I've been there for almost two and a half years and enough is enough. The AC in the hallway is broken for over a year and when you ask when they will fix it you get the answer its too expensive to fix and they are waiting for a management decison! \r You are not allowed to do anything by the Pool! Not even bring a cooler to enjoy a cold drink during the hot Texas summer. \r The fight between North and South tower is getting worse every day. \r Valet parking will cost $5 for every guest every time!! WTF!!!! No more parking on the 2nd floor! Valet only! Try to find a spot on a weekend besides 6th floor. \r Safety? Ask the Concierge who got shot at in the parking lot in 2012!\r The washer and dryer are the cheapest you can buy and destroys all your clothes. \r I liked living there but since the management has changed I can not recommend to live there! more

If it were possible to write a review with zero stars, I would. The building is gorgeous and the views are stunning. But the folks who are attracted to living here are more of your college dorm material. i have very very few nights of uninterrupted sleep. Right around bar closing time the drunks come through the halls. It's ridiculous and the managment teams (and there are plenty) really do nothing. They will send someone to ask for quiet....but that's about it. The building isn't leased and the neighbor building isn't selling quickly therefore they cannot afford to turn anyone away. If you want to live here make sure you're of the drinking/drugging variety and NEGOTIATE. You'll get in for next to nothing. more

Don't waste your time or money! 5/2/2011

The Mosaic at Herman Park is not worth the money and it is not what it is all cracked up to be. It has gone through three different management companies in the last 2.5 years. When they change management companies, the residents never know about it until random things start to change. We don't get newsletters, emails or letters making us aware of the changes and who is running what. Every time the staff changes the residents have to pay for it. The new management team is rude and they are not helpful. Kathy is a b!#@* and John switches around like his $%!# doesn't stink. The concierge and valet teams change every 3 months. Our ""Valet"" company is a JOKE! Almost every time I walk through the lobby (out or in the front doors) rarely is there a person holding the door open. Isn't that the point of having them and living in a ""Luxury apartment"" There is never any consistency and stability. They will promise you services that they don't provide. I moved to the property in 2009 and they promised a coffee shop, a wine bar, a convenient store in the retail space and there is no sign of this. They promised secured control access in the garage and elevators, they just made this happen 2 weeks ago. They also promised free work out sessions and activities, still not available. If you want to participate in classes or training sessions in the gym be prepared to over pay and to train with under qualified trainers. The clubhouse is nice, but they have ridiculous stipulations on when residents can use the clubhouse. Be prepared to pay and make a deposit for at least $1000-$2000 to rent the clubhouse. The BBQ grill is never working, the pool lights are always out, and the computers in the 24 hour business center never has ink and paper. FORGET ABOUT YOUR CELL PHONE, it will not work 90% of the time-No SIGNAL. The neighborhood is sketchy. I think when you come to this property you are amazed at how new and nice it is, but once the novelty wears off, you'll notice the kind of people that live and work here are probably not the kind of people you would choose to be surrounded by. I'm not the kind to only write the bad things. I have written previous reviews when I first moved in. Please save your money and time, look around they are plenty of nice apartments. more

I don?t understand how much more of a green area you could ask for inside the loop when Hermann Park is just across the street. Also we don?t even have a starbucks machine in the break room; we do have an espresso machine that I?ve never found to be faulty and I drink coffee everyday. not a good place to live 7/18/2009

This place is not all it's cracked up to be. They are understaffed, it takes weeks to get maintinence completed, and stuff is broken all of the time. The gates are constantly breaking, as well as the coffee machine. Take my advice-you are much better off living at the amalfi or the equinox. This place is more expensive, but at this point is absolutely not worth the price. more

This place is horrible. They make it out to seem like you are moving into these super nice luxury apartments with all of these great amenities. Most of the amenities they promised aren't here. They said they would have free yoga and pilates classes-at this point they won't even give us a date as to when these classes are going to start! Also, this place is NOT dog friendly. They have a tiny patch of grass out back that they call a ""dog park""-but there are homeless people walking around outside and it isn't safe to go out at night. It's really difficult to walk your dogs-they won't allow you to go through the lobby, so you go out this shady side door that locks behind you. There is a starbucks machine downstairs-however about 50% of the time it doesn't work and they don't provide enough creamer to go in the coffee-if you get there past 7:15 you have little chance of the coffee machine still working. Pros: can't think of any more

Mosaic on Hermann Park 8/18/2008

There are so many rumors going around about the Mosaic. The Mosaic is NOT converting condos to apartments. The 2nd tower will probably start out as leasing and convert to condos once tower 1 sells out. Which is better because it brings in a steady cash flow. Plus the renters will be paying a premium to live there and probably be converted to buyers. The noisy parties have subsided as well. Pros: Amenities are terrific, great location, price per sqf, views are the best in houston Cons: interior finish out isn't great more

Look before you leap 6/20/2008

Mosaic is not as hip or luxe as it portrays itself to be. It's seen a multitude of teething troubles and the word is that it's going to be converted from condos to apartments because not enough people are buying. There were so many noisy parties at the pool, with trash to be found in the pool, stone counter tops were not sealed so are easily stained, the trash chute hasn't worked for weeks, the elevators frequently have issues, clogged toilets, low water pressure, noisy neighbors etc. The staff are all really friendly and helpful, but the ""lifestyle"" is not as glamorous as in the magazines. Consider your purchase carefully. more
