dissatisfaction. Just remember...if you are buying a piece of property through New House title or any of the other firms/title companies that are handling them, you are getting a fantastic deal...take a deep breath, be diligent of course, but most of all...be patient and don't try to compare it to any other home-buying experience you have ever had. more

Worst Ever 6/21/2010

I have been in this business 10 years and have seen a lot of bad work but these guys take the cake. I knew it was a bad sign when then lost my escrow check of $15000 and I had to put a stop payment on it. My closing was delayed three months (not all their fault) but then you would think thay had it together when the banks gave the clear to close? NO! Aviod them they are second rate. more

I willl back up exactly what the previous reviewer indicated. This company does not do what they are employed to do. Be very careful when dealing with this company and do not assume they will be following up as most title companies do. I have been selling real estate for over 35 years and this is the worst title company that I can say I've ever dealt with. Definitely do not choose this title agency as one you would want to work with. If you have to deal with them in anyway shape of form be wary. Cons: Not communicative more

WORST EVER 4/22/2010

Having sold several dozens of bank owned properties per year, I can assure you that New House Title is the worst title company that you will ever encounter or deal with. \r You will NEVER EVER clos on time, even if everything esle is ready. They will allways ask for extensions, as it seems they start working on the files the very same day they are supposed to close. Then they ask for 7 ro 15 days extension.\r If there is a HOA involved, take charge and contact the HOA attorney and ask for their collaboration. You will get a solution overnight, while the title company will patiently wait for something to happen for 2 or 3 weeks, doing nothing and blaming the HOA for the delay.\r They may even keep you waiting to 8pm on a Friday night sitting at the table for a closing and then make up a stupid lie to postpone the closing for another week.\r NEVER EVER choose New House Title voluntarily as your title company. If you are forced to use them on a bank-owned property, please advise your realtor from the begining to stay on top of them and start pushing the closing one or two weeks before the actual closing date.\r GOOD LUCK! This Company Sucks 4/16/2010

This title company is the worst hell I cant even give them credit for that much.. First i was supposed to close out my loan on thursday so i take the day off of work to do so only to find out at the end of the day that they do not have the paperwork ready they need to close. Ok i was fine with that.,So we Rescheduled for friday After noon like 4 pm central time. Spoke to a ep at the company early that morning like 10 am central time and confirmed that they had everything ready to close that afternoon and we would be able to proceed through the closing.. So 4 pm rolls around i get to my Lenders office expecting to close wait there for about an hour then come to find out the title company did not have all the paperwork ready after having and additional day to get it together. The Hud statement was still not correctly filled out and adn they claimed that they still had not recieved all the paperwork they need to close the loan.. So another day wasted..If your buying a house and the seller wants to use this company I highly suggest you do not go through with the sale unless you get a different title company to close the loan... Not the best 3/26/2010

One closer I have delt with is worthless. I had to send in different paperwork twice because it is always missing. (She claim's I didn't send it) This one person from New House contacted my client and told them that I hadn't sent in a extension they requested. I pulled up my email from 4 days before and sent it to New House and my client telling New House to never contact my customer again! EMails from one person are never returned. I asked for a supervisor to call me and it never happened. Her customer service is poor!\r I have had other dealings with other rep's and one is top notch on the ball, the other is OK (a bit slow).\r I have a feeling, most complaints on this page deal with one or two people. Service was Outstanding 3/7/2010

After reading several of the negative reviews of this company, we entered in cautiously and experinced no problems at all. In our recent transaction, the service we received was excellent. Katherine Cassidy and Carolyn Breckenridge were on top of things and handled every detail in a timely and professional manner. Calls were answered promptly and information was communicated efficiently as well. The transaction closed several days earlier than projected and every detail was dealt with in a timely, courteous and professional manner by these ladies. The absolute worst title company ever. I purchased over 100 single family homes in 2009 and this title company was the worst by far. If I see that I am closing with New House, I volanteer to pay title insurance so I can choose a different title company more

This Title Company Sucks\r \r If anyone is unfortunate enough to ever have any dealings with this title company ""New House Title"" I would suggest that you look elsewhere. This so called company is for the dogs. They make up rules as they go, they are impossible to have a decent adult conversation with, and a particular employee Di_a_e is just Ms. Attitude. I HATE this title company and wished to hell that I never had anything to do with them. Very unprofessional, retarded idiots that don't know the real estate law but somehow is still operating their business, at least for now. This company does nothing right. My husband and I purchased a house mid last year and from the conception of the contract this title company have been nothing shy of a huge pain in our ASS. Look at who is talking 11/20/2009

Its funny to see Real Estate Agents that complain about the service when in fact they cause the problems in most cases. I recognize some of the names of problem Agents. The reason the Real estate market is in the shape it is in is becuse of Rogue agents and title companies that are willing to do anything for that check. Including breaking the law. So many people that think they know all but do not have a clue. more
