Before renting any property managed by this company I would strongly encourage you to read their reviews on Google. I certainly wish I had. We moved my daughter into one of their properties last fall and it was nearly uninhabitable. After a call to notify the management of the problem they sent cleaners who did a minimal surface wipe down.\r \r Throughout the year when the air conditioning quit, when we discovered black mold and brown recluse spiders the company was unresponsive to maintenance requests.\r \r Following a thorough cleaning when we moved my daughter out the company sent us a letter notifying us that not only would we not get any of our deposit back but that they were assessing additional cleaning charges above and beyond our deposit.\r \r We've rented from a number of companies in Lawrence over the past several years and never experienced anything like this. Look at their Facebook page and you will not find any negative criticism of the company. They immediately delete any negative posts. This is not a reputable company and I would strongly recommend you look elsewhere.\r more

Mpm is Satan on earth! Heart of everyone of them scandalous foes is as dark as the midnight sky. Never in dealing with companies have I come across negligence and dishonesty. \r Never received a bill after moving out before they sent it to collections, so it's harder to appeal those charges ... Even when TRYING to call and leaving messages, don't expect a call back. \r When its summertime and the apt is 85 and you have a 200 dollar energy bill, don't sweat it (pun intended). They won't care, nor will maintenance come look at it, or try to replace. When they show your property every other week, and leave the garage open and doors unlocked, say goodbye to your stuff. \r In the meantime I'll talk to a lawyer for real legal advice on this and more ... more

Rent at your own risk!! 4/10/2012

Next to the words unprofessionalism and slum lord is a picture of this company. I called to make an appointment for an advertised property and after being put on hold for several mintues I did indeed make an appointment. At the appointed time we waited, and waited, finally the leasing agent arrived looking like she just rolled out of bed - tee shirt, sweat pants and uggs. She did not greet us she just opened the door and walked in turning on lights. If this is representative of their properties I would rather live in a box on the street - it would have to be cleaner and better maintained. I mean this place was a slum -every door to every bedroom was locked and as we left I found out that someone was in the house locked in the bedroom - creepy and gross. I'm telling you that there are a lot of rentals in this town - go somewhere - anywhere else. These people people do not care about anything but your money - go give it to someone who at least bothers to act like they care that this place will be your home! more

Renter Beware 10/7/2011

If I could give them negative stars, I would. I had nothing but problems with them from start to finish. They refused to clear the snow from my driveway until I pointed out that it was in my contract and threatened to take them to court. The apartment was trashed; needed painting and cleaned, both of which they told me they would do before I moved in, though they didn't and I ended up having to do it and pay for it myself. And then to top it all off, of my $515 security deposit, I received exactly $70 back, though I had repaired holes in the wall, painted, and cleaned the entire place. more

THE EFFING WORST 9/15/2011

I cannot tell you enough how horrible this place is. They are absolute criminals. Make sure you read up on Tenant/Landlord acts, because they will absolutely use your naivete against you! I'm not sure if they actually DO paint, clean, and remove garbage from the apartments before letting people move in. I have never actually heard of a time when they did and they certainly didn't for me. It took them A WEEK to do ANY of it in my place. Maintenance is absolutely terrible. The guys I have spoken to were rude, condescending, LAZY, and did a half-assed and late job on EVERYTHING. If you have absolutely no other choice, go ahead and rent from them. But you better reserve a truck for the last day of your lease because I guarantee you, you will not be signing another one. more

Stay Far Away 8/29/2011

I've only been renting from Midwest Property Management for a month and already I am horribly angry about my decisions to do business with these individuals. First, Midwest Property Management makes you stand in line for hours at noon on August 1st to get your keys even though there is surely a better way to do things and even though they've told you twice (once when signing your lease and once a week before moving in) that you may come to the office at 8 in the morning to pick up your key and start moving in. Second, they lie. Specifically when trying to cover themselves up. They will tell you that they remember the exact conversation that you had with them four months ago and that no, they did not tell you that you could come by at 8:00 am to pick up your key-they did.- They will also tell you that it says in your lease that you can pick up your key at noon on August 1st-it doesn't.- When you exclaim, the apartment will be clean on August 1st when the tenant will have only moved out the day before? And they answer, ""of course. We have a crew come in over night and clean and paint."" They don't. Third, your apartment/house/townhome will be FILTHY and the walls will need to be painted when you move in. A month later, the walls will still need to be painted, the rusting dishwasher rack that you mentioned on your walkthrough the day after you moved in will still be rusty and will begin ruining your dishes, and-as an added bonus- the lights on the exterior of your building will not work so the parking lot will seem to be super dark and scary. It doesn't matter that you have asked 1-3 times a week when these issues will be taken care of, they could not care less. In conclusion, do yourself a favor and do not interact with this business by any means. There are plenty of other places to rent from in Lawrence. Lorimar Townhomes and Meadobrook apartments-for example-care about their tenants, get to know their tenants and are prompt with maintenance repairs. I should have never left. more

Actually, let's make that two stars because, hey, at least i got out of there alive. This was a very good learning experience. Some of the things you might learn by renting with Midwest Property Management. 1. The world is out to rip you off. 2. If a company is caught trying to rip you off, it will then start trying to make your life miserable so that you will leave, and someone more gullible will take your place, someone who is willing to be ripped off. 3. Huge bugs come out at night. 4. If it comes with the apartment, it will break. 5. Customer service is smiling while ripping you off, and shrugging while that leads to your life breaking down. 6. Anywhere is better than here. 7. How to get over your fear of bugs. 8. How to keep a very close eye on your money in order to keep it suspiciously disappearing. 9. A bank statement proving you paid your rent might not be enough to convince them you did. 10. Life is a struggle. finally, 11. When to get out while you still can. Someone once told me, a smart person learns from his mistakes, a wise person learns from other's mistakes. Be wise, do not rent here. more

Poor Management 12/8/2009

They are the management company for the condo complex I live and they have done a pitiful job keeping renters in line with the homeowner association policies. The manager is non-responsive to concerns from homeowners and he does not have the skills or credentials to effectively manage anything. Beware of doing business with these people! more

Criminals 3/7/2009

Even after completing a sublease they went after both my roomate and myself for lost rent. This was illegal as KS law says you can't recover lost rent if someone else moves in. They never return deposits and rip-off college students because they think we are idiots. They should be run out of town. Cons: They are liars and thiefs more

STAY FAR FAR AWAY!!! HORRIBLE EVERYTHING!!! 9/27/2008

i don't even know how to start my review because everything is so horrible. first off the maintenance work takes at least a month to respond to anything, i don't know what the other person that rated this place was talking about. i bet they work for them. anyways when i checked in the walls were dirty, there was mold in the garage, holes in the walls, carpet was stained, and the place stunk BAD! right then i wanted to get out of my lease but i had already signed it. oh and they keep almost your whole deposit when you check out even if everything is perfect. i was charged 150 dollars for a door that had nothing wrong with it. ridiculous is what this company is. they have no regard for what they are doing. they are inexperienced and need to be taught a thing or two about customer service. i recommend to STAY FAR FAR AWAY FROM THIS COMPANY. THEY ARE THE WORST PEOPLE I HAVE EVER ENCOUNTERED AND THEIR APARTMENTS SMELLED HORRIBLE!!! more

Negligent and Irresponsible 11/29/2007

I moved out of one of their apartments 4 months ago, and I have yet to receive a refund of my second pet deposit. I did receive a refund of my first pet deposit, but I had to call the manager of the property at least 50 times and I still did not receive this refund until 2 and a half months after moving out. I have directly contacted the manger of Midwest Property Management multiple times and have not received any response. I have receipts that document the company received my second pet deposit, and I also have a copy of the ledger of every single transaction I made with the property that clearly documents their receipt of the second deposit on 9/15/04. I have been very civil with this company, but I recently filed a complaint against them because they have refused to give a refund or even call me back! I am completey disgusted with the service I have received from Midwest Property Management, and I would not recommend any of their properties to anyone. They do not care about the satisfaction of their (current or former) tenants - all they care about is money. Pros: Cheap living Cons: The apartments are poorly maintained and management does not care about the satisfaction of their tenants more

great staff 5/4/2007

They were wonderful. I have lived with this management company for two years and everytime I talk to the staff, they are always helpful. Their leasing staff is very knowledgeable, and helped me find the apartment that I was looking for. Their mantenience staff is very prompt to any of my concerns. I would reccomend renting any of their properties. more

DON'T RENT FROM THIS COMPANY 7/16/2006

This company has been nothing but annoying from the start. My boyfriend and I tried to rent a unit from them and they have been nothing but rude and unhelpful. They approved him ( my boyfriend) for the entire rent on his own. Insisted that I also pay them more money to run my credit and told me that I needed a cosigner. But tell me why do I need a cosigner if he has already been approved for the entire rent? Grrrr I urge you to rent with someone else. more
